I hope everyone had a wonderful Memorial Day weekend. Alpine was buzzing with property owners and guests. We finally had weather that cooperated for a holiday weekend. The beach opened, golfers hit the links, lures hit the water, and people were just out enjoying the beautiful atmos-phere Alpine has to offer. Luke Short performed the Friday night before Memorial Day, for our first live entertainment, which will occur every Friday night from 8pm – 11pm until Labor Day.
As we get into our rainy season it is extremely important for homeowners to keep their culverts clean of debris.
I want to welcome Lauren Kotula to our staff. Lauren will be taking over group sales and marketing. Lauren is a re-cent graduate of West Virginia University majoring in mar-keting. Please stop by and welcome her to the community.

Beautification Committee By Barb Con-way and Wilma Rumble
The 19th Annual Leisure Living House Tour will be held Sunday, June 29 from 1 p.m. to 5 p.m. This year we have five homes on tour, refreshments available at the boathouse and a raffle for handcrafted items benefiting the Lions Club's East Preston Terra Alta Leo Club. Tickets for the tour are $10 each and will be on sale at the Lodge, during Meet the Candidates night, and on the day of the tour at the Tour Homes and boathouse. Raffle tickets are $1 each or 6 for $5.

Fishing in our lake is back on schedule, after the recent stocking. Get your rod and enjoy a peaceful few hours on our beautiful lake – maybe you’ll even get lucky and hook a few. We’re starting to see more activity everywhere now that the weather is improving (all the recent rain not-withstanding). Choose your favorites and enjoy Alpine at its best.
As always, please observe the speed limits on our roads and be more watchful of walkers, bikers and others includ-

Marketing Committee By Ronnie Schiffbauer and Michele Hall
The Marketing Committee, with the assistance of Linette and Shelly, readied the comment cards for the restaurant in time for the Memorial Day weekend. Misty and the wait staff swiftly got the cards on the tables in time for dinner Friday night, and we have been collecting the comments for review. If you dine at the Lodge, (and we hope you do!), please fill out a comment card…you can have your name entered for a drawing for a din-ner for two if you wish!
The Committee is updating the 2009 “HOA Comparison Study, ” and expanding it to the tri-state area, to demonstrate how fa-vorably our amenities, fees, and cost of living compare to simi-lar communities. We met with Judith Becker who had worked diligently to compile the original study in 2009. Judith shared the work she, Carl Donald, and Grace Athey had done that year to market real estate at Alpine, including several “Open House” events. The Marketing Committee is planning several similar events this year to reintroduce the beauty and benefits of own-ership at Alpine Lake to realtors and the public.
Comment cards, The Questionnaire, and general comments may all be placed in the “Comments” box in the lobby, on the wall near where “FWIW” and other Alpine information and forms are displayed. We’d love to hear from you…Your Opinion Is Very Important to Us! Property Owners Committee By Bernie & Birgit Stock
The summer got off to a good start Saturday at the Boathouse with the Memorial Day Weekend Carry- In Picnic (formerly the Mountaineer Luncheon). Between 80 and 90 PO 's and their guests enjoyed the shared foods, fellowship and music under beautiful skies. We hope our monthly Carry-Ins ( third Thurs-day) will be as well attended. Lots of things are happenings here at the lake now that the weather has turned for the better. The golf groups have start-ed, the beach is open, the tennis courts are ready for play, Boc-ce Ball is every Tuesday at the Boathouse, music every Friday at the Lodge, open Mic on Thursday, Aerobics ((Are you tired yet ?) and numerous other activities to keep you healthy and happy. Come join the fun. Keep saving unwanted treasures for the annual Alpine Lake Yard Sale, August 1st & 2nd . (help is always needed, as well). Aluminum cans are still being collected. Let's make it a great summer . Drive slowly and watch out for all of God's crea-tures...
Traffic and Safety Committee By Sheila Amato
The list of street signs in need of replacement continues to grow as property owners bring this need to my attention. I met with John Sheppard about this, and he is working on the signs need-ed for traffic and safety as well as working on other signs for our community. Thank you, John.
I will set up a meeting with Freddie within the next few weeks to go over the list of items that have been brought to his atten-
tion this spring. I will share the outcome of our meeting in June. Some of the items under review are the purchase of street signs for speed limits, the restriction of certain areas to property owners only, areas of roads prone to flooding and repairs to road shoulders and culverts. Thank you for your communica-tion with me about our community needs and for obeying the speed limit on our roads.
Environmental Control Committee By John Laing
Since the last report the ECC has processed 11 permit applica-tions (none for new construction).
Please look for winter damage – damaged fencing, deadfall from trees, etc. and spruce up your lots.
We are revising the tree removal form to allow removal of any trees within fifteen feet of a home (current distance is 8 feet). Fifteen feet is the distance recommended by the Colorado for-estry department to reduce the risk of losing the home in a for-est fire. Note that in parts of the San Diego area, where many homes have been lost to fire recently, the distance is 100 feet (not always accomplished). It is also recommended that fire-wood not be stored on porches or next to houses. Also be aware that propane tanks need to be at least 5 feet from any opening in a house (crawl space, window,,...) and at least ten feet from any source of ignition ( Air conditioner, vent from dry-er,...).
Fires on the ground are prohibited, and if you want to have a wood fire in a raised fireplace, it must have a spark arresting screen. Fireworks are prohibited.
We have found another case where a house may have been built spanning two lots, and the lots not combined. This can cause significant problems when the property is sold. The worst case to date was when the heirs paid taxes on one lot, not real-izing that part of the house was on another lot, and the other lot was sold at a sheriffs auction for back taxes. If you own a home at Alpine Lake, you should keep a copy of a survey of your property showing where the house is located (and check to in-sure it was actually built where it was supposed to be). We have found one house that was actually constructed a consider-able distance from the location laid out by the surveyor, causing it to cross a lot line. Where a house crosses a lot line, the owner should submit a "Combine Lots Agreement" form to the ALPOA Board. The board agrees in the processing of the form to give up its right to use the easement along the property line, so they can not cut through your house to install utilities, etc.. The owner will also need to engage a lawyer to have the lots legally combined at the county courthouse. If you do not have a sur-veyed plot of your lot(s) you can ask the ECC to check and if we have one on file we will reproduce it for you.

