The draft Corio Norlane Structure Plan will set the foundation for future land use and development in Corio and Norlane over the next 10-15 years. What is a Structure Plan? Structure Plans set out the shared community, stakeholder and government vision for an area. They include maps, concept plans, strategies and actions. Who has been involved in developing the draft Plan? The draft Plan has been a joint project, lead by Council, in collaboration with State Government. A number of community groups, local businesses, residents, developers and landowners have all contributed in developing and shaping this draft Structure Plan. What will the plan be used for? The Structure Plan will be used by Council when considering planning applications and changes to the zones and overlays in the Geelong Planning Scheme. It will also be used by Council to improve facilities and streetscapes in Corio and Norlane. Council, State and Federal Government and other organisations will use the final Plan as a guide for planning and investment decisions. The draft Plan identifies some key projects which have strong potential to transform the image and identity of Corio and Norlane and in turn stimulate investment and create local employment in the area. THEME PLANS Three ‘Theme Plans’ identify the broader principles of what we are trying to achieve for Corio and Norlane. Land Use and Built Form Increase Corio and Norlane’s resident population and diversify the types of available housing. Support opportunities for sustainable urban renewal. Boost activity within the Corio Heart from the Corio Sub Regional Activity Centre to the Waterworld Precinct. Improve the role, function and presentation of local shopping centres. Support major employers that provide the foundation for Geelong’s economic development. Support opportunities to improve the retail offer for local communities. Communities in Corio and Norlane Improve image and identity through a creative arts and ‘greening’ approach. Increase social and cultural connection through integrated community precinct planning. Improve the health and well-being of people living in Corio and Norlane. Provide active and passive open space to meet the needs of residents and visitors. Transport and Infrastructure Manage heavy vehicle freight traffic through residential areas. Provide a safe, functional and efficient road network for all road users. Provide a public transport network to meet the needs of residents. Provide a safe and attractive active transport network to access destinations in Corio and Norlane. Upgrade aging drainage infrastructure and better manage impacts resulting from stormwater flooding. Enhance entrance points and improve way-finding signage. Where can I find out more information? Corio and Norlane are no longer outlying suburbs of Geelong but rather sit within a rapidly changing corridor between Geelong and Werribee, planned to accommodate significant economic growth concentrated at the Port of Geelong, Avalon Airport and the Geelong Ring Road Employment Precinct. Corio and Norlane are located within easy commuting distance to Melbourne. There are opportunities to develop over 1000 new lots on discrete pockets of vacant residential land as well as intensify development and improve housing choice around activity centres. Corio and Norlane have thriving and connected communities that take pride in the location, the facilities and the people of the area. Housing• Develop large vacant sites and infill allotments to meet a variety of

Business• Expand the Corio Sub Regional Activity Centre.
