This presentation provides a brief overview of some of the more collaborative and transformational projects that have occurred throughout Rock County. While not exhaustive, these references represent the commitment and vision that area stakeholders maintain.

PROSPECT 101Janesville, WI

In the wake of the GM 2008 announcement, Sara Real Estate Investments pledged $4.5 MM to transform this downtown Janesville office building. To facilitate this development, the City of Janesville constructed an adjacent 240-stall parking ramp.

ABC SUPPLY CO. INC.NATIONAL SUPPORT CENTERBeloit, WI

Since 1982, ABC Supply Co. has grown to become the nation’s largest wholesale distributor of roofing, siding, windows and other select exterior building products. ABC, along with its affiliated Hendricks Holdings companies, employs nearly 860 and maintains a nationwide real estate portfolio over 20 MM SF. Several key Rock County projects, canvassing the entire public and private sector spectrum, are directly attributed to ABC’s community engagement, leadership and vision.

AMTEC CORP.Janesville, WI

AMTEC, a subsidiary of Eau Claire, Wis.-based National Presto Industries, performs state-of-the-art manufacturing and assembly for tactical / training ammunition, fusing and firing devices. Feb. 2010 the U.S. Department of Defense awarded the company with a $33.6 MM contract extension. This contract extension will guarantee work on the existing 40-mm grenade systems through 2014.

BELOIT HEALTH SYSTEMBeloit, WI

In January 2010, Beloit Memorial Hospital and the Beloit Clinic launched a new integrated health care system. Affiliated with the University of Wisconsin & Clinics, the Beloit Health System is Rock County’s second-largest employer. The hospital recently completed a 20,000 SF, $11 MM Emergency Room project.

BELOIT COLLEGE CENTER FOR THE SCIENCESBeloit, WI

This 117,000 SF facility, which opened fall 2008, was recently awarded the Platinum Level LEED certification. This Center represented a $30 MM +/- investment and further cemented the College and City relationship, which dates back to 1846

EXPANSION AND RENOVATION OF CRAIG AND PARKER HIGH SCHOOLSJanesville, WI

A $70.8 MM referendum provided the necessary capital to expand and renovate the District’s two campus locations.

DATA DIMENSIONSJanesville, WIThis Janesville-based company serves a variety of industries with digital conversion; data capture, imaging and indexing; electronic and physical storage and retrieval; medical records retrieval; transcription, and digital voice recording and retrieval. Spring 2010 Data Dimensions completed a 20,000 SF expansion project on its Tier 3 Data Center. When operational, this facility will create up to 250 new jobs.

DEAN / ST. MARY’S HOSPITALJanesville, WISSM Health Care of Wisconsin and Dean Clinic are building a 313,000 SF Heath Care Campus. This $150MM 50-bed hospital and medical clinic will be eventually create / retain over 350 jobs.

ECLIPSE CENTERBeloit, WIThe Eclipse Center has been selectively renovated into a mixed-use campus and convention center. Anchor tenants include the Beloit Public Library, a satellite Blackhawk Technical College campus, the Rock County Health Department and retailers like Elder-Beerman.

EDGERTON HOSPITAL& HEALTH SERVICESEdgerton, WI

Edgerton Hospital & Health Services (EHHS) recently broke ground on a $26 MM, 18-bed hospital. A 10,000-square-foot medical office building will eventually be built adjacent to the 52,400 SF hospital. EHHS is affiliated with SSM Health Care of Wisconsin.

JACKSON SQUAREJanesville, WI

In late 2008, this redevelopment project that brought new life one of the downtown’s blighted corners. Jackson Square is home to Forward Janesville, the Janesville Design & Development Center, the Community Foundation of Southern Wisconsin and several private-sector businesses.

FULTON SQUAREEdgerton, WI

Keller Development, with support from the City, completed this $6 MM, mixed-used, downtown infill project. Commercial businesses occupy the ground floors, while the upper levels provide residential condominiums.

