What do you most enjoy doing when you’re not working?Music. I most enjoy playing music with our church
music band. I play keyboards and have loved it since I was seven years old.

What is the most unusual thing you’ve encountered while working in Real Estate?
When I was showing a vacant property one night, the owner happened to drive by and saw several of us in there with � ashlights looking around; he called the police. When we exited the property, we opened the front door and were greeted by several police o� cers with guns drawn. It took a few minutes for me to convince them that I was not a thief. My buyers will probably never forget that night. � ey didn’t

What is one tip you have for someone looking to sell a house?
If you want top dollar, your house needs to show excep-tionally well. Make sure that the realtor you choose to work with knows how to market and stage a property.
What is one tip you have for someone looking to buy a house?
Be prepared. Talk to a lender and have your � nancing in place.
What is the most unusual thing you’ve encountered while working in Real Estate?
A client and I got locked in a backyard of the house we were looking at. I was showing my buyer a property that had an apple tree with many delicious, ripe apples. We were told to “please pick the apples” by the agent. We piled the apples in
our purses and stu� ed them in our shirts. We then went to go � nish looking at the house, but the back door that we came out of was locked. “No problem,” we thought. “We’ll go around the side.” Well, there was no gate, but just a large chain linked fence. We both looked at each other. I had on a skirt and heels. She had on jeans and tennis shoes. Guess who got to climb the fence!? Moral of the story: always wear heals!

B UILDING A STRONG CREDIT HISTORYThings that can either tank your Credit Score or send it soaring
In today’s market econo-my, a strong credit score
is more then ever. � is little three-digit number can ei-ther cost or save thousands of dollars over ones lifetime. It not only impacts the inter-est rate you pay for your car your home or your credit card, it can also impact the insurance premiums you pay over your lifetime. It can es-pecially count when you are � nancing a home with the new conventional � nancing rules that will begin to charge you more on your home loan if your score is under 740.
So, what is the best way to make your score soar? � ere are three independent agen-cies that all tracking your credit, Experian, Equifax and Tran union.
� ey are monitoring four key things:• Your granted credit• Your payment history• % of balance to the
available limit• Type of credit granted.
� ese agencies will never see how long your have been on your job, your race, your religion, or how much mon-ey you have in the bank. � ey are looking at the type of credit used, how much credit has been granted, how much of it you are using and how consistent your payments are. If you have a $10,000 limit on Visa and your cur-rent balance is $9800, your score will be impacted nega-tively. � e agencies will score you higher if no one line of credit is above 48% of your available balance. In an op-timal world the agencies like to see that you have a mort-gage, installment loan (cars,
boats) and revolving and are paying all on time.
You do not have to have a lot of credit cards or loans to build a strong credit history. You can have a limited number of accounts and if you are managing all well and paying all on time, your score will gradually in-crease over time. In the same respect, one late payment on any line of credit will have a very speedy negative impact on the score that may take time to recover. Many people choose to pay o� their credit cards every month. Just re-member, that if you are ap-plying for a home loan and your have a balance on your card when credit is pulled, the lender in most cases will have to use the balance on the card as it is reported and you will not be able to pay down that credit card to qualify for the loan.
If you are in the market for a home, remember few things that can help you maintain your credit.
Do not close any accounts. It is like pulling down the window shade on the vis-ibility into your payment his-tory. � e agencies have less to look at.
Do not open any new ac-counts. � ere will not be enough history and new credit until established can have a short-term negative e� ect on your credit.
Shop for your mortgage and have all lenders pull your credit within a 30-day window. Multiple pulls in a
30-day window typically will not hurt your
credit score as the agencies realize that folks shop around
for mortgages. Remember in the area of
credit, what you do not know can hurt you.

• Your payment history-this comprises about 35%. Have you paid your credit accounts on time? Late payments will hurt you.
• How much your owe-about 30% of a FICO score
• Length of Credit History-about 15% of a FICO score. Longer credit history will increase your credit score.
• New Credit-about 10% of a FICO score. If you have recently applied for or opened a new credit account, your credit score will weigh these facts against the rest of your credit history. If you do need credit, do your shopping in a focused period, such as 30 days to avoid lowering your FICO score.

Fleet Technician AideThe City of Black Hawk is currently accepting applications for the full-time position of Fleet Technician Aide. Under the direction of the Fleet Superintendent, the position is responsible for cleaning and detailing City vehicles, equipment, and transportation buses in the City’s maintenance shop. Work week is Monday–Friday, 8-5. Must be 18 years of age or older. Minimum qualifications include: HS diploma or GED; Class R, Colorado Driver’s License, with a safe driving record and the ability to obtain a Class B, CDL license with P endorsement within one year. Salary is $13.12 – $17.75 per hour DOQ/E and includes an outstanding benefits package.
