How time flies. The festive season has passed and 2017 started with a bang. We trust that everybody spending their holiday elsewhere came home safely.
According to the economic forecasts, 2016 was not the best year worldwide but 2017 may even be fiercer if people are not financially disciplined. Every resident must also be disciplined regarding the Home Owners Association Conduct Rules that applies to every owner, resident, tenant and visitor. It is really an embarrassment to send out warning letters to residents who are not aware or do not care to read the rules that are applicable to everyone.

A Friendly RequestA friendly request to all our residents and children to take note
of our rabbit and duck families in the Estate. They can normally
be found wandering around in the public parking area and
surrounding street with their offspring. Sometimes they even
rest casually on residents’ grass lawns. Please slow down when
driving to avoid hurting them and appeal to the children not to
chase or hit them with sticks and stones when they see them.

For starters, here are some basic things every household can do to save
water.
• When washing dishes by hand, don’t let the water run while rinsing.
Fill one sink with wash water and the other with rinse water.
• Run your washing machine and dishwasher only when they are full
and you could save 1,000 gallons a month.
• Keep a pitcher of water in the refrigerator instead of running the tap
for cold drinks, so that every drop goes down you, not the drain.
• Wash your produce in the sink or a pan that is partially filled with
water instead of running water from the tap.
• Collect the water you use for rinsing produce and reuse it to water houseplants.
• When you clean your fish tank, use the water you’ve drained on your
plants. The water is rich in nitrogen and phosphorus, providing you
with a free and effective fertilizer.
• Teach your children to close the faucets tightly after each use.
• Turn off the water while you brush your teeth and save four gallons a
minute. That’s 200 gallons a week for a family of four.
• Use a broom instead of a hose to clean your driveway and/or sidewalk.
• Do one thing each day that will save water. Even if savings are small,
every drop counts.

A waterless car wash is an eco-friendly and efficient car wash that uses little or no water. Sometimes it is also known as a spray on car wash or no water car wash.
WHAT IS A WATER-LESS CAR WASH?
THE COMPLETE GUIDE
To do a waterless car wash yourself at home, you will need many clean microfiber towels and a ready to use waterless car wash product. We recommend using microfiber towels with a minimum weight of 300 GSM (grams per square meter). A low quality or dirty towel can damage your car.
If your car has excessive mud, we recommend a rinse. A waterless car wash solution will not be effective against caked mud.
Follow our step-by-step guide to getting your car shiny in no time!
STEP 1
Start by taking a microfiber towel and folding it twice in half to create eight useable sides. Remember that we use a microfiber towel because it offers high absorbency and softness, which helps to scoop up these dirt particles.
Note: We highly recommend making sure the towels are clean before using them. You can read our Microfiber Towel guide on how to clean your microfiber cloth.
STEP 2
Mentally split up your car into different sections that you can work on at a time.
You will want to use different microfiber cloths for different sections of the car. Stop using a cloth if it becomes too dirty or accumulates particles. Incorrectly using a microfiber towel can cause scratches on your vehicle. Never reuse a dirty microfiber without washing it first.
STEP 3
Usually, car detailers start at the top of the car to avoid spilling when using products on the roof.
Simply spray the waterless car wash product onto one folded cloth and onto a panel of the vehicle, gently wipe with leading cloth. And quickly buff using a second clean and dry microfiber cloth.

STEP 4
Wipe lightly in one direction. Wipe the bodywork gently without applying too much pressure. Don’t wipe in circles or you’ll just end up keeping the dirt on the car. We recommend wiping linearly in the direction of the wind.
STEP 5
When the towel gets too dirty, use one of the other clean sides. The idea of using a clean side every time is not to reintroduce the dirt on the car. Repeat this process as you clean the other parts of your vehicle. We recommend using a separate microfiber towel for the brakes since the brake pads may contain chemical fluids.

SECURITY HIGHDuring the second week of January 2017, criminals decided to change their
areas of committing crime.
Easy targets are people usually staying in estates and complexes. They hardly take note of their surroundings and become easy targets.
The criminals scout their targets by checking in which estate or complex
they stay in. They wait for the person to stop at the gate wanting to gain
access to the security area, then 2-4 armed guys jump out of a vehicle
behind the person and rob them right there in front of everyone. They have
scouted and seen that the security at the gate are usually not armed and Page 14
therefor the criminal takes advantage and forces their power with a weapon in the
hand to commit the crime.
People think that most high-jacking’s happen in big cities late at night, the truth might surprise you.
If you are going to be high-jacked chances are that it will happen in a 5
kilometre radius of your home.

igh Alert (Cont . . .)Now that you know this, here is what you can do about it.
As you enter your broader neighbourhood, the first thing you need to do is
engage your coming home mode- this means paying more attention to the
world around you, stop taking calls, switch off your radio, see more than
just the traffic in front of you. If you are planning a quick stop before you
are going home, beware of who might be watching you. THIS is where large
number of high-jackers scout for their victims.
Once you are back in your car, check to see if you are being followed, if you
think you are being tracked by another vehicle, glance over your shoulder
or adjust your rear view mirror towards them, this alone is often enough to
persuade your would be attackers to leave you alone. If not either head for
your nearest police station or drive to a busy area.
High-jackers would rather engage you in your driveway or on a quiet road,
deep in your neighbourhood or at your security gate at your estate or
complex. If there is someone driving behind you as you head towards your
house, DO NOT pull up in front of your gate, rather turn onto the
pavement and wait for the car to pass – DON’T GET BOXED IN. The
number one high-jacking modus operandi in South Africa is for a high-
jacker to park behind you and box you in, in fact with almost half of high-
jacking’s happening in driveways, this is an absolute RED Zone.
You should do everything you can to improve security and visibility in
this area. The more you can do to boost safety and visibility around your
driveway the less your chances of being ambushed. When leaving your
home, day or night, you should always make a point of first checking the
street because noticing anything out of place can make a big difference.
Dear resident, this is becoming more of a reality in Pretoria and all
surrounding neighbourhoods, be vigilant and take care.
Your life is worth a lot more than being negligent.

kids back to school. Compliments of the New Year for each and

Very few residents stayed behind during the Christmas period
and we had a VERY QUIET Estate to move around in. With this in
mind we can gladly say that we had no incident of any criminality
within our Estate. Our surrounding neighbours were not that
fortunate during this time.

