Westchester• Housing price indicators continued to
show stability Median sales price slipped 0.6% to $395,000 from prior year levels, yet average sales price and average price per square foot posted gains; year-over-year, average sales price jumped 11.5% to $585,232 and average price per square foot increased 5.2% to $265.
• More sales, less inventory There were 1,762 sales in the quarter, 26.3% more than in the same period last year. Listing inventory fell 13.2% over the same period to 4,759.
• Days on market edged higher as listing discount slipped Despite the drop in listing inventory, the number of days to market a property expanded by a week from the prior year quarter to 201 as older supply was sold off. Listing discount slipped to 12% from 12.8% over the same period.
The fourth quarter 2012 Westchester housing market was characterized by general price stability, sharply rising sales activity, declining inventory and a faster overall market pace heading into 2013.
Median sales price saw a nominal 0.6% decline from prior year levels to $395,000. Average sales price increased 11.5% and average price per square foot rose 5.2% over the same period. The year-to-date results show nominal declines for all price indicators, including a 1.6% decline in median sales price. In the fourth quarter, the
luxury market price indicators outpaced the overall market. Median sales price increased 21.6% from the prior year quarter to $2,150,000.
There were 1,762 sales in the fourth quarter, 26.3% above prior year levels, as record low mortgage rates and regional economic improvement stimulated additional activity. Listing inventory fell 13.2% over the same period to 4,759, 14.9% below the 10-year 5,595 average. As a result, the monthly absorption
rate, the number of months to sell all listings at the current pace of sales, fell from 11.8 months in the prior year quarter to 8.1.
The listing discount, the percentage difference between the original list price and sales price, fell to 12% from 12.8% in the prior year quarter. Over the same period, days on market expanded by a week to 201 days, as older inventory was sold off and new inventory entering the market failed to keep pace with sales activity.

Housing price trends in Putnam were generally higher in the second half of the year than the first half, largely due to the strength in the entry-level market in early 2012. Although the fourth quarter sales total was lower than it had been in the same period last year, the annual total of 695
was 10.7% above the yearly total for 2011, with a larger portion of sales occurring in the latter part of 2012. Listing inventory fell to its lowest level in 7 years; this drop, combined with a generally elevated level of sales, resulted in a 12.1-month absorption rate, the lowest rate in 7 years.
• Price indicators mixed Median sales
price slipped 2.9% from the prior year
quarter to $293,250. Average sales
price increased 4.7% to $335,226 over
the same period, while average price
per square foot was up nominally.
• Number of sales slipped as inventory trended lower There
were 184 sales in the fourth quarter,
2.1% fewer than in the prior year
quarter. Listing inventory fell over the
same period to 227, netting a faster
12.1-month pace of absorption.
• Days on market expanded as listing discount contracted Listing discount
fell to 11.7% from 13.7% in the prior
year quarter. The average number of
days to sell a property grew from 204
to 227 over the same period.
• Lowest inventory in seven years There were 2,491 single family listings at the end of 2012, the lowest level since the fourth quarter of 2004 during the housing boom.
• Rate of new inventory fell sharply New inventory entering the market as a percentage of total inventory fell rapidly throughout 2012; in chronological order, the quarterly statistics for the year were 59%, 52.2%, 41.1% and 31.2%.
