The new price level in the area seems to have settled at the $1,200 psf level. Fur- ther down Kim Seng Road is City Develop- ments Ltd’s Tribeca, located next door to the Grand Waterfront Copthorne Hotel. A 517 sq ft unit changed hands in the sub-sale mar- ket for $620,000 or $1,200 psf, according to a March 9 caveat. Prices have been softening in line with the rest of the high-end market. however, there are many other preventive measures an art lover can take between bidding for that painting and having it on the wall. Kant says, “Move your artworks minimally; make sure it is struc-turally sound, with a fine stretched base and proper frame; get han-dlers to don white gloves when handling the paintings; and don’t clean the painting yourself.”

Understandably, these rules cannot always be adhered to, nor can the conditions for display al-ways be ideal. It is not always easy to find a spot far from humidity, with little temperature variation

by day or night, and away from sunlit spots. Once you have done your best to minimise the risks, however, you should leave the rest to the experts.

Highly trained and experi-enced, they know only too well the damage that people can in-flict on their art. On the ground floor of the studio, where Su-sanne Traub, another German-trained oil conservator, works, a portrait of pioneer philanthro-pist Tan Kim Seng stands proud-ly. The work, which will soon be displayed in an art gallery, had been subjected to drastic over-

paint. Kant sighs, saying: “This was a complete deconstruction work for us that took two to three months to complete.”

On the wide table, a small oil work of a Paris street scene had recently arrived. About 50 years old, it is an heirloom belonging to a private owner who had wanted it restored to its full-colour glory — without rolled-up cracks and with nuances intact — because it had belonged to her mother. “Sometimes, the value of the work is not inherent. You could say this [piece] is just tourist art, but it is of emotional value to the

owner, and that’s what makes it worth restoring,” Kant says, ex-plaining the myriad reasons that clients — from public and com-mercial institutes who need their museum-quality work restored, to private-gallery and individual artwork owners — come to Re-nate Kant Asia.

On the second floor is the pa-per conservation space, where Peranakan scrolls, documents, Chinese ink paintings and other paper-based artworks wait for the finer dirt-vacuuming and stain-restoration work to restore them to their former glory.

The art world is highly spe-cialised, with divisions aplenty. So, while conservators like Kant do engage in authentication work (to find out whether the work had been copied), judgement and subjectivity are reserved. When a painting is found to be a copy, they could still restore the work if the buyer deems it charming enough. Valuations remain strict-ly the purview of market experts like auction houses, though.

Kant also advises entrusting your visual beauties only to the deserving. “Don’t be shy about asking for the credentials of con-servators and other art experts; it’s all right to ask for referenc-es,” she says.

Artistic dealingsWho knew that buying art could be so complicated? Getting the conservators in is only one as-

pect of your responsibility as an art owner. Artlogica’s found-er-managing partner, Tan Teng Teng, spells out more logistical details to consider. Says Tan, “You’ll also have to bear in mind fine art insurance, which differs from general home contents in-surance. For that, you’d need a critique by an expert to assess the condition of your artwork, before the insurers can tag a value to it.”

Tan, who handles artwork be-longing to commercial and pub-lic institutions, private galleries and art owners, believes that art insurance is important. “When something happens, you have to think about whether it is re-placeable,” she says. “At least if it’s not, you could still be glad to be compensated, and when you have a fairly large collection, then there are other issues to look at, like 24-hour surveillance of your artwork, which will lower your insurance risk.”

Storage is another important issue for the serious collector, as are maintenance and placing your art pieces in a non-air-condi-tioned environment. Simply put, pay special care and attention to your asset. Says Tan, “Treat your art properly; how you collect is a reflection of who you are, just like housekeeping.”
