9 COMMON FEATURES AND AMENITIES:

COMMON FEATURES AND AMENITIES:A. STRUCTURAL WORKS:1. Building design will be based on American Concrete Institute (ACI), American Standard Testing Material (ASTM)

and Bangladesh National Building Code (BNBC).

2. Construction of the building will strictly adhere to the specifications as in the design documents.

3. Sand and Bricks so used in the building will be free of salinity.

4. The brand of cement used in the building is restricted to Holcim/Scan/ King Brand/Shah.

5. Deformed bar used in the building will be of high quality grade 60 (60ksi strength). Brands for deformed bar used in the

building will be restricted to BSRM/Basundhara/Dhaka/Rahim/Kabir Steel Mills

6. The building structure is designed to withstand earthquake intensity as per BNBC.

7. The building will be protected against lightning strike.

B. FINISH WORKS:

1. FLOOR :

a. RAK brand or imported mirror polished floor tiles (2'x2') will be provided.

2. WALL :a. Inner and outer walls will be 5" thick with machine made solid or hollow bricks with plaster.

b. Berger brand plastic paint will be applied to all inner surface of walls.

c. Berger brand weather coating paint will be provided on the outer surface of walls.

3. DOOR FRAMES AND SHUTTERS:

a. Front entrance door will be made of solid Burma Teak wood with high quality strong door lock, door chain, wide angle

check viewer, tower bolt and horizontal bolt.

b. Teak Champ veneered Partex flash doors with French polish finishing will be used for all other rooms.

c. All bathroom doors will be with inner surface water proof laminated.

d. Door locks will be provided in all bed room doors. Tower and horizontal bolts, will be provided in all other doors.

e. All verandah doors will be with outer surface water proof laminated.

f. Servant's room and servant's toilet door will be of PVC.

4. WINDOW:a. High quality Aluminium sliding windows with 5mm tinted glass and mosquito proof net will be installed in the building.

b. The tint of the glass will be so chosen as to block most of the heat from the sun from entering living spaces.

c. Safety grills made of flat bar and MS section will be provided for security/safety reasons.

5. TOILET:a. All toilets will have wall tiles to falls-ceiling level and matching non-slip floor tiles of RAK/Fu-Wang or equivalent brands.

b. Master bed toilet will have bathtub and cabinet basin of Toto or similar quality with quality sanitary fittings. All other toilets will have standard shower and sanitary fixture & fittings.

c. Central gas geyser for hot water shall be directly connected to master , 2nd, and 3rd bed toilets and kitchen.

6. KITCHEN:a. Non slip wall and floor tiles of RAK/Fu-Wang or equivalent in kitchen up to cabinet level.

b. Concrete slab 2'-0" wide platform at 2'-6" height with matching tiles top.

c. Double burner gas connection in all kitchens.

d. Double bowl one stainless steel kitchen sink.

e. Necessary power points with variable capacity for electric appliances.

f. Standard exhaust fan facilities.

C. ELECTRICAL FEATURES:1. Modular switches of single/multiple gang and sockets of foreign name brand.

2. Separate electrical distribution/circular/inspection boxes for easy maintenance of the building and within each apartment.

3. 220/440V 15 KVA power connection with separate meter for each flat.

4. Adequate number of socket points shall be provided considering present and future requirements and usage of the rooms.

5. All wiring will be concealed and conduit wiring with the cable/wires of BRB/Paradise/Sunshine brands.

6. Concealed line for telephone, satellite TV, Intercom and internet will be provided.

7. Connection for air-condition in all bed rooms and living rooms will be made.

9. Floors with RAK brand tiles in all lift lobbies and stair case.

10. Fire extinguishers with dry type chemicals in each floor lift lobby.

11. Imported 8 passengers cabin lift (European Standard).

12. 100-150 KVA generator with auto transfer switch will be provided. The capacity of the generator will be so chosen to power all lights/fans and electrical points including 3 air conditionars in each flat.

13. Emergency power supply through 100-150 KVA generator to power all lights in common space including car parking area in ground floor, community room space in the basement, security points,

lift, stair case lobby and all light, fans and all power points of all apartments will be provided. Usage of emergency power will be metered and billed on the basis of usage by individual flat users.

14. RCC underground water reservoir and overhead water reservoir for at least two days supply of water will be provided.

15. Good quality heavy duty water pumps (pull and lift) with adequate HP and one standby pump will be provided.

16. The layout of ground floor might change according to the requirements of common facilities.

E. BUILDING HANDOVER AND MANAGEMENT:1. Booking Money: Taka five lac has been fixed as the booking money for each flat under this project. The booking money will be adjusted towards the down payment for the flat(s) to be purchased.

2. Down Payment: Twenty five percent (25%) of the total value of the flat(s) intended to be purchased will constitute the down payment. The value of a flat is defined as the agreed value in Taka per

square foot times the total square feet of the purchased flat.