With this year already strongly on it way, please do remember to make
sure that your domestic and gardener are registered. Do not drive out,
pick them up and drive them through the gates as if nothing is wrong,
in fact you put the Estate and all of its residents at risk with this type of
behaviour. Please co-operate with security and help in keeping the Estate
safe.
Good news, the “fibre to the home” project will commence very soon,
as it is seen as a priority and the installers were made aware of it. The
“thermal camera” project is also well on its way and should start breaking
ground early February.

Access Granted Access Denied WHEN YOUR VISITOR ARRIVES AT THE GATE:Step 1: Your visitor must furnish the guard with your stand number for effective access to the Estate, should your visitor provide alternate information the access process will take longer and cause delays at the gate.
Step 2: A call will be placed by the guard to your phone announcing your visitor.
Step 3: Press 9 on your phone to grant access for your visitor, an “access granted” voice will be heard and your visitor is granted access. If you do not want to grant access to the visitor press ### on your phone and an “access denied” voice will be heard.
WHEN YOUR VISITOR EXITS THE ESTATE:Once you have granted access to your visitor by pressing 9 on your phone your visitor will receive a printed slip containing a one-time PIN for use at the entrance and the exit. The PIN number must be presented by the visitor (on the keypad) to enter and exit the Estate. The expiry date and time of the PIN is indicated on the slip. Should your visitor arrive at the exit gate with an expired PIN number, the guard will contact your stand as per the entry process described above to activate a new exit slip.

on condition that the driver of the vehicle is in
possession of a valid driver’s license.
PRE-CLEARANCE OF VISITORS VIA SMSThis feature is only available via a cellphone
Step 1: Ensure that your cellular number is loaded on
the Estate database, if it is not listed the SMS features
of the system will not be available to you.
Step 2: Decide on how many visitors you would like to
pre-clear for the day.
Step 3: Should you require 3 visitors to have pre-
clearance access codes, SMS C 3 to the visitor panel at
the number listed above.Step 4: You will receive an SMS reply from the visitor
panel containing the Access code.
Forward the SMS to your visitor/s who in turn communicates the code to the Guard at the visitors
entrance lane to access the Estate. Access codes will only work for the number of times they were requested and will automatically expire within 48 hours from time of issue.
EXTENDED PRE-CLEARANCE CODESAn extended pre-clearance access code can be requested in instances where the resident requires an access code to work multiple times for an extended period.
As per step 3 of pre-clearance codes, simply add the start and end date to the SMS code request.

GARDENING WITH SHADE
In South Africa a garden without shade is unthinkable.
Often too many trees are planted and usually too close together. Better choices when starting a new garden will prevent costly corrections fifteen to twenty years down the line. Try and choose slow growing as well as quick growing specimen.
Once the trees mature the garden changes to a shade garden.
This on its own would not be a problem, but trees have roots to anchor them and supply food to the beautiful green canopy.
All trees shed flowers, seeds and leaves (evergreen trees throughout the year) and shady areas under trees require regular maintenance.

Page 25Growing plants or lawn under these big trees with dense shade becomes a challenge.
Try and work with nature:• Where possible do not remove the fallen leaves.• Edge the area with wooden sleepers, or Loffel blocks to prevent
leaves spreading.• The leaves will be an excellent mulch to keep the tree roots cool and
enrich the soil.• The composting mulch will create a growth medium for Clivia,
Aechmae Bromeliads and different species of ferns. These plants prefer a chunky well drained soil and have fleshy roots or runners that will not compete with tree roots.
• Seasonal shade loving bulbs can be added to create your own forest floor habitat.
Correct the amount of shade:• Tree canopies covering the garden area completely will result in a
dark environment unsuitable for lush plant growth.• Selective removal of a few trees will usually resolve the problem and
root competition will decrease.• Thinning out trees and reducing the canopy by removing a few
branches should be done regularly. This is part of general tree maintenance, but requires a skilled operator. Try and keep tree canopies away from house walls and gutters by doing regular maintenance.
Use containers:• Plants in containers are an option for areas with serious root
competition.• The containers can be decorative and filled with shade loving annuals
such as Primula, Impatiens, Primroses and Aquilegia. Perennials or shrubs like Fuchsia, Azalea and Hydrangea can be planted.

• Cheating by using sunken pots is another option.• Dig holes the size of big plastic pots, (30cm size or
bigger). Place the pots into the holes with the rim at soil level and fill with good potting soil. Although the plants will have the appearance of an ordinary garden plant, it has to be treated like a pot plant when fertilising and watering.
Hard landscaping for shady areas:• Outdoor entertainment areas with paving blocks or
pebbles will bring interest to any garden.• Create a shady play area for children with the use
of artificial grass. The tree canopy will keep play equipment cool in summer and prevent sunburnt kids.
