Numero uno: It’s officialIf you’re after a cosmopolitan, inner city
lifestyle, Lightsview is top of your list.
Lightsview was named South Australia’s most
popular new community after it outranked all
other developments in the State with the most
searches on realestate.com.au during 2015 –
with its ‘sister’ community at Bluestone Mt
Barker coming in at number two!
Lightsview’s blue chip location close to the heart
of the city and its pedestrian friendly walking
and cycling paths have made it a favourite with
a cross section of purchasers – and you can
become part of the action now with land prices
starting from just $151,000.

WHAT’S ON
News in brief
Lake CommencesAlready known for its high quality parks and
reserves, this month sees the commencement of
works on a major central precinct park network
at Lightsview.
In May, work on a new feature lake that will
be overlooked by a proposed cáfe and Sales and
Information Centre will be visible from East
Parkway. A number of playgrounds, recreation
spaces and wetlands are included in the master
plan, all of which can be enjoyed by cyclists and
pedestrians who will be able to make good use
of the linking path network.
Lightsview Ride Like CrazyIt’s been another successful year for the
Lightsview Ride Like Crazy cycling event –
the Flinders Medical Centre Foundation and
Neurosurgical Research Foundation are the
biggest winners – with another $190,000 to
support their critical work.
The event is supported by South Australia
Police Deputy Commissioner Linda Williams,
Chairperson of the Lightsview Ride Like Crazy
event committee, who made the presentations,
thanking Lightsview and the army of volunteers
who make the popular ride such a huge success.
Since 2010, the charity ride has raised about
$1.3 million and that will be boosted again
with the auction of the Rendition Cancer
Prevention home at Lightsview on 28 May 2016
(see page 8).
Festival funThe sun has set on another fabulous Summer
Festival at Lightsview. Thousands of locals and
visitors alike have joined neighbours and friends
for a series of stunning outdoor cinema and
family fun events at The Strand Reserve over
the 2016 Summer Festival season.
A fixture on the Lightsview calendar for the
past seven years, the free community event
series featured a hand-picked selection of
movies for all ages and was extended into
April when extra screenings made up for
unseasonal bad weather in January!
The Australian box office favourite, Paper
Planes, starring our own Sam Worthington
was also a festival favourite and the opener,
The Boxtrolls, was a big hit with the kids.
Thanks to everyone who joined the fun – we
look forward to seeing you next summer!
Winter marketsLightsview’s weekly Farm Direct Market is
expanding for the winter season – with even
more fresh fruit and veggie stalls, all with
an emphasis on providing locally-produced,
pesticide-free goods.
Lightsview Farm Direct Market organiser David
Cook said he was always looking at ways to
keep the market experience fresh and interesting,
including the introduction of the latest hot food
stall, Taco Burritos, which is bound to be even
more popular as the weather cools down.
“Lightsview Farm Direct Market is all about
bringing the best South Australian produce
direct to Lightsview locals,” he said. “It’s always
a great morning out – and open all winter!”
Visit the market every Sunday morning from
8am-1pm at the corner of City View Boulevard
and Folland Avenue – opposite the Sales and
Information Centre.
Display apartment to openIf chic, modern, great-value living is what
you’re after, head to Lightsview’s first display
apartment open for inspection from June.
The finishes are impressive with great looking
stainless steel appliances, sliding built-in robes
and quality sisal carpet in the living areas and
bedrooms, while the colour scheme options
give you the chance to personalise your new
apartment, adding your own sense of style
with furniture and accessories. More than 25
apartments have been sold off-plan in three
different locations within Lightsview, making
these boutique buildings of only 14 apartments
highly desirable.
Register your interest at lightsview.com.au –

Welcome to the latest edition of Viewpoint
– from Adelaide’s most exciting new
address and Adelaide’s newest suburb.
We’re proud to share with you this
tremendous news which has enjoyed
overwhelming support from the
community. The suburb of Lightsview is
now officially bordered by Fosters Road,
Folland Avenue, Hampstead Road and
Redward Avenue and it encapsulates the
Lightsview development site which itself
spanned portions of two former suburbs.
In creating the new suburb, portions of
Greenacres, Northfield and Northgate
have been brought together as one
cohesive suburb.
Since its creation in 2008, Lightsview has
stood out as a progressive new address
that pursued innovative, architecturally
inspired housing set amongst high-quality
parks and reserves, so it’s fitting that it now
enjoys status as a suburb in its own right.
Lightsview has been recognised and
awarded across Australia for the housing
innovation it has pioneered. From
Terraces and Apartments, to breathtaking
custom designed homes on our largest
allotments, this cohesive and carefully
planned community has become the new
benchmark.
The adoption of Lightsview as the
new suburb name followed a period of
extensive community consultation by
Port Adelaide Enfield Council, and its
recommendation for the change to the
Surveyor-General has now achieved all
the necessary approvals from the State
Government and has become a reality. We
see this as an outstanding achievement for
the current and future residents who will
benefit from Lightsview being recognised
independently from the adjoining suburbs.
For our many existing residents the change
of suburb name is simply great news to be
shared with friends and family.
We hope to welcome many more residents
to Adelaide’s newest suburb, so for anyone
looking for even more great reasons to
call Lightsview ‘home’, please contact us
today to find out more about our the wide
range of land, apartments and house and
land packages on offer – all in a brand new
suburb just eight kilometres from the city.
We’re open seven days a week or you can
call us on 8261 1888.
On behalf of the Lightsview Joint Venture,
comprising Renewal SA and CIC Australia
(now part of the Peet Group), we’d like to
welcome all current and future residents
of the suburb of Lightsview and look
forward to bringing to the community
more of the high-quality features for
which Lightsview is already renowned.
The Marquis display by Scott Salisbury
Homes typifies the quality and
architectural theme that Lightsview
is renowned for.

