Kwik Trip Coming to Rib Mountain

Construction has started ona new Kwik Tripconvenience store in RibMountains business district
the La Crosse-basedcompanys third new site inthe Wausau area thissummer.
The convenience store andgasoline station, underdevelopment along RibMountain Drive at 3700Mountain Road, isscheduled to open Jan. 1,said Dan Dziadosz, townbuilding inspector andzoning administrator.
The Town Board voted lastspring to approve the station
after rezoning the area,which formerly wasa car dealership.
The store will be 7,000square feet, which is thetypical size for Kwik Trips,Dziadosz said. The lot,developed by Bill Scholfield,is divided into three parcelsso one or two more buildingscould be added there in thefuture.
No other companies haveapproached the town inhopes of building along RibMountain Drive, said Town
Administrator Gaylene
Rhoden.
National coffee chain Dunkin Donuts will make its Marathon County debut this winter
with two locations, and developers say two more national chains are on the way.
Lokre Cos., a Wausau-based developer, will construct two new buildings for the
Dunkin Donuts franchise one free-standing store in Rib Mountain and another as
part of a new strip mall in Weston.
The Weston location will make its home at the corner of Schofield Avenue and Camp
Phillips Road, and the Rib Mountain location will be at the corner of Morning Glory
Lane and Rib Mountain Drive. Both stores will be about 2,000 square feet in size,
complete with drive-thrus. Lokre has been working with the doughnut chain for about a
year, and construction is slated to begin in October.
The Weston strip mall that will house Dunkin Donuts also will have open retail spaces
for future development. One part of the existing strip mall that sits empty could see a
national retailer fill the space in the coming months, Weston Administrator Daniel Guild
said.

Home prices are still surging,but the pace of the gains hassteadied as interest ratescontinue to rise.
Prices for homes in thenation's 20 largest cities inJune rose 12.1% over thelast year, according to areport Tuesday from S&P/Case-Shiller home priceindex.
While that gain is still robust,it didn't quite match the gainof 12.2% reported for May.Rising mortgage rates maybe to blame.
"With interest rates rising toalmost 4.6%, home buyersmay be discouraged andsharp increases may bedampened," David Blitzer,chairman of the Index

repossessed by lenders rose 6%, compared with July, to 39,277. But
that still represents a drop of 25% year-over-year, and is more than

Our long national
foreclosure nightmare may
be over.
The number of new
foreclosure filings in August
hit its lowest level in nearly
eight years, according to
RealtyTrac, an online
marketer of foreclosed
properties.
Soaring home prices and
a big decline in underwater
borrowers -- those who owe
more on their mortgage
loans than their homes are
worth -- have helped drive
the trend.
August's initial foreclosure
filings fell 44% to 55,575,
just below the 56,063 that
were recorded in October
2005. The foreclosure
crunch began in summer
2006, at about the same
time that housing prices hit
their peak.
"This is a strong indicator
that the crisis is over," said
Daren Blomquist, vice
president at RealtyTrac.

Homebuilders: Best in Years and Getting Better

A lean supply of homes for sale isboosting confidence among U.S.home builders. A monthlysentiment survey from the National
Association of Home Builders rosethree points in August to 59.
This is the fourth consecutivemonthly gain. The index is now atits highest level in nearly eightyears. (Anything over 50 isconsidered positive).
"Builders are seeing moremotivated buyers walk throughtheir doors than they have in quitesome time," said NAHB ChairmanRick Judson, a home builder fromCharlotte, N.C. "Firming homeprices and thinning inventories ofhomes for sale are contributing toan increased sense of urgencyamong those who are in the
market."
Of the three index components,current sales conditions rose threepoints to 62, sales expectations
over the next six months rose onepoint to 68, and buyer traffic heldunchanged at 45.
The builders noted that positivemomentum in the market could bestronger were it not for tight creditand low supplies of finished lotsand labor.
During the housing crash buildersstopped acquiring new lots andsome sold off the land they had.Many did not expect demand tocome back as strongly and quicklyas it has.
Such headwinds have analysts atRBC Capital Marketsdowngrading Pulte Group, citing"decelerating order trends and theimpact of higher interest rates onvaluation."
