At full build-out, this 7.65 acre area will contain up to 2,531,660 GFA of residential, hotel, office, and retail uses. Multiple buildings were demolished during the first quarter, allowing for construction of the Altaire in Crystal City and 10th Street Flats in Clarendon. When completed, these projects will add over 597 multi-family residential units to Arlington’s housing supply. The County Board approved the Columbia Pike Village Center, a form based code project which will which will add a new grocery store and 365 residential units to Columbia Pike. Development Summary

The list below shows the volume and type of currently going through the application process. For the First Quarter of 2016, the following table includes Site Plan applications that have been accepted and filed or are currently under public review (but not on hold). Development statistics reflect the initial Administrative Regulation 4.1 submission (for Site Plan projects) or 4.1.2 submission (for Form Based Code projects), and they are subject to change throughout the public review process and upon adoption by the County Board.

Methodology

Quarterly development tracking reports are generated from County staff reports, County Board minutes, and data on Certificate of Occupancy (CO) permits, building permits, and demolitions permits.

The approval date is the date the project was approved by the County Board (by-right projects are not approved by the County Board). The construction start date is based on the date the Third building permit was approved for the project, and projects are classified as under construction when construction activity commences above grade. Completed projects are those where a CO has been issued. In general, a project is determined to be complete if a Master CO has been issued or if partial certificates of occupancy have been issued for at least 50% of the GFA or units in the project. In some cases, projects were determined to be complete or under construction based on site visits by Planning Division staff. Demolished projects are those where a Demolition permit has been issued.

The projects contained in this report are only those that add or subtract new density (i.e., residential units, hotel rooms, or gross floor area) to current residential, hotel, office, retail and other space inventories in the County. This report does not include data on alterations or additions to single family attached or detached homes.

Each section separately reports Major Projects and Single Family Houses. Data are reported for each of Arlington’s Major Planning Areas, Other Planning Areas, and other geographic areas. Major Planning Areas include Rosslyn, Courthouse, Clarendon, Virginia Square, Ballston, Crystal City, Pentagon City, and Columbia Pike. Other Planning Areas and other geographic areas include Nauck, Shirlington, East Falls Church, Lee Highway, and Four Mile Run.
