National Property PricesAverage asking prices across the UK remained stable
in July at £220,231. Annually, prices are 1.1% higher than in July 2009 (£217,821) despite this month’s slow down.
First-Time Buyer HomesAsking prices for first-time buyer properties reflected
the wider national trend with 0% growth month on month and currently stand at £155,994.The annual growth rate remains unchanged from last month with prices up 1.3% compared to July 2009 (£153,974)
First-Time Buyer affordabilityFirst-time buyer affordability worsened in July despite
average prices remaining stable. First-time buyers now need to find an effective deposit of £55,171 in order to fill the affordability gap. This represents 1.7 times the average gross annual income of a first-time buyer.
Home Mover PricesThe average asking prices of larger properties fell in
July. Average prices are now 0.2% lower at £281,294 than in June when the average asking price was £281,830. On an annual basis larger properties have fallen into negative growth with the average price now standing 0.3% below prices in July 2009 (£282,115).
Differences Between Flats And Houses
Houses outperformed flats in July. But growth remained slight. The average asking price of a house now stands at £242,188, 0.1% higher than June (£242,066). Year on year, the average asking price for a house is 1.3% above asking prices in July 2009.
In contrast the average asking price for flats fell 0.3% in July. Prices are now nearly £500 lower than June and cur-rently stand at £174,945. On an annual basis price growth remains positive for flats with the average price standing 0.5% higher than in July 2009 (£174,047).
Prices By Property Size Smaller houses and flats have outperformed larger
properties (3 bed, 4 bed, 5+ bed houses and 3+ bed flats) in terms of average price in July. Large 5+ bedroom houses saw asking prices fall 0.2% in July to £553,838.
The biggest monthly fall was in the 3+ bedroom flat market. These properties saw average prices drop 0.8% to £298,838. Asking prices of 2 bed flats also fell, the average asking price for these properties is now £177,976, 0.3% lower than in June.
The average asking price for studio flats and smaller houses fell by 1.1% in July.

SupplyOverall, the stock of properties for sale in the UK grew
6% in July from June. This takes UK stock to its highest level since January 2008 and the start of the index. The supply of property onto the market has increased by 43% since January 2010.
The number of first-time buyer properties is also in-creasing. Supply rose 7% in July from June and is now 45% higher than the start of the year.
The number of larger properties on the market has also increased month on month with a 6% rise in July. There are now 43% more properties of this type on the market compared to January 2010.
