Detailed planning - Case 1 – new walkway
Methodology 1) Creation of Geodatabase projected with Swedish coordinate reference system RT90
2) Created feature from PP_DetailedPlanning_Lines according to the code chapter 7 of
instructions.
3) Created a DEM from contours shape file.
4) Georeferenced the city map with the current data.
5) Digitized features that represent A1 and A2 walkways and the school and new houses.
To create the path for A2 was avoid to pass through a building in parcel 260. Segments across
crossing were not avoid since there are properties type assigned to the road.
Created a buffer of 250 cm from the center of the line in A1 and A2 to produce the polygon
representing the walkway path.
Segments before the parcels from the houses was omitted since it is possible to assume that
both the paths have same costs in this area.
6) Intersection of data between buffered roads (A1 and A2) with the parcels containing the
property types.
7) Select all the parcels intersecting the path A1:

9) Created tables for affected area with a histogram showing the percent of lost area for every
parcel within the walkways.
10) Cost analysis a) identified similar costs for both the walkways.

Result
The cost analysis for the walkways A1 and A2 (Table 4 and 5) shows that the cheapest walkway is A1.
This result is only based on the parcels conventional costs taken as example for this study. Costs for
Roads and Public area were supposed to be higher than Other and Living Housing costs. Again, the
result is confirmed by the fact that the total percent of lost area for A1 is less than one for A2 (See
table 2 & 3).

Case 2 – New Hotel
1) Digitizing the hotel according to the sketch figure 2 and figure 3 2) Estimation single parking zone 200/3=67 parking 3) Calculating area for car parking 4) Calculating area for bus parking 5) Calculating area for walkway for handicapped 6) Calculating area for hotel services 7) Digitizing 67 car parking. In this step it was necessary to find the best way to compromise
comfort, discretion and accessibility for a wheelchair moving from the car´s parking to the back entrance of the hotel. The shortest way could have been the one closest to the main entrance but it was on the way of the hotel services area for goods delivery for example.
8) Unfortunately, the facility way resulted to be a bit long but better according to the above mentioned reasons. One ramp is necessary to pass from 366 m to 367 m levels (Point A, figure 1). The ramp gradient will be 1:20 since the length of the segment is circa 20 meters. Then, at the point B of figure 1, it is necessary a filling work to make flat the ground.
9) Digitizing the buses parking. The location of this parking was difficult due to the change in slope of the earth surrounding the building. Besides it was necessary an estimation of the ramp for the wheelchair that go to the bus parking. Thus, the chosen location for the ramp was optimal for the wheelchair passage without slope variation and close to the main entrance of the hotel.
10) Adjustment of the roads and area in front of the main entrance. This was made to facilitate the passage to the Service area and to give some extra parking for temporary use.

AREA CALCULATIONS
1) Parking area
a) Car Parking
Total need of parking rooms = 67
1 parking room = 2.5 m X 8m = 20 m2
Total area needed for parking is minimum 20 m2 per car (According to the
description in figure 2)
Total area for 67 parking rooms will be:
2.5*8*(67) = 1360 m2

b) Bus Parking
According to the dimension regulations described in the figure 3 below the total area
need for 3 busses has been calculated as follows:
(3 X 12,5) X 3 X 2 + (12,5 X 12,5) X 4 = 850 m2

2) Hotel area
a) Buildings

According to the specifications of the detail planned hotel in figure 4 above the area has been
calculated as follows:
Main building (40 X 40) m = 1600 m2
“Wings” buildings (60 X 20) m X 2 = 2400 m2
Total building area 1600 m2 + 2400 m2 = 4000 m2
b) Service Area for goods
Service area located nearby the Main entrance. The area was assumed to be equal to the area for 1
bus parking.
