Letter From The President Hi Neighbors!
I hope you had a relaxing spring break and a happy Easter. Since April isNational Volunteer Month, I wanted to take a minute to thank all of theGPRA Board Members and Committee Chairs and volunteers who helpmake Grogan's Point THE BEST place to live. If you would like to join theteam, let us know. Whether you are a social butterfly or a numbercruncher, there are many different, fun ways to get involved and help yourneighborhood.
April begins the busy season for Claudia Rigamonti and the rest of ourBeautification Committee. In the next couple of months, our volunteers willbe working with a landscaper in several of our streetscapes, doing springcleanup, trimming foliage and adding new soil, mulch and mossrock. They will also be planting mondo grass, lantana, liriope, Asianjasmine and crepe myrtle trees. Thank you so much ladies!

the entire North end of Firefall for organizing and hosting Salsa in the Sac.Who knew our neighborhood had so much rhythm! Children’s Events, ledby Sharna Rozanovich, put on yet another eggcellent Easter Egg Hunt.Thanks to all of the volunteers for making that event eggstra special.
Mark your calendars for Sunday, April 3rd for our very first BBQ Cookoff.This Country Fair themed, family friendly event is the first of its kind andwill take place at the Grogan’s Point Park from 26pm. Also plan to join uson Friday, April 22nd when Cheryle' Sanderson will again host "Friends inThe Park".
These events, which unite our neighborhood in friendship and develop oursense of community, are possible thanks to the support of GPRAMembers. If you have not already paid 2016 dues, you can easily do so byvisiting our website (www.groganspoint.org).

New GPRA Bylaws In Effect!
Revisions to the GPRA bylaws were approved by the Association’s Boardof Directors at its March 23 meeting. The new bylaws, which wereupdated by a committee of Grogan’s Point residents, including three pastGPRA presidents and two officers on the current Board of Directors, arenow in effect.
The revised bylaws may be found in their entirety on the Documents Pageof our Website. They will also be printed in the 2016 Grogan’s PointResidents’ Directory, which will be published in April.

Annual Grogan's Point BBQ Cook Off & CountryJamboree!!
Attendees, please contact Meg Shaheen Please join us for the Annual Grogan's Point BBQ Cook Off. We areseeking barbecue chefs to share their talents for the culinary arts in thepark on April 3rd!
What goes great with BBQ? Pie of course, so we won’t leave out thebest pie makers in our mists. We will make a day of it with a neighbors'choice awards for the “best" BBQ and pies and lots of good old fashioncountry fun.
Rounding out our celebration of all things country, we’ll have music andgames planned for everyone to participate in. It will be a fun hoedown foryour entire family in the park on April 3rd.

March was a very busy month for Security with SpringBreak in full swing and loads of vacation watchesoccurring (YTD=286). To that point, if you filled out avacation watch form via the county website, we wouldlike to hear from you regarding your experience. Weare working very hard to streamline this as much aspossible, so your feedback is appreciated. A fewneighbors have inquired about the security ofinformation submitted this way. Requests made
through the Constable's website, via the link at www.groganspoint.org areviewed only by deputies. For further questions and feedback, please emailGPRA security directly at [email protected]. The midApril Security Member Report will have a tutorial on how to usethe website to submit vacation watch requests for those who are unsure orare unfamiliar. We now have five working speed signs in Grogans Point. Many thanks toour Commissioner’s office for getting them up so quickly. As always, we ask that as a community we also take part in keepingGrogan's Point as pristine and prestigious as it is. Aside from becoming apaid security program member to support our patrols, if you see anythingamiss, please report it by calling the nonemergency number (9367605800). No issue is too small to report via this number. For example, lastnight I noticed a few bikers riding with purple and yellow iris that they hadpulled right out of Pastoral Pond, roots and all. I reported the incident perthe nonemergency number. On a more serious note, this past week, a new resident reported hearinggunshots in the conservancy at night. Our onduty constables will watchthe access points with heightened awareness and adjust patrolsaccordingly. Extra patrols are only possible with a financially supportedprogram. As more neighbors become paid security members, we canafford these, and more, additional patrols as new issues are reported. The Constables who patrol as part of our paid security program areCorporal Robert Moody, Constable Richard Vogel and Constable AndrewNoel. When reporting incidents, please report as follows:

Salsa in the SacA great time was had by all that attended the "Salsa" event. The tacotruck was great, Margarita Machine tasty and street dancing that trulymade you kick up your heels! Thank you to everyone that helped put thisevent together and for those that attended to make it a wonderful evening.

Kentucky Derby SocialGrogan's Point Adult Events is proud to host its own viewing of the142nd Kentucky Derby at the home of Steve Terni and Alison Amato, 3Misty Grove on Saturday May 7th starting at 4:30pm.
Attendees will share mint juleps, hot browns and southern fixings. Showyour southern charm with your favorite derby attire. (Think big hats andflorals for the ladies and seersucker, madras, and bow ties for the gents.)
Rumor has it that “Welcome Ya’all” will be heard from the streets, as wewill be welcoming our newest neighbors to our southern social.

Real Estate UpdateHello, Everyone! I hope you all had a wonderful family Easter! I haveGOOD NEWS about our real estate market here in The Woodlands. March sales began and were very sluggish. Sales activity was sad overallin The Woodlands. It WAS looking like MLS sales for March would totalless than 200 and trail last March by 25% or so. HOWEVER, the velocityof sales in the last 2 weeks has caught on fire with over 10 listings a daygoing under contract. This means that March will likely end equal to lastyear and we are off to the races for the next 4 months! Buyer activity andshowings have spiked upward. In our neighborhood there are 28 homes available ranging from $550,000($158.09 PSF) up to $2,995,000 ($386.45 PSF). Three (3) homes havesold and closed this year ranging from $730,000 (136.09 PSF) up to$2,325,000 ($351.26 PSF). GREAT NEWS is there are 5 homes undercontract ranging from $975,000 ($142.38) up to $1,350,000 ($203.77PSF).

Club Leaders Needed!Several GPRA Members have expressed an interest in creating both a"movie club" and a “fun club”.
The "movie club" will go to the theater once per month and then meet up
immediately afterwards to socialize and discuss the movie.
