HOW IT WORKS?
We want to sell your property. In certain circumstances the move to selling directly via our public auction can seem a little daunting. As such we have teamed up with hand-picked estate agent partners to offer our vendors the best of both worlds.
• Our partner estate agents will expertly value your property and put it to market. Biddle & Webb will then discuss through potential auction estimates.
• We come to an agreement for the next 3 months to include valuations, offers, marketing, completion and auction date.
• We will step you through the vendor pack requirements.
• Our partner estate agents will extensively market your property over an initial 4 week period including via RightMove, Zoopla, OnTheMarket and social media.
•If your property sells within the first 4 weeks with our partner estate agent, the property is taken off the market and completes in 40 working days.
• If your property does not sell within 4 weeks, we enter it into auction at the agreed date with an auction reserve. Your property is extensively marketed over an additional 4 week period for public auction.

THE COSTS
1.25% + VAT on the successful sale price.
£250 + VAT Marketing fee.
A withdrawal fee of £800 + VAT (£960) is payable if you withdraw your property from sale within the 12 week period.

We work with estate agents that share our values; typically local and independent businesses who see the seller as their client. We agree with their retail valuations, know their staff, support their marketing and ensure their customer service is consistent with ours.
HOW WE MARKET YOUR PROPERTY?
Our partner estate agents expose all properties to the market via Zoopla, Rightmove and OnTheMarket, supported by their website, high street presence and social media channels.
Viewings are fundamentally important along with professional buyer enquiry management. All feedback is relayed back to our clients in a timely manner to allow you to make informed decisions.
Our approach to marketing your property will be the use of digital platforms. We use social channels such as Twitter and Facebook to target potential buyers and to generate intensive quality engagement.
All viewings are widely advertised as a part of our marketing strategy, we try to make it an interactive experience for our potential buyers by doing a live broadcast at the property, where a buyer can view a property through a screen and ask questions at the same time. Throughout the advertising process every buyer enquiry, website hit, live viewer and potential buyer who came to view the property is fed back to our client.
