PROJECT INTRODUCTION:
A group housing project coming up at village, Dhunela, sector-33 sohna Gurgaon, Haryana
developed by “Aum Shree Hotels & Resorts Pvt. Ltd. Total plot area of the project is 75,838.08 sq.
m. and the built up area is 1,48,644.68 sq. m. This project has been granted Environmental
Clearance by State Environment Impact Assessment Authority, Haryana vide letter no.
SEIAA/HR/2014/870 dated 30th
June 2014. Copy of environmental Clearance is enclosed as
Annexure I.

• To analyze the outcomes of EIA studies.
• To monitor the environmental data that has been collected in the assessment with the
standards, predictions and expectations outlined prior to the projects’ commencement.

METHODOLOGY:
1. Monitoring – Collection of Environmental data (one day) post project scenario during
construction phase. The parameters include:
• Ambient Air Monitoring
• DG stack emissions
• Ambient Noise levels at the project boundary
• Ground water analysis
• Soil analysis
• Traffic monitoring
Other related information was collected during site visits as well as compliance of the
conditions were monitored and recorded during site visits.
2. Evaluation – the appraisal of the conformance with standards, predictions or expectations as
well as the environmental performance of the activity.
3. Management – making decisions and taking appropriate action in response to issues arising
from monitoring and evaluation activities.
4. Communication – informing the stakeholders about the results of EIA follow-up in order to
provide feedback on project/plan implementation as well as feedback on EIA processes.

provided for male and female workers at site. The
toilets will be conveniently situated so that they are
accessible to the building workers at all times.
Waste Water Disposal: Waste water generated
during construction phase will be routed to septic
tank followed by soak pit.

Solid Waste Disposal:
Different types of waste generated along with
management is given below:
Construction Waste :
• Excavated Soil: The total excavated earth quantity is estimated to be 1,35,600 m3.The
excavated earth material will be utilized for backfilling and horticulture development at the
project site.
• Municipal Solid Waste: Municipal solid waste generated (20 kg/day) form construction
workers will be sent to Municipality disposal site for disposal.
• Total of about 9000 MT of the construction waste is estimated to be generated. Details of

and noise emission standards.

and noise emissions will be deployed at the site.
Low sulphur fuel (sulphur content: 0.05%) will
be used in the DG sets during construction phase.
8. The diesel required for operating DG
Sets shall be stored in underground
tanks and if required, clearance from
Chief Controller of Explosive shall be
taken.
Diesel used for D.G. sets will be stored in plastic
drums. Further, the same will be placed on
impervious base to avoid contamination of soil or
ground water due to spillages.
9. Ambient noise level should conform to
the residential standards both during
day and night. Incremental pollution
loads on the ambient air and noise
quality should be closely monitored
during construction phase. Adequate
measures should be taken to reduce
ambient air and noise level during
construction phase, so as to conform to
the stipulated residential standards of
CPCB/MoEF.
All necessary measures will be adopted to ensure
that air & noise levels conform to residential
standards laid down by CPCB.
The same are listed as under:
• Unnecessary idling will be avoided through
the use of auxiliary power units, electric
equipment, and strict enforcement of idling
limits.
• Heavy vehicles carrying construction material
will be operated during night time to avoid
traffic congestions especially during the peak
hours.

• Minimum use of DG set (only at the time of
power cuts or failure).
• Regular sprinkling on haul road to minimize
the fugitive emissions.
• PUC Certified vehicles will be used.
• Enclosure construction will be fully bolted
keeping in view the major service
requirement.
• Provision of protective equipments like ear
muffs to the workers.
10. Fly ash should be used as building
material in the construction as per the
provisions of fly ash notification of
September 1999 and as amended on

11. Storm water control and its reuse as per
CGWB and BIS standards for various

Storm water control and rain water harvesting
will be done as per the standards laid down by
CGWA & BIS. Following measure will be
adopted for the same:
Construction Sequencing: Construction
sequencing (involves disturbing only part of a site
at a time to prevent erosion from dormant parts)
will be done at site. Soils will be effectively
stabilized on one part of the site before grading
and construction commence at another part.
Compost Blankets: A compost blanket is a layer
of loosely applied composted material placed on
the soil in disturbed areas to reduce storm water

runoff and erosion. This material fills in small
rills and voids to limit channelized flow, provides
a more permeable surface to facilitate storm water
infiltration, and promotes re-vegetation.
12. Water demand during construction
should be reduced by use of pre mixed
concrete, curing agents and other best
practices.
Best construction practices will be adopted to
reduce the water demand for construction
activities:
• Use of curing water: Spraying of curing water
and after liberal curing, all concrete structures
are covered with gunny bags, followed by
spraying of water.
• Use of polymer dispersion and air entraining
agents to reduce the construction water
demand.
• Admixtures will be used to reduce water
demand during construction.
• Ready mix concrete will be used to the extent
possible, for construction purposes to reduce
the water demand.
• Discouraging the washing of vehicles and
equipment on the construction site. Workers
will not be allowed to wash their personal
vehicles on site. Vehicles and equipment that
regularly leave the construction site should be
washed offsite.
13. In view of the severe constrains in
water supply augmentation in the
region and sustainability of water
resources, the developer will submit the
NOC from CGWA specifying water
extraction quantities and assurance

• The solar panels will be provided on the roof
which will help to reduce exposed area,
thereby, reducing the heat gains inside the
building.
• Energy efficient materials, heat reflecting
terrace surface and roof (by using broken
white china tiles & heat reflecting paint) will
be provided to reduce head gains.
• Broken bricks will be used for roof insulation.

