DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION is made and executed this _____ day of _______________, 2014 at _________________ by and between:

MARCELO CAPONPON married to Imelda Caponpon, of legal age, Filipino citizen and and with residence and postal address at San Pedro, Sto. Tomas, Batangas, hereinafter referred to as the DONOR;

-And-MICHAELA DE CHAVEZ CAPONPON, single; of legal age, Filipino citizen, with residence and postal

address at San Pedro, Sto. Tomas, Batangas hereinafter referred to as the DONEE;

W I T N E S S E T H:

That, the DONOR is one of the true and lawful owner of a parcel of land, which is more particularly bounded and described as follow:

ORIGINAL CERTIFICATE OF TITLE NO. T-96605

“A parcel of land (Lot 4638-A-1 of the subd. Plan, Psd-04-150792, being a portiokn of Lot 4638-A, Csd-041028-011413-D, L.R.C. Record No. ), situated in the Brgy. Of San Pedro, Mun. of Sto. Tomas, Province of Batangas. Containing an area of TWO HUNDRED EIGHTY TWO (282) SQUARE METERS, under T.D. No. 2010-020-00378, PIN No. 020-004-063."

That, the DONEES are the children and grandchildren of the DONORS.

That FOR AND IN CONSIDERATION of the love, help and affection shown upon the DONOR by the DONEE and as act of gratitude and liberality on his part, the DONOR hereby voluntarily GIVES, TRANSFERS and CONVEYS by way of DONATION unto the DONEE, their heirs, assigns, and successor-in-interest, the parcel of land above-described real property, free from all liens, charges and encumbrances of whatever kind:

ACCEPTANCE

That the DONEE hereby ACCEPTS AND RECEIVE this DONATION made in her favor by the DONOR, and hereby manifest her gratefulness for the latter’s generosity and liberality;

That the DONOR affirms that this donation is not made with intent to defraud his creditors and that he has sufficient funds and property reserved for himself and his obligations.
