1. PRELIMINARIESThe following services shall be provided by the Builder;• Architectural working drawings.• Engineers full construction report.• Private Certifier assessment.• Energy Efficiency Rating (EER) assessment.• Local Council development application.• SA Water Corporation connection.• Construction Industry Training Board (CITB) levy.• Home Owners Warranty insurance fee.

2. SITE SERVICES, SITE PREPARATION & FOOTINGS• Sewer - An allowance of up to forty five (45) metres of service drain is provided.

Provision for one (1) vent and four (4) inspection points.• Water Supply - An allowance of up to eight (8) metres of water line from an

existing SA Water meter to the dwelling is included. The Builder shall install a 20mm isolating valve and 20mm pressure reduction valve including path box as per regulations.

• Rainwater Provision - The Builder will provide at the first fix plumbing stage a separate run from the rainwater tank to one (1) toilet and provide a mains water point to accommodate a future ball float valve or change over device & external single power point for a tank positioned against the dwelling.

• Electrical Supply - An allowance of up to twelve (12) metres of underground electrical cable & conduit shall be provided.

• Telecommunications - An allowance of up to thirty (30) metres of conduit with draw line including underground service.

• Gas Service - An allowance of ten (10) metres of external service pipe and ten (10) metres of internal service pipe is included.

3. FRAMING• Roof - Supaloc steel trusses made from BlueScope Truecore ® steel as per

engineer’s specifications.• Walls - Supaloc Steel stud wall frame made from BlueScope Truecore ® steel as

per engineer’s specification.

GUARANTEED FOR LIFE

Traditional building methods require insulation to be hand filled into wall cavities, by low skilled trades during the building process. This technique is left wide open to human error, with the potential for gaps and crevices to be left open. In contrast, Supaloc Solid Insulation is produced in a controlled factory environment. It is moulded into the frame with no cavities or air gaps, and is a solid, cellular material that will not break down or collapse over time.

Traditional insulation may sag over time, reducing its overall effectiveness.

115mm wide, rigid cellular insulation encloses the steel frame on the external face, thereby eliminating thermal bridging in the cavity and improving structural strength and rigidity.

Effective insulation is arguably one of the most important elements of an energy efficient home.