Here in 1920, on a runway subsequently marked by two

Coming home
A new beginning in a new suburbMOVING IN
RYAN’S STORY
Lightsview residents are making history
– they’re now officially residents of
Adelaide’s newest suburb!
It’s a victory for people-power with more
than 90 per cent of residents, ratepayers
and businesses telling Port Adelaide
Enfield Council they supported making
the name change official.
“I’m delighted that Lightsview has become
a suburb in its own right. It’s such a lovely
place, it has a really good community feel
about it,” said Dianne Oswald who’s lived
in the area for years and moves into her
new Lightsview apartment mid-year.
For Dianne, becoming Adelaide’s newest
suburb is part of the evolution of an area
she recalls as grazing land and a cattle
research property during her teenage
years, and is now transforming into a chic
urban community just eight kilometres
from the city centre.
There’s also an added influence, Dianne’s
close friend is also a Lightsview resident.
“Lightsview has a diverse population,
different cultures and it’s friendly and
inviting. The development is great for
families with huge parks and wetlands,”
she said.
“And I’ve got a lovely view of the hills from
my balcony. I can even see glimpses of
the city. It’s amazing at night, with all the
lights,” added Dianne.
In fact Lightsview’s name was inspired by
Dianne’s view – the city lights visible at
night from its elevated position, and also
by the historic legacy of Colonel William
Light, the colony’s first Surveyor-General.
So the official naming of Lightsview is a
delightful case of the Surveyor-General of
2016 writing the new suburb honouring
South Australia’s first Surveyor-General
into the history books!
To discover your immediate opportunities at
Lightsview, turn to page 10.
Ryan Mortimer couldn’t be more grateful
that his sister lives at Lightsview – and
hopes she approves of her new neighbour!
After 20 years spent living interstate and
overseas he moved back to his home-
town of Adelaide and was headed for a
city apartment when his sister turned his
head toward her own neighbourhood.
“The moment I walked into the house – a
Loft 38 – I fell in love with it. My friends
couldn’t believe I found a place like this in
Adelaide,” Ryan said.
“The design is amazing. I love the high
raked ceiling, the polished concrete
floors. It’s two bedroom, two bathrooms
with a lovely outdoor area. It’s fantastic.
Perfect for me.
“I’ve turned the downstairs bedroom into
a study, with floor to ceiling book shelves.
“I’m sure these are designed for the young
professional, people who don’t need a big
backyard but like to have a small garden.”
Ryan is also grateful for the ample
wall space to hang his collection of
large art works, built up during his
travels overseas.
One of four in a Loft 38 cluster, Ryan says
the Torrens title homes are “like the semi-
detached homes you see in other cities
around the world.”
“There’s a big reserve opposite me. They’re
still working on the open spaces but when
it’s all finished it’s going to be beautiful
with all the parks and paths and lakes.”
Apart from finding a beautiful place to
live, other drawcards were being closer
to family – mum, dad, brother and sister
and four nephews and nieces – and having
an easy commute to his work in retail in
the city.
Spare time is spent at the theatre or eating
out and relaxing with friends – or simply
enjoying his new compact dream home
and Lightsview’s walking paths and parks,
with Jet, the Shih Tzu rescue dog.
The Loft 38 is one of Lightsview’s most popular
fixed price ‘turn-key’ house and land packages.
And it can be yours too with homes currently
available from $337,000 now selling. Check out
the Lightsview Terrace Collection options on
page 10 and 11 to find something that is just
right for you.

be neighbours.

