Every room should have
all three types of lighting:
Overhead, task and ambient.
One overhead light source is never
enough; it creates shadows in the
corners.
The main overhead light in every
room should work on a dimmer.
Wire lamps to work on a switch so
you can easily turn them on/off when
you enter or exit.
Install lights that work on a sensor
and activate when you walk by or
wave your hand in front of them. You
can put them along a baseboard or
above a kitchen sink. A wave light
switch allows for messy hands or even
those with limited mobility or reach
(arthritis or children) to activate.
Stairways need to be well-lit at the
top and bottom to prevent trips and
falls.
Lighting styles depend on personal
preference and the overall look of the
room.
A good lamp is an investment that
matters. Lamps are the jewelry of a
room. Buy beautiful and buy quality
lamps. They last forever.
Position lamps in a triangle. For
example, two lamps on either side of
the sofa and a fl oor lamp opposite.
The eye always goes where the light
is, so lamps should be spread out near
the corners of the room and illuminate
at or below eye level.
Lighting affects how colors look
in a room so choose your light bulbs
carefully. Halogen lighting is the
whitest, but it gives off heat. Avoid
fl uorescent because it casts a cold,
sickly tone. LED is a bright light and
energy effi cient, but it doesn’t have the
spread.
All kitchens need lighting under
cabinets and over sinks, stoves and
work areas; pendant lighting works
well over bars, islands and dining
tables.
Bathrooms should have a main
overhead, wall sconces beside the
medicine cabinet or mirror and every
tub or shower should have a light.
Don’t skimp on lighting. Luxury
doesn’t have to mean expensive; good
lighting is part of luxury living.
Lighting must be prioritized in a
budget for downsizing to a condo,
remodeling or new construction.

It’s a pleasure to be with you today, through the words on this page, as I begin my term as 2015
president of the Spokane Association of REALTORS®. All REALTORS® in Spokane are members of this association, our state association, Washington REALTORS®, and our national association, the National Association of REALTORS®. As a group, we are one of the most powerful home ownership advocacy groups in the country. We work every day to support your access to the American dream and the opportunity to live in your own house.
When I was installed as 2015 president of the association last week, I challenged my colleagues to “do hard work.” In a society obsessed with the quick and easy, truly the things I value most in life took hard work to achieve. Buying a house is likely the single most expensive decision you will make in your lifetime. The process to fi nd and buy a house is not quick and easy. Partner with a REALTOR® and you’ll have someone in your corner who will do hard work right there with you.
I became a REALTOR® when I was 18 years old. This year, I celebrate my 40th year as a real estate professional. My parents were the fi rst to teach me that success is the product of hard work, a lesson my wife and I have taught our children. When hard work is replaced by accomplishment and satisfaction, it’s all worthwhile. I’ve worked with many clients over the years who still kindle great pride in me every time they mention how much they enjoy their homes for which they worked so hard.
When I look at Spokane’s year-on-year statistics, I see some encouraging news on the housing front. More than 300 more homes sold last year in the area than the year before. The area’s median price for a home is up more than $3,000 from a year ago. This slow but steady growth is what we’ve come to expect in Spokane. This market profi le keeps homes affordable for those who want to buy a home, and keeps home values appreciating for those who already own one.
If you’re thinking this is the year for you to get into your fi rst home, or change the one you own now, do some hard work: pre-qualify yourself for a home loan (if you need one), begin your research online to get a feel for the marketplace (as most consumers do today), then connect with a local REALTOR® (ask your friends and associates for a recommendation if you don’t already have one) who has full access to the Spokane Multiple Listing Service (only a REALTOR® will have this) and knows the current marketplace like no one else.

Question: I am 58 years old, and have always been interested in looking at fl ipping a few houses to supplement my retirement. I have not fl ipped a house before. I would pull money
out of a retirement fund to initially make a down payment and pay for repairs/updates to the
house. My question to you is: How does a person get started in this endeavor, and at this stage in my life would it be too risky?
Answer: Flipping real estate has long been an alluring way to make money, but fl ipping is hardly a sure thing.
“Investors averaged a gross profi t of $75,990 per fl ip on homes fl ipped in the third quarter of 2014,” said RealtyTrac, a national supplier of real estate data and information, “a 36 percent gross return on the initial investment — not including rehab costs and other expenses. The average gross return was up from 35 percent in the second quarter but down from 37 percent a year ago.” (Disclosure: I write editorial content for RealtyTrac.)
Given that certifi cates of deposit (CDs) and savings accounts now have returns, which are often close to zero, the idea of a 36 percent return seems enticing. However, the report correctly refers to the “gross return,” the profi t before expenses.
Imagine that you want to buy a property for $135,000 and hope to sell for $210,000. Let’s look at some questions:
Will the local neighborhood support the higher price? What if interest rates rise?
If you don’t sell the property can it be rented? For how much?
If a good candidate property becomesavailable who will get it – you or well established developers and contractors?
Who will do the repair work, you or someone you pay? If you do the work what’s the value of your time? Do you have the skills do rehab a home? Do you have a realistic repair budget -- and reserves if something goes wrong?
The money used to acquire the home and pay for repairs has a real cost, the return not being earned elsewhere. Another cost is the potential for a loss of capital if the fl ip does not work out. How long will it take to acquire, repair, sell and close the property?
How much will it cost to sell the property? Think of brokerage fees and closing costs.
If you do make a profi t how much willyou pay in taxes?
Flips today represent about 4 percent of all existing home sales according to RealtyTrac, but they’re not for everyone. It takes a lot of practical skills plus marketplace savvy to make fl ips work. Some luck doesn’t hurt, either.
I cannot suggest that you enter the fl ipping marketplace without substantial home improvement and real estate experience, especially if your idea is to fund such projects with retirement money. The risk for professionals is large; the risk for non-professionals is enormous.
For a better understanding of your marketplace speak with local brokers as well as attorneys who do closing work. And if anyone tells you that big profi ts from real estate fl ipping are a sure thing, run.
