The R-4 Zoning consists of land within the area designated as LOW DENSITY RESIDENTIAL in the CITY OFFICIAL COMMUNITY PLAN which, owing to the availability of
full services, including community water, sanitary sewer and storm sewer, and its location immediately adjacent to one and two family residential zone and in close
proximity to an elementary school and public open space, is best suited to scattered Townhouse development. Uses permitted for this zone are one or two family

CANADA EDuCATION PARKThe University of the Fraser Valley in Chilliwack has
seen an influx of students in recent years. With the
number of full-time students increasing from 5,000 in
2007 to approximately over 18,000 by 2020.
With the BC Government funding over $30 million
dollars to UFV for their $40 million dollar campus
development project, there has been a ton of interest
from students to relocate to this new urban campus.
There has been an increase of seniors attending the
Elder College, which is a branch of UFV, providing
adults over the age of 50 with access to educational
and learning opportunities. There is dedicated housing
for adults over 50 at the Campus 1 Building.
Regular shuttle services connect the Chilliwack and
Abbotsford campuses. A new public transit called
Fraser Valley Express bus (FVX) will soon allow buses
to be scheduled to run from the Chilliwack campus to
Langley, creating a comprehensive transit service.
With this new transit system network and the current
increase in students forecasted to be over 18,000 by
2020, there will be a great need of developments for
affordable student housing/rentals, elders and many
new young families.
