Period Ended 30th September 2021
Total Assets have largerly remained unchanged at LKR 15,437.8 (1% increase QoQ) compared with LKR
15,275.4 m as at end March 2021. Total Non Current Assets were LKR 12,950.6 m (0.6% increase QoQ) and Total
Current Assets were LKR 2,487.2 m (4% increase QoQ) as at end September 2021. The marginal increase in
Current Assets was primarily due to the increase in inventories of the Group.
Total Shareholders Funds decreased by 2% from LKR 8,472.2 m as at end March 2021 to LKR 8,313.5 m as at
end September 2021.
The NAVPS was LKR 39.33 as at end September 2021 compared with the LKR 40.08 per share recorded for the
financial year ended March 2021.
The LTV recorded for the quarter ended September 2021 was 27.2%. This was a marginal increase compared
with the 25.7% recorded for the financial year ended March 2021.
Overall consolidated revenue increased by 358% to LKR 173.3 m for the quarter ended 30th September 2021
compared with LKR 37.8 m in the corresponding quarter the previous year. This increase was primarily due to
the increased contributions due to the increase in sales at the Mulberry residential apartments, increase in
rental income from HQ Colombo due to signing up new tenants and the consolidation of income due to the
acquisition of Unity Plaza in December 2020. As a result of the above, the corresponding direct expenses
demonstrated an increased by 254% to record LKR 118.4 m for the quarter ended 30th September 2021
compared with LKR 18.8 m in the comparable period in the previous year.
The operational profit recorded for the quarter was LKR 6.1 m compared with the operational loss of LKR
(47.0) m recorded in September 2020 quarter. The increase in operational profit was as a result of the relative
increase in overall revenue and the maintenance of overall margins.
The Group incurred a loss of LKR 59.1 m for the September 2021 quarter compared with the loss of LKR 84.9 m
reported in the corresponding quarter of the previous year.
The EPS was LKR (0.28) per share for the quarter ended 30th September 2021, compared with LKR (0.40) per
share in the corresponding period of the previous year.

Lanka Realty Investments PLC is a public limited liability company listed on the Colombo Stock Exchange incorporated and domiciled in Sri Lanka. The registered office is situated at
1st Floor, HQ Colombo, 464/A, T.B. Jayah Mawatha, Colombo 10, Sri Lanka.
The interim condensed consolidated financial statements for the quarter ended 30th September 2021 which have not been audited are prepared in accordance with LKAS 34 Interim
Financial Reporting. The interim condensed consolidated financial statements do not include all the information and disclosures required in the annual financial statements, and these
Interim Financial Statements have been prepared in accordance with the accounting policies set out in the Audited Financial Statements for the year ended 31.03.2021. The provisions of
the new Companies Act No. 7 of 2007 and the revised listing rules of the CSE have been considered in preparing the interim financial statements of the Company and the Group.
