We offer an Open House property viewing strategy. We market a property for a set period of time, normally 3 - 4 weeks, and set the date for two open houses, both of which are conducted by the Fine & Country dedicated sales agent. The first viewing is for our collaborating brokers so that they, in turn, can inform their client base, and the second to potential buyers.
Sales Method - Open House
A designated Fine & Country dedicated sales agent will visit you at your property to talk about your forthcoming sale and familiarise himself/herself with your property and your requirements.
Shortly after, you will then be invited to our offices where we will outline in detail a bespoke marketing strategy for the sale of your property and how we plan to achieve the best sales price possible in the current market conditions in the shortest amount of time. Sign the sales contract.
Your dedicated real estate expert will make arrangements to obtain all necessary documents for the sale of your property i.e. copy escritura, IBI, community charges (if appropriate), Cédula de Habitabilitad, Certificado de Energía.
Our in house photographic team will visit your property, at a time convenient to you, to produce the marketing visuals and take full written details of the property.
All visuals will be passed to our marketing department to create the materials for the sale of your property. You will be shown the first draft to approve or suggest edits where necessary, and once agreement has been obtained, your property will go “live” and be presented to the market for sale.
At a time convenient to yourself, we will hold two open houses. One to invite the brokers within our real estate agency network and the second to invite prospective buyers.
Following the open house, we receive written offers from prospective purchasers and in conjunction with the seller, a decision is taken as to which candidate to offer the opportunity to buy your property.
The prospective purchaser is invited to our office to sign the reservation document and to sign the arras within 10 working days. The property sale to be completed before a notary within an agreed time frame.
During each step, your designated real estate expert, our in house photography and marketing department and our sales director will be on hand to completely manage the sale of your property .
Sales Process
We look into the profile of each prospective tenant:
• NIE or passport
• contract of employment, or in case of freelance, declaration of Renta
• previous landlord references
• we present the client profile (s) to the landlord to confirm acceptance
• we draw up the draft lease agreement for both parties to read and sign

A multi-exclusive sales contract does not mean that we are the only agent who will market and try to sell a property. On the contrary, as “listing agent” you need only deal with one agent i.e. Fine & Country Barcelona Diagonal. We organise all of the above and then we share this information with the hundreds of real estate agencies with whom we collaborate working locally, nationally and internationally. In this way, the possibilities of selling a property multiply immensely. The owner feels in control as they are in direct contact with their designated real estate expert at Fine & Country Barcelona Diagonal throughout the marketing, sales and after sales stages.
Should a collaborating agent produce the buyer, Fine & Country Barcelona Diagonal negotiate as the “seller’s agent” and the other agency negotiate on behalf of their client as the “buyer’s agent”.
