This magnificent family home is set along an established, tree lined, avenue, with the added convenience of being close to the centre of Bournemouth, its glorious beaches, the local golf course, the New Forest, together with brilliant access to both road and rail links.

“We had already sold our previous home in another part of the country and were living in temporary accommodation whilst we searched for our new family home. This took longer than anticipated until, one day, by pure happenchance, we discovered this house. A beautiful, spacious, ‘Arts and Crafts’ Victorian property which had been owned by the same family since it was built in 1909. Full of untouched Victorian quality and splendour, it was love at first sight for the whole family. Despite there being no central heating system and, it being Christmas, our children insisted we move in. We managed to acquire a large Christmas tree and lit fires in every fireplace. Our first Christmas in our new home was magical. Another lucky coincidence was to discover a local master craftsman with as much passion as ourselves for the integrity and character of the house. Together we set upon a journey to reawaken the house and to restore its magical beauty whilst, at the same time, to create a home containing all the comforts modern day life; one in which technology melds comfortably with taste. Wonderful treasures were discovered, some having been discarded in the garden. The removal of old carpets revealed pine flooring throughout which, once cleaned revealed its stunning beauty. We added a large conservatory, which runs along the rear of the house, with bi-folding doors opening out into the spacious garden, which not only adds another dimension to the room, but is ideal when we have BBQs and some guests prefer to be indoors. The layout of the house provides enormous flexibility for entertaining and we do love to share our home with friends and family. From the very beginning, Christmas Eve has always been a special time here, and one special occasion was when we celebrated the house being one hundred years old.”

“Our children have flown the nest and it is time for us to move on. We feel we have been custodians of this magnificent house which has been a wonderful family home for us and given us an amazing quality of life during the twenty three years we have lived here,”*

A rare slice of Edwardian splendour, a beautiful landscaped secluded, south facing rear garden and the location within 100 metres of the popular Queens Park Golf Course, are just a few features of this remarkable detached family home.

Chosen by the current owners of over 22 years for this fantastic location and wonderful feel, St Catherines has been a labour of love for the family. Their mantra being do not replace, but restore where possible. As a result, this stunning family home has been extensively and sympathetically brought back to life, retaining so much of its original charm and features.

Where possible, original panelled doors, brass door handles and ornate finger plates have been uncovered, as well as eight beautiful fireplaces retained (six out of the eight fireplaces will work whilst three are constantly used). Original moulded skirting, picture rails and stained glass windows have also been kept.

As you enter the large and welcoming reception hall you get the most wonderful feeling, the atmosphere being set by the stripped floorboards that extend through most of the home, the beautiful open fireplace and splendid ‘Arts & Craft’ style winding staircase.

From the reception hall the property naturally flows through to the dual aspect sitting room, which in turn opens out into a full with timber conservatory. The conservatory has four sets of double opening doors, creating a seamless flow out into the garden.

In addition, the lovely dual aspect formal dining room with bay window and open fireplace flows through to the kitchen and eventually the breakfast room to the rear. The kitchen being fitted in a range of handmade pine units with solid oak worktops and inset stainless steel five burner gas hob with double oven and filter/extractor canopy.

The delightful breakfast room which also opens out into the conservatory enjoys views of the garden and houses a superb cast-iron Nelson style range by W. Dibben of Southampton with operational chimney (which could possibly be converted into a fantastic wood burner).

The first floor accommodation comprises five well proportioned bedrooms, one having an en suite shower and a four piece family bathroom with separate shower cubicle and feature Ball & Clawfoot slipper bath.

The property further benefits from a vast part boarded loft space (which would easily convert to extra accommodation subject to the appropriate building regulation approval) and a fantastic double length garage which is currently part divided to create a garage/workshop, and study/gym area or alternatively the whole area could convert to a home office.

Outside the property was extensively renovated in 2009, this work included all the chimneys been repointed with new lead flashing, all external bricks being repointed and the roof overhauled with all the tiles and ridge tiles inspected, repaired or replaced as necessary.

The peaceful and tranquil rear garden which measures approximately 60’ by 50’ gives the illusion that you have escaped the busy world outside and is a great place to relax and unwind. It is enclosed by fencing and mature trees, flowers and shrubs and is beautifully landscaped with various ornate seating areas and a well tended area of lawn. It also benefits from a 12’ x 8’ potting shed with power and light and ornamental pond.

The sought after Park School is short walk away with the Bournemouth Grammar Schools close by, whilst the famous sandy beaches of Bournemouth are just over 2 miles distant. Bournemouth’s mainline train station and the International Airport are both approximately 1.5 miles and 5 miles distant respectively.
