This Project Information Memorandum (the “PIM”) is issued by Rail Land Development Authority (RLDA)
in pursuant to the Request for Proposal vide to provide interested parties hereof a brief overview of plot of
land (the “Site”) and related information about the prospects for development of multifunctional complex
at the Site on long term lease.
The PIM is being distributed for information purposes only and on condition that it is used for no purpose
other than participation in the tender process. The PIM is not a prospectus or offer or invitation to the

become apparent. Each Bidder must conduct its own analysis of the information contained in the PIM and
is advised to carry out its own investigation into the prospects of developing the Site, the legislative and
regulatory regime which applies to commercial development in India, and all matters pertinent to the Site
and to seek its own professional advice on the legal, financial, regulatory and taxation consequences of
entering into any agreement or arrangement relating to the proposed Site.
The PIM is for use only by the Bidders. The PIM may not be copied, or distributed by any Bidder to third
parties (other than in confidence to that Bidder’s professional advisers) or prospective consortium
members. Under no circumstances should Bidders make contact with officers or employees of MOR
unless invited by the MOR or in accordance with the PIM.

CITY PROFILE
1.1 INTRODUCTION
The city of Nadiad is said to have been settled by rope dancers, hence the historical name of "Natapadra" (outskirts of/for nata-s) or "Natpur" (city for nata-s). It is also referred to as 'Nandgam'. The city has nine routes, and on each route there is a step well. The city is also well known for the number 9: there are 9 villages or towns located to all the 9 roads that exit from Nadiad; 9 step wells around the city; and 9 lakes in the city. Nadiad was also known as 'Shakshar Bhumi' - The land of educated.
It is home to many great poets and authors like Jhaverchand Meghani, Ambalal Purani, and Mahadevbhai Desai. The city was formerly ruled by Muslims, and later on by the Gayakwad of Baroda. Malhar Rao Gayakwad built the first Hindu temple called Narayan Dev Mandir located in the center of the city.
The city is famous for its socio-educational-religious humanitarian services led by Santram Mandir and supported by institutions of higher learning such as Dharmasinh Desai University, Muljibhai Patel Patel Urological Hospital (www.mpuh.org) - popularly known as Kidney Hospital offers 3-year DNB Super Specialty Courses; Muljibhai Patel Society for Research in Nephro-Urology; Jayaramdas Patel Academic Centre (JPAC); Mission Heart Institute, Mahagujarat Hosptial and Heart Center, and the Civil Hospital.
Like Amul has become synonymous with Anand town, the Nadiad Kidney hospital has become synonymous with Nadiad. MPUH and JPAC are frequented by visitors from all over the world. The Vaniavad junction, which comes under the historic national 'Dandi March heritage Corridor', has been aptly named as the 'KIDNEY CIRCLE'.
An extraordinary example of the socio-religious humanitarian service was the Santram Nagar, (Navaguam) Kutch project. After the devastating 2001 Gujarat earthquake, Santram Mandir; in partnership with Gujarat Government, built the brand new town in less than a year and resettled thousands of people affected by the calamity.

1.2 EXECUTIVE SUMMARY
Location - The Site is located opposite to Nadiad Railway station. Land Area proposed - 1592 sqm. (Approx.), Built up Area 2388 sqm. (Proposed) Existing development at site: 5 nos. Type-I Quarters to be dismantled by the developer.
Existing toilet block to be dismantled and constructed near Dy SS Tool Room.

1.3 LOCATION AND CONNECTIVITY
Nadiad is a railway junction and therefore is well connected to the other cities. Also the NH 8 passes
through the city thereby providing access to the rest of the country as well.

Roadways
The newly built Gujarat Expressway (a limited access divided highway) has an exit for Nadiad offering a rapid transport service to Ahmedabad, Vadodara or Anand. National Highway (NH) 8 connects the city with smaller towns and villages offering excellent, affordable and rapid transport service for business, education and leisure. Gujarat State Transport buses connect Nadiad to other major cities of Gujarat as well as neighboring states and there is a city transit system, and auto rickshaws abound.
Railways
The Ahmedabad-Mumbai railway line serves Nadiad. The railway junction is also connected to Vaso and Bhadran on a narrow gauge line as well as Modasa on a meter gauge line.

The nearest airport to Nadiad is the Ahmedabad airport which is 47 kms away.

1.4 DEMOGRAPHY
As per the census of 2001, Nadiad had a population of 192799. Males constituted 52% of the population
and females 48%. Nadiad has an average literacy rate of 78% with male literacy at 82% and female literacy rate at 73%. 9% of the population is under 6 years of age.

Nadiad Junction falls in the Western Railway zone of the Indian Railways.

1.6 SITE LOCATION AND ATTRIBUTES
The site is located at the Nadiad railway station. It is a 1592 sq mt plot. The station lies to the North of the
site area. The approach road which is the municipal road is on the East. Existing 5 nos type – I quarters
are to be dismantled by the developer. Also existing deluxe toilet block of approximately 61.71 sqmt
(12.10mt x 5.10mt) on platform is to be dismantled and constructed on the other end of the platform in
order to provide direct access to passengers from the platform to the MFC.

The area of subject land plot is approximately 1,592 sq m, which is suitable for commercial (retail) and budget hotel development.

1.10 Retail/Real Estate Market
The city is a hub of industrial productivity led by the New Shorrock Mills of the Mafatlal Group. Other
major industrial units providing valuable employment to the local population are IPCO, Apex Plastics Pvt.
Ltd., American Dryfruits and Ashoka Foods - manufacturer of packaged food. The city is also a major
trading center of Indian spices such as jeera, hing, haldi and rai (mustard seeds) as well as cotton. Being
the administrative center of the Kheda District, Nadiad has RTO, District Collector and Records offices
which bring thousands of people to the city to transact official business.
The city has a fiar amount of organized retailers. Hotel tarrifs in the city range from ` 400 to ` 5000.
The commercial space leasing rates in the city range from ` 20 to ` 60 per sqft per month.
