5550 Wilshire transformed an under-utilized city block while reinforcing the historic
character of the neighborhood. Art Deco/Moderne exterior design details connect
the building to its surroundings while thoroughly modern units and amenities offer
residents a vibrant contemporary lifestyle. Some unusual constraints or opportunities
that the project presented, for example: Mixed-use activity retail along Wilshire
required separate parking and entry sequences into the building. Design imagery
that acknowledges historic district while still being a contemporary building. Variety
of unit designs to capture the site’s potential, especially articulating the corners on
Wilshire. Switching to townhome plans for the upper two floors allowed for a stepped
configuration characteristic of Art Deco façade with overall horizontal massing
articulated with vertical modules.

AMLI MDR
Responding to site context and creating a strong link between the buildings and the
community was among the top priorities during the planning stages of AMLI-MDR, located
harbor side in Marina del Rey, CA. Influenced by the scenery of the marina, the design drew
inspiration from an image of a boathouse. Simple shed roof with exposed rafters and wall
cladding composed of sidings, plaster and stone materials create a sublime visual nautical
theme. Large corner windows and open rail balcony blurs the line between indoor and
outdoor. Ultimately, the design is about living close to the water where people experience
their surroundings – the sound of the water, the breeze of the sea and saltwater air. The
10.4 acre site will be developed as a 585 unit mixed-use apartment project configured in 6
separate buildings. Each of the buildings contain a lobby on the promenade with an elevator,
club house, and amenity space such as a dog wash or bike shop. Some buildings will either
have a roof top deck or landscaped garden. The property will also feature pool areas,
fireplace structures, monument walls, trellises, plazas and promenades.

Canvas LA was designed to create a signature urban living environment that would
attract a hip, young urban professional market. The dilapidated site, once a parking lot,
had freeway frontage with wide-open views of the downtown skyline creating differing
adjacencies on all sides. The design of each façade reflected its corresponding edge.
Stacked townhomes on the freeway side create a deliberate, repetitive module overlaid
with a series of random horizontal metal awnings referencing the movement of the
freeway and take full advantage of the downtown LA view. The southern façade is a
white, neutral building with moveable glass panels on private balconies which provides
a dynamic architectural feature for the building and allows residents a fun custom
lighting feature. Residents enjoy numerous vibrant indoor and outdoor spaces with
views of the downtown skyline, giving a visible connection to this dynamic urban
setting. The courtyards and pool area create a variety of social opportunities and acts
as an outdoor extension of the resident’s living and entertaining space.

WESTGATE PASADENA
Westgate is an 11.7 acre mixed-use TOD, and an urban-infill development within walking
distance of Old Pasadena’s historic downtown including Pasadena’s Metro Gold Line
Del Mar Station and Central Park. Westgate is LEED Silver Certified under the City of
Pasadena’s Green Building Ordinance and is the first smoke-free community in Los
Angeles County. The entire master plan includes 820 residences, 15,000 square feet of
retail, two public parks, and two public plazas, with an overall density of 70 dwelling units
per acre. The planning and entitlement process began in 2004 with numerous sessions
working with City planners and engineers. Public design charettes with community
members enabled residents and the local business community also to provide input
and concerns. The project delivers on the City’s specific plan which calls for the site to
provide an “eclectic urban village,” deliver housing and mixed use as a Smart Growth
development and to redevelop a key downtown brown field site previously struggling
with underuse.

THE LEX ON ORANGE
The Lex on Orange is a mixed-use is a high density, multifamily community in the heart of
Downtown, Glendale. As envisioned by the Downtown Specific Plan, this project brings much
needed high quality urban housing to the Orange Central District. The proximity to existing
jobs, shopping, cultural and entertainment activities enable future residents of this project
to live, work, and play in one location without the dependence on automobiles. The Lex
consists of 310 units (307 apartment units and 3 live/work units) in two separate buildings
connected by a pedestrian bridge over the existing alley. Design strategies included creating
a unique architectural feature while following a pre-defined datum set by the Legendary
Tower. The live/work units were aligned with the ground floor creating a continuous wall at
the pedestrian level. The west facing façade is shielded by a solar screen integrated railing
system to aesthetically reduce solar gain and the upper corner unit was removed to provide
a resident roof deck and allow for reduced massing and articulation.

