THE PROBLEMA progress of a certain community or municipality tends to create a certain reaction to

which actions that are meant for the progress of one place. Population growth is one

factor that affects the overall integrity of a public structure, the more the population

increase so does the demand for change and expansion.

Pacita Commercial Complex is one of the key area of San Pedro City, playing a vital

role in terms of commerce and trade but “The Pacita Commercial Complex is not

equipped structurally with the inauguration of being a part of a city. Traffic

congestion and rapid Population growth bottlenecks the progress and

efficiency of the people using the complex”

Another factor of this is the human behavior to which the sense of direction and free

will conflicts with the intended solution of a certain establishment.

“A complex soon to be overwhelmed with traffic congestion and disorder.” as

explained from an interview to a permanent source.”

• The area that composes the Pacita Commercial Complex used to service only the small municipality of San Pedro, since the area of San Pedro was develop by the La Paz developers, the whole municipality of San Pedro flourish and progressed rapidly, 20 barangays was established by the local government of the area, several subdivisions dominated the area of San Pedro, Pacita Complex is one of the largest subdivisions in San Pedro, in which the Pacita Commercial Complex was established to be the center of commercial, trade and business and serves as the basin for commuters from Metro Manila or South Luzon, Visayas and Mindanao provinces and not only the subdivision of Pacita but all of the neighboring subdivisions as well.

BACKGROUND

• The roads of the Pacita Commercial Complex was given to the local government by the La Paz Developers, so the access from other roads of the government will be synchronized which will help the travel of the users from the other subdivisions and villages will be at ease, the Pacita MG Railway Station is one of the oldest station in Region IV-A which connects the goods from other provinces, commuters from Metro Manila to the commercial complex that helps the livelihood.

• On March 27, 2013 the municipality of the San Pedro was converted to a component city of the province of Laguna, since then the Pacita Commercial Complex was deemed to be as always aside from the 2 towns of San Pedro City, the iconic complex of San Pedro City, San Pedro City was known as “Labasan” because of its nature where commuters and other visitors are coming in and out of the neighborhood and serves a gateway to other visiting users, by the year 2015 authorities and NGO’s are striving that the city of San Pedro will be incorporated to Metro Manila.

What solution can be implemented on the pedestrian and vehicular traffic around the current area?

What solution can be implemented in the circulation of pedestrian movement to direct to the unfortunate sales of the commercial building and to increase opportunities?

How to motivate pedestrians to develop a sense of formality in traveling around the complex?

What effective solution to implement in the merging of pedestrians and vehicular traffics?

Who are the beneficiaries and who will be benefited in the study?

How to integrate the benefits of the target users and the needs of the end users?

To create a dynamic and flourishing complex for the growing population

To sustain architecturally the demand of the emerging city of San Pedro

Create a certain boundary of transportation that won’t be conflicted

Systematic arrangement of different activities into one focused place

To formulate a systematize execution of research that will produce credible and legitimate knowledgeable paper for further research study and development.

Create a certain impact to the comfort and benefits of the users

Create a multi-dimensional perspectives of every ideas and views of the study

To develop the complex to standardization of modern approaches and modern ideas which can hold the future demands.

The proposed study should be legitimate, credible and knowledgeable in order to obtain solid statistical results and certain basis for approaches, needs and the problems of the site must be shown so that the accurate result of the existing condition of the site will be properly documented.

The study will provide various answers that needed specific answers that will create effective and precise solution to the existing problems of the site, diverse study of the different factors and views that should be tackled must be presented and documented and considered to the study, this study will provide possible solutions to the proven existing problems of the complex, solutions will be based on the study of macro and micro settings.

• This are the tools or instruments used in gathering data in the study of the Pacita Commercial Complex, this will be the basis for the identifying the particular needs in the study and making a reliable source for future inferences. In the study of the PCC, we used the tools used Interview and Observation.

RESEARCH METHODS

RESEARCH DESIGN: CASE STUDY• The case study are conducted in walk-observation around the complex,

determining, identifying and analyzing problematic areas of the complex, the study composes of interviews, photo-documentation making a reliable and credible sources of information.

• The Pacita Commercial Complex is operating and functioning, but certain areas which are important are not functioning as intended and unable to cater dense crowds in any peak of a day. As intended, Greenstar Buses Co. operators suggested to the administration to have a permanent terminal inside the complex which lessen the time needed to move buses inside.

