EXECUTIVE SUMMARY

In April 2000, Alberta Infrastructure engaged R.L.Wilkin Architects Ltd. to evaluate the condition of a number of schools within Edmonton School District No. 7. The evaluation process and the forms provided were developed by Alberta Infrastructure and reviewed with the consultant prior to visiting this facility on 10 April 2000.

Little information was available from Edmonton Public Schools in terms of recent studies, roof inspections, etc., thus evaluations have been based primarily on the site visit and discussions with staff.

Delwood Elementary School was originally constructed in 1966 with additions built in 1969. This facility is well maintained with most interior finishes requiring only regular maintenance over the next 3 to 5 years. The school exterior is also in good condition with the exception of the roof system which will need replacing.

Construction of the school is non-combustible masonry and conrete construction. All sections have built-up membrane roofing on primarily precast concrete structure. Exterior cladding is mainly brick and exposed aggregate concrete, with small amounts of painted wood components and accent features.

Overall this facility is in good condition and requires only specific improvements as outlined within, of which roofing and electrical systems appear to be the most deficient.

It is recommended that further investigation be done in the following areas:1. A thorough energy efficiency study should be completed prior to the necessary electrical upgrading.2. A roof investigation to determine actual condition, extent of repairs/replacement required.

Classroom lighting in general consists of surface mounted fluorescents with wrap-around diffusers of original installation in the 1969 addition and 1' x 4' recessed in the 1966 original building. Light levels are below standards averaging 400 - 500 LUX. Corridor illumination is very poor averaging 70 - 100 LUX. Fixtures in library are the 4' square with dropped white opal lenses averaging 450 - 500 LUX. Ballasts are noisy. Lamps are T12. Incandescent lights are used in lobby, storage room and exterior soffits.