201 Marshall is an infi ll project within the Redwood City Downtown Precise Plan boundary and is situated adjacent to the most signifi cant transit node in the city. The project is a new 5 level, Type III residential building over 3 levels of Type I garage structure. One level of the garage structure is subterranean, and its upper two levels are wrapped at the street level with live/work units, leasing offi ce, fi tness center, lounge area, and lobby spaces with direct access from the street. A tower element anchors the corner of intersecting streets, marking the corner and creating a vertical, iconic marker that is visible from the adjacent transit station. Fundamental to the design is the connection to public transit, and locating the project’s “front door” directly on the main corner at the base of the tower element. With a double-height lobby space and main entry, a direct connection is made to the nearby transit center. The base element of the project relates to the pedestrian scale of the buildings across Marshall Street, and awnings and storefront help to reduce the scale along the street frontages.

This 33 story apartment tower is located at the intersection of 4th and Hill in
downtown Los Angeles. There are four districts that converge at this site: Bunker Hill,
the Financial District, the Jewelry District, and the Historic Core District. The project
is also directly adjacent to the entrance to one of DTLA’s main transportation arteries
Pershing Square Metro Station, which is one of the busiest metro stations in the area.
Containing 428 luxury apartment homes, the tower is envisioned to be a beacon
for the community. Through design and programming, the base of the building is
proposed to not only ground the beaconing tower, but also to activate the currently
lackluster Metro station corner. Orientation of the building captures views of the LA
City Hall to the Northeast, Angle’s Flight to the West, the Historic Broadway strip to
the South, and Pershing Square to the Southwest.

The dramatic 14 story design is daring yet inherently fundamental and concise in its
organization. The project’s mass is sensitively sited to respect its immediate context
establishing a pedestrian friendly street edge lined with shops, restaurants and a public
plaza. The narrow parcel of land is located at the south-western corner of Washington
Boulevard and Via Marina, marking a prominent gateway intersection to Marina Del Rey. The
program consists of 159 residential units, landscaped sky decks, club lounges, fi tness rooms,
and 34,000 square feet of restaurant and retail space. The building footprint tapers at both
ends improving view corridors while creating a slimmer overall profi le. A carefully positioned
void space provides a relief along the Washington Boulevard façade, forming a 7-story atrium
space. This becomes a unique visual emphasis to the porte-cochère at the ground level and
creates an indoor-outdoor experience at the entrance. The ‘saw tooth’ confi guration of the
façade allows for each unit to have privacy between their balconies whilst framing views of
the ocean and Marina. The faceted façade also diminishes the scale of the building, off ering a
distinct visual experience of the project from every angle.

organized around a sculptural glass wall that is 90 feet tall and 300 feet long, elliptical

RENAISSANCE PLACE
Renaissance Place is a mixed-use development made up of five separate buildings that
include stand-alone retail, office space, and market-rate apartments over street-front retail;
all over a below grade parking garage. It was successful in establishing the urban “patterns”
and standards that informed and guided future development including an important
mid-block promenade with “addresses” for the apartments and offices. Consistent with
the underlying goals of new urbanism, this project does not take on the look of a “big
development,” but rather maintains the scale and character of the existing urban fabric
complete with local vernacular architecture for each of the five buildings. Renaissance Place
is a landmark project and a great example of modern vernacular design that respects the
local culture creating a “timeless” design.

As important as storefront design and criteria are, they are not sufficient in creating
walkable and engaging environments. It is the assemblage of a range of elements that
come together to create great streets, wonderful shopping experiences and exciting
places. Combined with creative and varied storefronts, we add fabulous lighting,
great signage, graphics, hardscape, accessories and rich landscaping. Far too often,
designers and architects rely on building design, alone, to create a successful shopping
experience. Without light and shadow, sun and shade, effective signage and all the
physical accommodations for comfort, café dining and lingering… storefronts and
buildings can’t come alive and become important elements in the “life on the street”.
After all, it’s also our job to create a desire to return and linger… essential elements
of sustainable and enduring retailing. MICHAEL MINDLIN, PRINCIPAL IN CHARGE, SUTTLE MINDLIN
