1Through daily walking tours and site explora on, our class explored Istanbul through the following mediums: 1. History and Theory: Understanding historical evolu on of ci es as refl ected in morphological, architectural, cultural and social transforma ons. 2. Culture and Diversity: Understanding issues regarding co-existence and spa al accommoda on of mul -cultural, social, poli cal and economically diverse popula on. 3. Urban Design: Shaping the public realm in response to problems and opportuni es using principles and techniques of allied design disciplines. 4. Civic Engagement: Interac ng and responding to the needs of local groups by providing meaningful input.
This project was based on the coast of Uskadar to draw people to the edge with a sense of place and iden ty. Followed by a site analysis and concept of our ideas, we designed a “coastal choreography” where the sea and land meet in a beau ful landscape and enhancement of public access to regional ‘green’ ameni es.

2A charre e as an intensive workshop in which various stakeholders and experts and brought together to address a par cular design project. In this case, a ending the Charre e Design Workshop proved to be a very rewarding opportunity in the design of the Lakota Ridge Senior Housing project in New Castle, Colorado. It was not only a collabora ve eff ort, it was mo va ng to work fran cally together with professionals and students alike. Community Resources and Housing Development Copora on (CRHDC) sponsored our team of architects, professionals, community members, and six other students involved in a 48 hour design charre e to present to the Housing Colorado NOW! Conference. We came together to create 37 units of senior housing on a 2.8 acre site. The site was designed to integrated the characteris cs of the typology, ameni es to the open space, and views towards the mountains.

3This site analysis was based on exis ng condi ons and key infl uences of New Urbanism at The Highlands Garden Village neighborhood. The booklet is orgnaized through a sequence of historic fi gure groundmaps, site context, circula on pa erns, land use, and on site observa ons. The development provides a fairly dense array of residences that vary from single-family homes to cohousing developments. Twenty percent of the 200 units are aff ordable serving individuals with 50% AMI (average medium income).
The public spaces were the most important features on site that included an historic carousel pavilion and a lawn that spans between the carousel pavilion and the historic Elitch Gardens Theater. These buildings provide a sense of character for the site and the open spaces for various sponatenous events. The loca on of the site in rela on to grocery stores, restaurants, public transporta on, and other services makes the neighborhood very walkable. There is a grocery store, liquor store, coff ee shop, fi tness 24, and various medical offi ces accessible throughout neighborhood.

SITE CONTEXTThe site is located on 38th Avenue and Tennyson Street on the western edge of Denver next to Wheat Ridge. The neighborhood is primarily residential but there is a main street condition with small businesses located just north of the site along Tennyson Street. There are also various

SITE HISTORYIn 1890, John and Mary Elitch opened the site as the Elitch Zoological Gardens. This site was just outside the Denver city boundaries at the time. In 1892 the Elitch Gardens Theater opened and in 1917 the Trocadero ballroom opened, making Elitch Gardens a source of entertainment that sparked the old saying. “Not to see Elitch’s is not to see Denver”. In 1928 the carousel was built and after its construction Elitch’s continued to develop more rides such as the ferris wheel, kiddieland, and the roller coasters. In 1994 construction began on the new Elitch Gardens amusement park in the Central Platte Valley began and in 1995 the amusement park moved to the new location and abandoned the 38th Avenue and Tennyson Street site.
Although the ballroom is no longer standing, the current development has paid homage to the history of the site by naming the aparments after the Trocadero ballroom, keeping the northeastern corner pedestrian entrance promenade, and maintaining the Theater and Carousel buildings. The Historic Elitch Gardens Theater has undergone several rehabilitation projects to maintain the builidng and it is now ready to open for small events and performances in the spring and summer months. GREEN SPACESThe landscaping consists of water-conserving native plants and existing trees. The green spaces are public amenities that are encouraged for community engagement. These spaces are open to the general public at least 12 hours a day, including the community garden. Part of a well knitted commmunity are formed at these open spaces because there are events such as movie nights, farmer markets, access to community gardens, and various events that take place throughout the year to encourage active and lively places.

SCALE COMPARISON TWOThe Hearthstone Cohousing Community at Highlands Garden Village has a common open space between their homes. This open space is similar to that at the Wild Sage Cohousing Community in the Holiday neighborhood in Boulder, Colorado. The green space at Hearthstone is longer and narrower with paths that separate the green space whereas the green space in Boulder is one large lawn. The Hearthstone has mostly open lawn area but they also have a playground in the center, the largest lawn area is in front of their common building. Neither cohousing community is fenced in so their common space is open to the public but still defensible.
SCALE COMPARISON ONEThe community garden at Highlands Garden Village is similar in size to the Honor Community Garden next to Valdez Elementary School in the Highlands neighborhood of Denver. The primary differences between the two is the layout of plots (shown above) and that the Highlands Garden Village is surrounded by homes, whereas the Honor Garden is next to two schools and a recreation center.

NEIGHBORHOOD STREET SECTIONThe master developer, Perry Rose prepared a planned unit development (PUD) master plan that was adopted by the city as the rezoning ordinance for the site. Design guidelines for neighborhood streets became the framework for a new mixed-use zoning code adopted by the city. The Highlands Garden Village streets are built narrower than previously permitted Denver streets.

document considered human scaled facade details, creating repitition and rhythm to unify the buildings form (which was brought out in the bold paint colors for some of the housing units), and shop fronts that are visually appealing through architectural massing. There were also principles that related to enhancing the historical character of the site by using patterns that once existed in Elitch Gardens Amusement Park.

CIRCULATIONThe village is woven into the existing street network that consist of small blocks and convenient pedestrian paths. Slower speeds within the neighborhood are encouraged with streetscapes and narrow roads with parallel parking that buffer the sidewalks. Although there are large parking lots withint he commercial development, walking and public transportation are accomodated. There are three bus stops along 38th St. and also up and down Tennyson St. Buses run frequently and provide access to all ages.
