Our parent company is one of the largest construction conglomerates in Ireland with significant interests in quarrying, cement production, road construction, property, shipping and house building. Lagan Homes acts as an independent company ensuring a flexible approach to market needs but is also able to capitalise on the vast resources of the parent company.

We have expertise in road layout and construction, drainage design, services provision, hard and soft landscaping, conveyancing and estates completions as well as extensive knowledge and experience in developing brown field sites and have the capability to deal with site remediation and complex foundation solutions.

BUSINESS MODELS

As a privately owned company that specialises in residential development we can offer a range of services that sets us apart from our competitors who operate across several market sectors.

We are able to offer flexibility and operate various business models tailored to meet client requirements.

We pass onto our clients the benefits of our low cost base either through our selection as design and build contractor following a competitive tendering process, or via an open book negotiated design and build contract with a pre-agreed level of overheads and profit.

We are able to offer a two year defects liability period, twice the normal duration, to ensure that our Clients’ can provide a seamless service throughout the initial two years of the NHBC ten year warranty period.

We can develop our clients own designs using their design teams or, depending on the planning status of a project, offer our own product range and detailed design capability.

Lagan Homes is the residential development and contracting arm of the Lagan Group of Companies, a privately owned Belfast based conglomerate with an annual turnover approaching £150 million.

LAGAN HOMES RESIDENTIAL DEVELOPMENT

Lagan Homes has been involved in residential development for almost three decades.

The English Division of Lagan Homes is based in Banbury in Oxfordshire and specialises in building and selling homes and the delivery of affordable housing for Housing Associations on sites ranging from 20 to over 200 units.

Lagan Homes undertakes all aspects of the development process including site viability studies, land acquisition, securing planning consent, detailed design, procurement, construction, sales and marketing and customer care.

We have an extensive product range from one bedroom apartments to five bedroom executive houses with a portfolio of both traditional and contemporary styles, all architect designed to a high specification with low running costs and capable of meeting the Government’s latest sustainability and energy efficiency standards.

Lagan Homes has an extensive design and build capability with a significant existing client base from within both the public and private sectors delivering housing built to the highest standards for clients to sell on the open market or to meet the demand for the provision of affordable housing.

Typical clients and situations where Lagan Homes can be of service include:

• Housing Associations. Lagan Homes can undertake full design and build on behalf of Registered Providers.

• Development Companies. Development companies which can avail of our proven track record to deliver units in an economical manner for the residential element of a development.

• Distressed Situations. Lagan Homes can develop manage for banks/receivers on sites with an element of distress where previous developers are no longer able to complete a scheme. This can be particularly advantageous in situations where the sale of the land is not in the best interest and we can work through problems to maximise value recovery.

• Public/Private Landowners. Lagan Homes can generate best value for a parcel of land, converting Brownfield or Greenfield sites into residential developments and returning value throughout various stages of the development.

Lagan Homes can offer the full extent of our services through all steps of the development process, or indeed select stages if applicable/preferable.

We can also offer Design and Build + which involves managing the marketing, sales and after-sales support, capitalising on our expertise from our own development projects.