• Roofs will be painted with reflective,
aluminium based paints with solar reflectance
ranging from 0.3-0.6. This will result in less
absorption of sunlight causing 40% back
reflection and less heating of building
structure during summer seasons.
15. Opaque wall must meet prescriptive
requirement as per Energy
Conservation Building Code which is
proposed to be mandatory for all air
conditioned spaces while it is desirable
for non-air conditioned spaces by use
of appropriate thermal insulation
material to fulfil requirement.

The wall will be made with fly ash bricks, AAC
blocks, plastered outside and water proofing
paint. Shading devices provided to shade to
windows and external façade. Following
measures will be adopted to reduce the heat
ingress inside the building:
• Recessed windows and Covered balconies to
limit direct heat gains.
• For walls of the building, a maximum of 10%
window to wall ratio will be there to minimize
solar radiation
• There will be less no. of openings on the west
side and more no. of openings in the south
side.
• Use of fly ash based cement having lower U
& R values.

shall be obtained for structural safety of
the building on account of earthquake,
adequacy of fire fighting equipments,
etc. as per National Building Code
including protection measures from
lightening etc. If any forest land is
involved in the proposed site, clearance
under Forest Conservation Act shall be
obtained from the competent authority.
The entire building will be designed as per the
provisions of National Building Code-2005 for
structural safety of the building against any
possible earthquakes.
Further, Forest Clearance under Forest
Conservation Act is not applicable as there is no
forest land involved in the project. The copy of
certificate obtained from Divisional Forest
Officer, Gurgaon is enclosed as Annexure VI.
17. Overexploited groundwater and
impending severe shortage of water
supply in the region requires the
developer to redraw the water and
energy conservation plan. Developer
shall reduce the overall footprint of the
proposed development .Project
proponent shall incorporate water
efficiency /saving measures as well as
water reuse /recycling within 3 months
and before start of construction to the
SEIAA, Haryana and RO .MOEF ,GOI
,Chandigarh.
During construction phase water demand will be
met through treated water supply from HUDA.

Water conservation measures (Construction Phase):
• Curing water sprayed and after liberal curing all concrete structures are covered with gunny
bags this will conserve water.
• There is provision of using polymer dispersion and air entraining agents to reduce the water
demand for construction.
• Provisions to ensure the construction vehicles stick to the access track to prevent mud & dirt
being deposited on roads.
• Fence is constructed around the site to trap sediments whilst allowing the water to flow
through.

Water conservation measures (Post Construction phase):
• Dual plumbing system will be used for the project to utilize the treated waste water .This will
help in reducing the fresh water demand by 54%.
• Dual flushing fixtures will be used to allow different volumes of water for solid and liquid
flushing which will help in conserving the water demand for flushing significantly.
• Landscape design & management of irrigation systems:
• Drought tolerant species will be selected.
• Turfs will be avoided to the extent possible.
• Central shut off valve will be provided
• Drip irrigation/ sprinkler irrigation system will be used to conserve water
• Water meters will be installed for the following:
• Potable water consumption
• Landscape water consumption
• Hot water consumption through solar systems, at building level
• Treated waste water consumption
• DG cooling water make up
Energy Conservation Measures (Construction Phase):
• Efficient work scheduling and methods that minimise equipment idle time and double
handling of material
• Switching off construction equipment when not in use
• Switching off site office equipment and lights and using optimum lighting intensity for
security and safety purposes
• Regular maintenance of equipment to ensure optimum operations and fuel efficiency.
18. The project proponent as stated in the
proposal shall construct 17 nos. rain water
harvesting pits for recharging the ground
water within the project premises. Rain
water harvesting pits shall be designed to
make provisions for silting chamber and
removal of floating matter before entering
Rain water harvesting (RWH) system for roof
run-off and surface run-off will be designed
and implemented as per the submitted plan &
GOI manual.
17 nos. of rain water harvesting pits will be
provided for rain water harvesting during
operational phase of the project.

