While inventory grew as the number of contracts fell across most residential categories (townhouses, condominiums), single-family detached homes saw increases in prices as well as the number of sales.

Additionally, migration into the District and more urbanized surrounding areas continues. This was especially apparent in the luxury market, a market segment that is less sensitive to potential interest rate and job market fluctuations. Transactions in Washington, DC over $3 million increased 66% over 2013, while in Northern Virginia and suburban Maryland areas they declined 20% and 8% respectively. With limited housing supply in urbanized areas and traffic concerns ever on the rise, we expect the move-in trend in the luxury market will continue in 2015.

DHM: What can you predict for 2015?

RWP: Location, location, location. As more buyers choose areas closer to urban and suburban centers, those willing to invest outside these hubs will find deals. If inventory continues to rise, sellers will benefit from hiring experienced agents with a pulse on market data and creative strategies to distinguish their properties from the competition. While interest rates remain low and the job market steadily improves, we anticipate homebuyers will absorb new inventory and the 2015 DC market should continue to grow.
