CASE NO. 603F Consider a request of Request of Catherine
Nored Architect, representing David and BeckySimpson, owners, for the significance andcompatibility review of the proposedreplacement structure located at 711 EvansAve under Demolition Review Ordinance No.1860 (April 12, 2010) in order to encapsulate100% of the existing exterior facing walls andencapsulate 52% of the front-facing facade toreplace the existing exterior finish materialsand construct a new front porch.
SUMMARY The applicant is seeking to encapsulate the
existing brick home with stucco and add afront porch (8’ 6” x 27’ 6”), as well as, replacetwo existing widows with French doors andremove/infill one existing double hungwindow.
The proposed modifications have triggeredARB/Council review.

POLICY ANALYSIS The proposed addition (porch) complies
with the required front & side yard setbacks. The proposed addition (porch) will have a
standing seam metal roof to match theexisting home and painted wood columns.
The existing home was built in 1949 andstaff has found no historical significanceconcerning the architectural style or a notedarchitect of record.

ARB RECOMMENDATION
On November 17, 2015 the ARBreviewed the case, found nosignificance in the existing structure,found the proposed modifications to becompatible, and approved the request.

PUBLIC NOTIFICATION Postcards were mailed to property owners
within a 200-foot radius of the property,appropriate notice was posted on the Citywebsite and a sign was posted on theproperty