harvesting pit. Maintenance budget and
persons responsible for maintenance must
be provided. Care shall also be taken that
contaminated water do not enter any RWH
pit.
Design of Rain Water Harvesting :
For good design of rainwater harvesting,
following points are to be kept under
consideration:
• Ideal location with good ground slope.
• The location has adequate subsurface
permeability of the aquifer to accommodate
maximum recharge of rainwater through
injection well.
• Rate of filtration should exceed average
rainfall intensity.
• Clogging of filtration media should be
cleaned periodically.
• Ground water pollution does not take place.
• There will be provision of silting chamber
to remove floating matter before entering
harvesting pit.
19. The project proponent shall provide for
adequate fire safety measures and
equipments as required by Haryana Fire
Service Act, 2009 and instructions issued
by the local Authority / Directorate of fire
from time to time. Further the project
proponent shall take necessary permission
regarding fire safety scheme/NOC from
competent Authority as required.
The same will be complied with.
Adequate fire safety measure will be
adopted at site:
• Good construction practises
• All Safe construction practices &
precautionary measures will be adopted and
use of PPE will be mandatory.
• Adequate fire-fighting arrangements will be
as per National Building Code - 2005 &
conditions laid in fire NOC.
• All applicable IS standards for electricity
will be followed during construction phase.
• Indian Electricity Act of 1910 and rules
issued there under revised up to date will be

20. The project proponent shall obtain
assurance from the DHBVN for supply of
5000 kVA of power supply before the start
of construction. In no case project will be
operational solely on generators without
any power supply from any external power
utility.
Assurance will be obtained from DHBVN for
power supply before the start of construction.
DG sets will be used as power back source
only during the power cuts & failure only and
the project will not be operational solely on
generators without any power supply from any
external power utility.
21. Detail calculation of power load and
ultimate power load of the project shall be
submitted to DHBVN under intimation to
SEIAA Haryana before the start of
construction. Provisions shall be made for
electrical infrastructure in the project area.
Detailed calculation of power load will be
submitted to DHBVN and power supply
assurance letter will be obtained from
DHBVN.
22. The project proponent shall not raise any
construction in the natural land depression
/ Nallah / water course and shall ensure
that the natural flow from the Nallah/
Water course is not obstructed.
The same is noted and no construction will be
carried out in the natural land/ nallah or water
course.
23. The project proponent shall keep the plinth
level of the building blocks sufficiently
above the level of the approach road to the
project. Levels of the other areas in the
group housing project shall also be kept
suitably so as to avoid flooding.

constructed sufficiently above the level of the
approach road.

25. The project proponent shall submit an
affidavit with the declaration that ground
water will not be used for construction and
only treated water should be used for
construction.
During construction phase of the project water
demand will be met from treated water from
HUDA. Copy of Certificate in this regards
issued from HUDA, Gurgaon, is enclosed as
Annexure V. The affidavit in this regard was
submitted during the EIA stage. We would like
to assure that ground water is not being used
for construction activities.

plantation (116 KLD), make up water for
cooling towers/ DG sets (22 KLD),water Body
(5 KLD) .We would like to assure that tertiary
treatment of the waste water will be done by
the means of UV followed by Ultra filtration
to meet the cooling water standards and the
treated water will conform to the standards of
CPCB/ HSPCB (whichever is stringent).
c) Separation of the grey and black water
should be done by the use of dual plumbing
line. Treatment of 100% grey water by
decentralized treatment should be done
ensuring that the re-circulated water should
have BOD level less than 5 mg/litre and the
recycled water will be used for flushing

Fixed Capacitor for Transformer to minimize the losses
• Day light integrated to reduce artificial lighting demand.
• Emphasis will be given on low maintenance, low wattage and longer life in selection of
chokes and lamps for all common area and external light fixtures.
• Following measures will be adopted to reduce the heat ingress inside the building:
o Recessed windows and Covered balconies to limit direct heat gains.
o The wall will be made with fly ash bricks, AAC blocks, plastered outside and water
proofing paint.
o Shading devices are being provided to shade to windows and external façade.
• Optimizing building envelop & window design to reduce cooling demand (by selecting
energy efficient low U value materials for envelop is application of high reflecting white
china mosaic tiles to terrace).
• All the lifts and other pumps will be provided with variable frequency drives (VFD) which
will help in cutting the energy demand by 23%

be generated during the operational phase of

Rules 2000 and amended Rules, 2008.Details

Collection and Segregation of waste:
• A door to door collection system will be provided .
• The vendors will be hired to provide separate plastic bags for dry recyclables and Bio-
Degradable waste.
• For commercial waste collection, adequate number of colour coded bins (Green and Blue &
dark grey separate for Bio-degradable and Non Bio-degradable) are proposed to be provided at
the strategic locations of the commercial area.
• Litter bin will also be provided in open areas like parks etc.

system shall be as per norms specified by
HAREDA and shall be made operational in
each building block.

p) The traffic plan and the parking plan
proposed by the project proponent should be
adhered to meticulously with further scope
of additional parking for future

from the roads adjoining the proposed
project site .Parking should be fully
internalized and no public space should be
used.

copies of the clearance letter are available with
