A recent current affairs program put forward the top mortgages on offer, as assessed by 'Your MortgageMagazine'. Upon investigation by our team at Henzells Finance of this review we discovered that while theheadline rate of 6.86% was impressive. We noted there were areas that required further investigation in theiroffering as follows:While the establishment fee was ‘nil’, other set up costs amounted to $900 plus. While there were no ongoing costs, if you requested a move to a fixed rate there was a fee of $260. They donot mention if an additional rate lock fee applies to secure the rate at settlement. If you were to take advantage of a higher loan to value ratio and pay Lenders Mortgage Insurance, thepremium appears to be much higher than other lending institutions would charge for the same cover!