APARTMENTS
“This makes Lightsview Apartments such
a good proposition for people. There’s
certainty around commencement and
completion dates and by June we’ll have
display 2 bedroom apartment so buyers
can see exactly what their new home
will be like” said Alan Miller, Lightsview
Development Director.
Over 3 years of design development
has been invested into the Lightsview
Apartments.
Each apartment building offers residents
lift access to levels 1, 2 and 3; intercom
and remote door release for visitors, a
choice of garage or carport parking, and
air-conditioning standard in each home.
Penthouse level apartments also enjoy
loftier 2.9 metre high ceilings in the living
areas, delivering a great sense of space.
The Great Australian Dream is being
re-shaped right across the country.
As Australia’s population pushes
through the 24 million mark, the
high maintenance quarter acre block
now holds low maintenance stylish
apartments and a new sense of
urban chic.
Melbourne and Sydney have led the
Australian charge towards apartment
living, but in Adelaide, we’ve refined it.
We are the most centralised population
of any state in the country (around
75% of us live in Greater Adelaide)
and apartments are now also a well-
established and popular lifestyle choice.
Higher-density living options in
established, walkable communities are
much more akin to our needs, with ready
access to the facilities and amenities that
create a comfortable lifestyle – shops,
cafés, medical centres, transport links
and schools.
New release apartments now sellingChoose from 1, 2 or 3 bedroom apartments in a choice of locations - park frontage and close

At Lightsview, just eight kilometres from
the Adelaide CBD, the first stage of its
new apartments were launched last year
and sold quickly. As Stage 2 heads into
construction, only 6 remain.
The lucky owners of these cleverly
designed, two-bedroom apartments,
who represent anyone from first
homeowners through to young
professionals and Gen-Xers, are expected
to be moving in mid-next year.
They’ll take up residence in big 84sqm
apartments with a spacious balcony
and secure parking, in a national award-
winning community. An investment of
between $295,000 and $339,000 and body
corporate fees and running costs that
are more affordable than comparable
buildings elsewhere are all it takes to
secure this new dream – it’s great value.
And it’s all the result of very clever
thinking, to re-imagine the design and
construction of apartments to suit the
suburban setting. The ‘boutique’ sized
buildings can be constructed in 12
months and often work has commenced
without the need for pre-sales.
Things are looking up for home buyers “Our latest release includes the new
options of 1 bedroom and 3 bedroom
plans as well as the option to modify the
main bathroom to create a bathroom as
well as an ensuite” said Alan.
Lightsview Apartments are an affordable
yet stylish and spacious alternative and a
great way to call Lightsview ‘home’.

you’ll need to be quick for the remaining Stage
2 Lightsview Apartments. Visit the Sales and

LATEST DESIGN
On a grand scaleLightsview’s newest home design uses
architectural thinking to create a
spacious, luxury house. This innovation
is the all-new ‘Grand Terrace’. It has all
the amenity and beauty of a large custom
designed home for a price surprisingly less
than an equivalent traditional home.
The Grand Terrace has been inspired by
some of Adelaide’s multi-million dollar
architecturally designed homes, to create
large and beautifully appointed family-
sized home. Offered as a fixed-price
house and land package, the modern
architectural style, quality and finish
unique to the Grand Terrace creates an
impressive home that will be the envy
of others.
From the striking street presence, to
an incredible 11m-long glass fronted
living and dining area opening up to the
generous internal courtyard, the Grand
Terrace is poised to change perceptions
and set a new benchmark. Carefully
considered design elements such as the
feature entrance hall, and the huge 38sqm
(approx) master bedroom suite with a
walk-in robe and luxurious ensuite will
no doubt impress. The design boasts a
double-car garage, butler’s pantry, home
theatre room, four bedrooms, spacious
family living areas on both levels, and
the large internal feature courtyard that
injects light and fresh air throughout
the home.
The ‘wow factor’ is alive and well in the
Grand Terrace....
The home, to be constructed overlooking
Waterford’s feature lake, enjoys one of
the most sought-after locations in Lightsview
and adds to the incredible ‘turn-key’
specification provided for the $699,950 price.
The Grand Terrace is an innovative
and comfortable place to call home.4 2.5 2

Lightsview’s impressive Urban Garage
home is arguably one of the most
fascinating new homes to join the
Adelaide landscape.
The immediately striking thing
about the house is its alternative
industrial aesthetic, but the open-plan,
contemporary home is about more than
being fresh and on-trend.
An “outside the box” approach was taken
with the floor plan; each level subtly
delineates areas for working, living and
sleeping and presents a sense of space
much larger than the dimensions might
suggest.
Alternative living in the Urban GarageTogether with feature windows and a
striking full height glass facade to the
stairwell. The Urban Garage is light, bright
and feels very spacious.
At ground level, the design offers a single
garage with auto-lift panel door and
concealed laundry behind fitted joinery.
The adjacent entrance opens to a flexible
room with potential as a second living
room or perhaps as a home office. A guest
bathroom adjacent a neatly crafted under
stair storage maximises the space.
The second-level floor is open plan in
the truest sense. The well appointed
kitchen with island bench, wide balcony
accessed by full height sliding glass doors,
and high ceilings frame a flexible living
and dining space totalling more than
44sqm. The striking void to level three has
been designed to inject light throughout
the room.
The third floor’s layout gives both
bedrooms good views and plentiful
sunshine through large windows and a
split level roof that allows light to stream
in. Each bedroom is supplied with fitted
wardrobes and the main enjoys access to
the second large balcony in the design.
The main bathroom includes a real
surprise in the form of a chute that
delivers dirty clothes two floors down
to the ground floor laundry!
The Urban Garage is now selling from
$363,950. See the property guide on page 10