RESEARCH INSTRUMENT: RANDOM INTERVIEW• In an random interview, the aim of this is to directly ask questions related to the site,

in which gathering different answers based on the participants and creating an analysis in the presented and collected data. One method used is interviewing stall owners inside the complex. To know more of the occupants of the site and their own problem regarding the site.

RESEARCH INSTRUMENT: RANDOM INTERVIEW

OPPORTUNITIES• Existing commercial establishments like Shakey’s, Jollibee,

Greenwich, Max can uplift the number of opportunities and lessen the uncomfortable level of going in and out of the complex.

• National Highway or the Maharlika Highway is the bridge between the two cities (Muntinlupa City and Biñan City) hence, transportation, shipping and tourism can grow. Making PCC the asset of Pacita community.

• The trademark of the complex for commercial needs and transportation can benefit the small businesses and the further development will boost the image and comfort of the users.

• Once the PNR Pacita Station is fully operational, the opportunities of the stall owners will boost, and being a link from various places making the site a landmark.

WEAKNESSES• Not enough walkways for users • Dark and not enough ventilation and poor planning of

pedestrian circulation • Poor maintenance of ceilings, floors, walls • Muddy tarmac and small waiting sheds on tricycle

terminal • Mixed circulation of both vehicular and pedestrian • Lack of shed for bus terminal and improper

maneuvering area for buses

• Wet and Dry Market suffers from lack of ventilation and absence natural lighting

• No particular space for UV Express and Pedicab

• Poor Maintenance of the Commercial buildings and the Wet and Dry Market

THREATS• Due to increasing population, some parts of the complex will

be crowded • The physical state of the structures may not fit the other

existing establishments • The presence of public roads in which cannot be moved will be

a hindrance. • Huge complex proposal or maintenance of such big

establishment can cost a lot of money. • The risk of flooding in the area could cripple the commercial

establishment’s income. • Modernization and Dynamic Ideology Approach to Pacita Commercial Complex

Both the modernization ideology and the execution of work will benefit the class of the commercial complex and help it to comply to state of San Pedro City as highly urbanized city, such statement should not only have the commercial complex established but to adapt the certain principles and ideology to other alike structures that are currently existed, certain future approaches to other fields of architecture from planning, designing, building methodology.

• Multi use space planning

Efficient use if space for entertainment, shopping and related activities are beneficial into the integration of this principles to the site, conceptual planning that is critical to the success of the site will create its basis into the designation of proper traffic possibilities, the evolution of commercial complex into multi use and multi themed establishment that will harmonize different kinds of shops and other restaurants, to achieve design excellence and to come up with a prototype design for a transportation hub, for the future and scenario where space will become.

• Segregation of Different Modes of Transportation and Activities

The segregation of different types of activities from transportation sector to the pedestrian activities could lessen the density of different kinds of activities and distribute it to the overall vantage points in the site that could lead to free space and can limit the clogging of various spaces depending on the time. The segregation of different modes in transportation will also help to free up remaining uncertainties into the development of the complex, where this could bring to comfort both the passengers and the drivers, this certain principles could develop the complex.

the integration of this principles to the site, conceptual planning that is critical to the success of the site will create its basis into the designation of proper traffic possibilities, the evolution of commercial complex into multi use and multi themed establishment that will harmonize different kinds of shops and other restaurants, to achieve design excellence and to come up with a prototype design for a transportation hub, for the future and scenario where space will become A precious commodity and rapid transportation that will have to support small site further to save space commercial activities will be incorporated with the different transportation terminals and give the Pacita Commercial Complex the missing landmark building. Multi used could create a certain opportunities not only on with the administrator of the site but the stall owners which will create a flourishing commercial building, wet and dry market and different modes of terminals into one specific complex that could allow the whole ecosystem to interact without conflicting.

Prevention of Accidents - because of merging pedestrians and vehicular into certain dense areas of the complex.

Fluidity - one direct and interconnected walkways and entrances/exits. Efficiency – with fluidity comes efficiency, goods and merchandises will come on time,

people commuting will have easy accessibility causing good satisfactory and possibility for effectiveness in individual jobs.
