MARKET OVERVIEW
249 Lofton Drive is located in north eastern Pineville, a suburb of Alexandria, across the Red River in Central
Louisiana. Pineville is home to the Old Town Hall Museum, the only museum in Louisiana dedicated to municipal
government, as well as the Louisiana Maneuvers Museum, which provides insight into World War II and General
Dwight D. Eisenhower. It is also the site of several significant and historic cemeteries, including the Rapides
Cemetery and the Alexandria National Cemetery. Located on the Red River in downtown Pineville, the Forts
Randolph & Fort Buhlow State Historic Site includes a visitor center with exhibits on the Civil War Red River
Campaign, an elevated boardwalk around the fort area, with an overlook near the Bailey's Dam site, and an open
field for Civil War re-enactments. The Louisiana Korean War Memorial can be found at Kees Park. Pineville High
School is situated just south of Fort Buhlow Lake and has a reputation for its high quality education, and Louisiana
College, a private Baptist university with a focus on liberal arts and sciences.
Today, Pineville serves as the business and retail center for small, surrounding communities, as Pineville has a
variety of shopping centers, national chain retail stores, hotels, banks, and medical facilities to serve its residents
and visitors. Pineville operates one of the area's most popular recreational areas, Buhlow Lake, which offers
boating, racing, fishing and recreational activities. Central Louisiana has long been a business and industry hub for
agriculture, agri-business, forestry and timber related industries, as well as manufacturing. Several large non-
government employers can be found in the city, including Baker Manufacturing Inc., Procter & Gamble
Manufacturing Co., Crest Industries, LLC, and Dresser Industrial Valve, Inc. The area’s established river, rail and
interstate systems for transporting both raw materials and finished products draw businesses to Pineville.
Additionally, a Heavy Industrial Mega Site at the England Industrial Airpark is an attraction for large manufacturers
looking to start up or relocate.
Pineville is home to various medical operations, including the Central Louisiana State Hospital, the Pinecrest
Support and Services Center, and the Alexandria Veterans Administration Medical Center.
Until a special election held on October 19, 2013, no alcohol was available legally in the Pineville community. In the
1980s, voters maintained that stance in a poll. The late Mayor Fred Baden was known for his opposition to liquor
sales. Clarence R. Fields, the first African-American mayor of Pineville, who has held his office since 1999, pushed
for another survey to authorize the sale of liquor in restaurants. Nearly four years after Baden's death, the measure
was roundly approved by voters in the special election. Between January 2015 – February 2015, nine restaurants in
Pineville have received permits to serve alcohol.

MARKET AND DEVELOPMENT NEWS
February 10, 2015 | Holiday Inn Express Coming to Pineville
A Holiday Inn Express is coming to Pineville, and a new townhouse development may be as well. The Pineville City Council on
Tuesday approved the annexation of 2820 U.S. Highway 165 North so the construction of a Holiday Inn Express hotel can begin on
the property.
Pineville officials have been working on the hotel project for two years now, and they expect the company to break ground on the
project in two months. The hotel, which will be located on U.S. 165 south of the Kmart, will have 81 rooms.
Chief of Staff Rich Dupree said it is a big step towards developing that portion of the city. With half of the new Red River bridge
nearing completion at the end of February, the city is hoping to continue to see growth there.
"It's a flagship hotel ... it's very instrumental for us and what we're doing," Mayor Clarence Fields said. "We hope with them come
others.“

February 3, 2015 | Bigger Things to Come for Pineville Alcohol Sales
A year after alcohol started landing on Pineville's restaurant tables for the first time in decades, the effects have been minimal. But
city officials and people who pushed for the change believe those effects are worthwhile, and bigger opportunities will come.
Nine restaurants in Pineville have received permits to serve alcohol since January 2014, according to the Rapides Parish Sales and
Use Tax Office. Voters in the city overwhelmingly approved loosening restrictions on selling alcohol in October 2013.

January 7, 2015 | Smaller Wal-Marts Open in Alexandria, Pineville
Imagine you took the common, everyday items people buy at Walmart and moved them from a supercenter to a smaller store that's
easier and more convenient to negotiate.
The neighborhood markets are about 42,000 square feet, which makes them 20-25 percent the size of a supercenter. They are built
more on the model of a typical grocery store, with a full selection of food and items such as health and beauty, but limited or no
inventory in areas such as toys, hardware, clothes or home and garden.