We have packed away the wool sweaters and pulled out the t-
shirts, boxed the boots and bought new flip flops. We have trad-
ed hot chocolate by the fire for lemonade on the deck. We want
to be outdoors as much as possible, even if it means cleaning
gutters and digging in the dirt to spruce up around our homes.
It is a good time to be reminded of a few of Alpine Lake’s gen-
eral prohibitions and restrictions that apply to our outside prop-
erty:
No temporary house, trailer, camper travel trailer, tent,
garage, or other outbuilding will be placed on any lot.
Any fuel storage tank must be buried below the surface of
the ground or screened by fencing or shrubbery.
Any outdoor receptacle for ashes, trash, rubbish or garbage
shall be installed underground, screened, or so placed
and kept as not to be visible from any street, lake or
recreation area.
All lots, whether occupied or unoccupied, and any improve-
ments thereon will be well maintained, and no un-
attractive growth or accumulation of rubbish or debris
will be permitted.
All property lines will be kept free and open and no fences
will be permitted on any lot except where, in the opin-
ion of the ECC Committee, a fence or other enclosure,
as a structure or aesthetic feature of a design concept,
will be in keeping with the character of the area.
These reminders are excerpted from the Declarations of Re-
strictions. They preserve the value of your property by ensuring

ALPUC News By Kim Mayne
Just a reminder that if you plan to vote for the upcoming ALPUC Board Election by absentee vote to have those
turned into the ALPUC office no later than June 25th. You will still have the opportunity to vote in person prior to the
9:00am start of the ALPUC Annual Meeting on June 28th, we hope to see each of you there.
Please note that our staff has been out adding fresh soil and in some cases lowering meter rings where necessary in
an effort to keep your meter pit insulated. I also wanted to take the opportunity to remind customers that in the
case of an afterhours emergency, please contact security at (304) 789-2382.

2014 ALPINE LEARNING SEASON TO BEGIN!
We're kicking off the Alpine Learning Program (ALP) with an important program that can help
us learn how to administer basic adult CPR and use the AED (Automatic External Defibrillator)
that is located in our community. Tony Amato (an Alpine Lake homeowner with nursing and
emergency medical expertise) will be holding an informal class on Tuesday, June 24 at 1:30pm
in the Rhododendron Room at the Lodge. Topics will cover traditional CPR topics as well as
some information on bleeding control, burns and signs of stroke. Watch for the full summer
slate of Alpine Learning Program offerings which will be coming out in mid-June. For more information about the programs,

Lake. The amount and type
of equipment is limited and
will be available on a first
come first served basis.
The equipment we have available, solely depends on
the generosity of our Alpine Lake family. All of this
equipment has been donated by our friends and neigh-
bors, and will be stored and maintained at the Lodge.