3. Reservation: Application for reservation of flats shall be made on the prescribed application form duly signed by the applicant along with the booking money. The Company i.e. Genusys Ltd. reserves the

right to accept or reject any application without assigning any reason.

4. Allotment: On acceptance of the application and the booking money, the applicant will be requested to confirm reservation by making the down payment within a specific period. In case of failure

to make the down payment in time, the booking will automatically stand cancelled. On receiving the down payment the Company will issue an 'allotment letter' and 'balance payment schedule' to

the applicant. On receipt of this the applicant/allottee shall start making payments as per the schedule of payments. Allotment is made generally on first come first serve basis. However preference may

be given to clients paying the full amount in one installment.

5. Agreement: The client will be required to execute a 'Deed of Agreement' in the Company's standard form within one month from the date of application. In case of failure to execute the agreement

within the specified time, the Company shall be free to cancel the booking/allotment and forfeit the amount deposited by the client.

6. Mode of Payment: All payments to the Company shall be made by crossed cheque, bank draft or pay order to 'Genusys Ltd.' against which the Company will issue money receipts. Foreigners and

non-resident Bangladeshis may pay in foreign currency through banking channels. Conversion into Taka will be done at prevailing Bangladesh Bank exchange rates (sell) on the day of the payment.

13 COMMON FEATURES AND AMENITIES:

7. Schedule of Payment: The buyer is required to strictly adhere to the installment schedule to ensure timely completion of the construction work. Delay in payments beyond the due dates of payments

will make the allottee liable to pay delay compensation at the rate of 20% per year at quarterly interest on the amount of payment delayed.

8. Cancellation of Booking/Allotment: The booking money paid by the client shall be treated as non-refundable in case of cancellation of the booking by the client or failure to make the down

payment in time. If the allottee fails to pay any installment in time or wishes to surrender his/her allotment, the Company reserves the right to cancel the allotment. In such event six percent of the total

agreed value of the flat will be forfeited and the balance of paid amount (if any) will be refunded to the allottee after resale of the said flat. In such event the allottee shall not have any claim whatsoever

on the Company.

9. Transfer of Allotment: Until full payment of all installments are made and possession of the purchased flat obtained, the buyer of the flat shall not transfer and or sell the flat allotted to him/her to a

third party.

10. Documentation Charges and Government Taxes and Fees: The buyer of flats shall bear all costs relating to registration, transfer, VAT, gain tax, and all other Government taxes and fees including

incidental costs/speed money for registration of the flats in favor of the buyer.

11. Company's Right to Change Specifications: The Company may make minor changes in the specifications, design, and/or layout of the flats/building in case these become necessary for the interest

of the project.

12. Change Request from Specifications: Any addition or change of fittings and fixtures from specifications may be provided on payment of the additional costs plus 15% by the purchaser during the

construction period.

13. Refund: For reasons beyond the control of the Company i.e. Act of God or otherwise, if the Company is compelled to abandon the project, the buyer shall be refunded with all deposited money within

ninety days. In such a rare situation the buyer will not be entitled to claim any kind on compensation or interest on the money deposited.

14. Completion of the Project: The project is scheduled to be completed by 31 Dec 2011 with an additional three months grace period. The completion of the project may be affected by unavoidable

circumstances beyond the control of the Company like natural calamity, political disturbance, strikes, civil commotion and other force majeure events. However in case of delay in handing over the

project beyond 31 March 2012 for reasons directly attributable to the Company, the Company will pay the buyers of the flats Tk 20,000 per flat per month for the duration of such delay.

15. Completion of Interior Optional Work by the Buyers: To ensure noise and dust free environment to live in, the owners of the flats must complete any optional decoration, kitchen cabinet, wall closet,

finishing works inside their flats by 30 June 2012.

16. Handover of Flats: The possession of flats and parking space (if applicable) shall be duly handed over to the allottee on completion of construction and on realization of full payment of all installments,

initial Home Owner's Association deposit, and other charges and dues. Prior to this the possession of the flats will remain with the Company.

17. Developer's Warranty: The Company will provide warranty on the functionalities of various components of the building for one full year from the official handover date i.e. till 31 Dec 2012.

18. Home Owner's Association (HOA): The buyer must become a member of the HOA which will be formed by all flat owners on the day of formal handover of the flats to the owners. The Company

will assist in the formation of the HOA and provide a paid advisor for three months to ensure smooth transition of routine responsibilities to the HOA. All common facilities will be managed by the HOA

and the members of HOA must abide by the laws and by laws framed by the HOA for the common interest. Each flat owner must make an initial deposit of Taka one lac to the Company by 31 Sept 2011

that will be handed over to the HOA fund by the Company on the day of formation of HOA. In addition each flat owner will also make a monthly payments to the HOA fund as decided by the HOA from

time to time to cover routine and special maintenance of the common utility services.

19. Restriction on Mortgage: Until full payment is made and possession obtained, the allottee shall not mortgage or hypothecate the allotted property with any bank, financial institutions, or personal

accounts without prior written consent of the Company.