GAZETTE PRINTING FACILITYJanesville, WI

Bliss Communications, owner of The Janesville Gazette and two local radio stations, opened their new printing press facility in 2007. This 54,000 SF, $22 MM project houses a state-of-the-art printing press and also serves as the company’s central distribution center .

HELGESEN INDUSTRIAL CENTERJanesville, WI

In the wake of GM’s 2008 announcement, Helgesen Development Corp. invested over $7 MM into constructing a new 250,000 SF industrial and/or warehousing complex. Originally constructed on spec, this facility is now 100% leased and occupied. Helgesen is also repositioning its 700,000 SF facility that was vacated by one of the area’s automotive suppliers.

FAIRBANKS MORSE ENGINEBeloit, WI

Since the 1880s, Fairbanks Morse has been manufacturing an array of power generation and manufacturing solutions. The company has a long-standing affiliation with the U.S. Navy and Coast Guard. The USS New York, which was commissioned late 2009, is powered by Fairbanks diesel engines there were manufactured in Beloit, WI.

IRONWORKS CAMPUSBeloit, WI

Formerly the home to Beloit Corporation, this 725,000 SF downtown manufacturing property along the Rock River has been renovated into a mixed-use complex. The Industrial Arts Museum and massive façade murals, depicting the City’s industrial heritage, are just a few of the amenities that coexist among the property’s various tenants.

KERRY INGREDIENTS & FLAVOURS NORTH AMERICAN HEADQUARTERSBeloit, WI

In 2009, Kerry opened its 280,000 SF Corporate HQ and Customer Center, which consolidated several divisions (including R&D) into a single facility. Situated on 124 acres, this $45MM project created an estimated 350 positions – raising Kerry’s total employment at its Beloit facility to 600. This facility is also targeting a Silver Level LEED certification.

GATEWAY BUSINESS PARKBeloit, WI

This 1,600-acre +/-, mixed-use development near the WI/IL border, is home to various private sector developments. Combined, these developments account for over $141 MM worth of assessed property valuation and nearly 1,000 jobs.

MERCY HEALTH SYSTEMJanesville, WI

In early 2010, Mercy Health System completed its 35,000 SF Mercy Campus renovations. This project, valued at over $10 MM, included a 140-stall parking ramp and specialty medical offices.

EVANSVILLE MANOREvansville, WI

The Heights at Evansville Manor, a 25-unit assisted living complex, opened in early 2009 to complement its existing nursing home.

SCOT FORGEClinton, WI

As an employee-owned manufacturer of custom open die and rolled ring forgings, Scot Forge has grown its Clinton facility to 273,000 SF. The company completed a $10 MM + expansion project to improve its production capacities and to expand its product offerings.

SOUTHERN WIS. REGIONAL AIRPORTJanesville, WI

From corporate aviation to just-in-time logistics, the Airport has been providing area businesses with valuable supply chain solutions for over 50 years. Strong and continued Federal / State support has positioned the Airport as a critical transportation asset.

ST. ELIZABETH MANORFootville, WI

In 2009, the Sisters of Charity of Our Lady, Mother of the Church opened this 70-unit assisted living facility just off of State Highway 11.

THE ARMORYJanesville, WI

This former National Guard facility and home to the Janesville 99, has been completely renovated into a 200-seat dinner theatre. The Armory, which features Broadway caliber entertainment, is one of the City’s marquee redevelopment projects.

TRANSIT TRANSFER CENTERBeloit, WI

In May 2010, this $1.3 MM Center opened up in downtown Beloit. This project was facilitated by American Recovery and Reinvestment Act funding, which also included bus emission-reduction funding.

UNITED ETHANOLMilton, WI

In 2007, this $60 MM ethanol facility began operations. An adjacent carbon-dioxide processing facility has been added, as well. Recent technology-enhancements have dramatically increased the ethanol facility’s performance and production capabilities.

VISION CENTERBeloit, WI

This renovated downtown commercial building is home to Visit Beloit, the Greater Beloit Chamber of Commerce, the Downtown Beloit Association and the Greater Beloit Economic Development Corporation. As one of several key redevelopment projects, this facility is often utilized as centralized meeting location for non-profit and/or community organizations alike.