Alpine Lake Scholarships
Awarded
It is a pleasure to announce that, after
reviewing 13 scholarship applications
from Preston High School seniors, four
scholarships were awarded at a cere-
mony Wednesday evening, May
28,2014 at Preston High School. One
scholarship, a gift of $1200.00 from
the Alpine Lake Ladies Golf Organiza-
tion was awarded to Ms. Jessica Col-
lins, who will attend Davis and Elkins College. The Alpine Lake
Foundation awarded three $1,000.00 scholarships to Ms. Alison
Pritt, who will attend Fairmont State University; Mr. Jacob Smith,
attending Marietta College in Ohio, and Ms. Ariana Taylor, who
will attend West Virginia University. Each of them had achieved
academic excellence. had demonstrated financial need and had
been active in a number of school and community organizations
and activities, and will be attending college in the Fall, 2014.
Each year, the Alpine Lake Foundation awards as many college
scholarships as our earnings on investments will allow. To grow
our assets, we rely on tax-deductible contributions to the Foun-
dation, a 501c3 non-profit organization. We appreciate the
many generous donations received over the years and thank
those of you who have contributed to our cause. The amount of
income earned each year from investing our assets determines
the number and size of the scholarships awarded. Please include
the Alpine Lake Foundation on your list for charitable donations
this year, perhaps in memory of or on behalf of someone you

Dear Fellow Alpine Lake Property Owner,
The Board of Directors, management and Finance Committee have been making every effort to improve
business practices and finances to prepare for some major capital improvements in the near future. The
Board has recently initiated a Marketing Committee to study and advise them on improving out products and
services, and make cost effective choices in advertising.
Capital improvements increase all of our property values. Out golf course is in wonderful shape; we have
new golf carts this year. All thirty five rooms of the motel have been updated with new windows and furni-
ture. The kitchen will be renovated; the dining room updated. The main floor of the Lodge will be insulat-
ed, air conditioned and new heating installed. The restaurant/lounge menu and service has been ad-
dressed/
If you are a lot owner, consider coming for a day, a weekend or a week to see and experience the improve-
ments. As a property owner you are entitled to a 20% discount at the Motel. Check our website, alpine-
lake.com for a listing of very reasonable home rentals at Alpine Lake.
Customer satisfaction/comment cards will be available for the Motel, golf, and the restaurant/lounge. The
feedback will be useful for the Marketing Committee to advise management and the Board where we are
meeting customer expectations and where further improvements need to be made.

New Memorial Park
The area above the parking lots by the boathouse, or left of the tennis courts is one of the best
views of Alpine Lake. There are currently several apple trees and Bob Birch’s
Memorial in the current location. We are asking for donations of $60 or more
for new fruit and other trees, benches, stepping stones, mulch, flagpole, etc.

BUSINESS OFFICE NEWS – by Linette Sines, Business Manager
We still have about 50 boat stickers still available, so if you want to keep your boat in the boatyard down by the lake,
stop by and purchase one at the front desk. The cost is $42.40(tax included) for the year. Around the end of June, any
boats that do not have a current year sticker will be removed from the boatyard. Vehicle Stickers / Membership cards
are being mailed out as quickly as possible. Please remember that if you mailed our vehicle registration with your pay-
ment to Florida, there will be a delay in the processing of your stickers. BB&T cannot guarantee us the return of any
additional correspondence mailed in to their processing center, although they do periodically forward those forms to
us. If you haven’t received your vehicle stickers by mid-June, let us know.
Absentee Ballots are now available. Just call or email me and I will get one ready for you. 304-789-2481 ext. 151 or
New merchandise has been added to the “Gift Cart” located in the lobby, including handmade plant rooters from the
Brass Butterfly in Vermont. The handcrafted plant rooters are a perfect way to start new plants from old favorites, or

The above numbers reflect the net year to date department operations revenue/costs. The April
2014 numbers are subject to month end changes which have not been finalized at this time. This
concludes the fiscal year (FY2013-2014). On May 1st, we started the new fiscal year (FY2014-
2015)
Fiscal year (FY2013-2014) assessment collections were $1,724,864 with $143,379 remaining to be
collected. April assessment collections totaled $11,775. May 2014 (FY2014-2015) collections to
date are $696,083. Our checking account balance as of May 15, 2014 was $407,885. Our line of
credit usage stands at $264,689. We stated paying off our line of credit usage balance. We paid
$80,000 off the line of credit usage this week. The use of the BB & T lockbox as-
sessment collections has worked out quite well after a few glitches and some con-
fusion by property owners.
