We all understand the value of time. There never seems to be enough of it, especially when you are trying to find time to relax and enjoy life and spend time with the most important people in the world…your family. The weekends are never long enough and vacations seem to disappear before they even start. I understand Bob’s desire to create a retreat from the rest of the world. Just looking out the windows in his family room makes you forget everything weighing on your mind.
Relaxation was also one of the themes of this year’s Designers’ Show House, presented by the Dayton Philharmonic Volunteer Association. Some of our area’s top interior designers and landscapers set out to create spaces that encouraged those who toured the house and grounds to stop and take a moment to look around and savor the colors and designs that surrounded them.
We had so many photos of both of these wonderful homes we couldn’t fit them all in this issue. We invite you go to our website, Housetrends.com, to see extra photos of both Bob’s home and the show house. You’ll also find other great home and garden projects and ideas to fit your lifestyle.
Sincerely,
Evelyn Yaus and the Housetrends staff
PS: One way or another we have all been touched by a family member or a friend that has been diagnosed with some form of a life threatening disease. Please support, any way you can, your organization or charity of choice…it could be the Gift of Life! Thank You

the 6,000-square-foot house
a charming and comfortable
“I’m home” feeling. The 18th-
century colonial revival home,
known as The Mission Manor,
was brought back to life beauti-
fully by 30 of Dayton’s talented
interior designers and landscap-
ers. Updating the rooms while keeping with the
history of its time period was a keynote goal among
the designers. The finished piece came together
triumphantly as it felt rich with antiquities of bygone
days and pleasant to live in for days to come.

VINO! (the wine salon)Designed by Renee Beerck, Pam Brown, Barbara J. Wagar, Centerville Design AssociatesThe wine salon was where men would gather after dinner for drinks and cigars in the 1900s. Centerville Design Associates kept with the spirit of the room and added a modern day flair. They took down red velvet curtains, used to sequester the smoky room from the rest of the house, and painted the walls Cajun Red by Sherwin-Williams, which is a striking contrast to the white decorative plaster ceiling. Four comfortable chairs placed around a small gathering table make for easy conversa-tion.

THE GRANDLIVING ROOMDesigned by Vicki Boggs, Linda Haines, Kathy Stanaford and Jan Wunder, Today’s Home InteriorsArchitectural details sparked Today’s Home Interiors’ inspira-tion for the grand living room. They chose to make the fireplace the main focal point and highlighted it with original art. A sofa placed to reflect the angle of the fireplace created a cozy ambi-ance in the room. Silk-like draperies enhanced the bay window and softened the room as well as adding interesting color and texture to the space.

THE FAMILY INNDesigned by Debbie Sykes, Interior Design ConsultationSykes cooked up a timeless and classic design reflective of the inherent quality of the space. The fabric for the window treat-ments was chosen for its color and pattern to be consistent with the time period of the home. The banquet was success-fully renewed into an inviting area to nourish body and soul. A functional and balanced kitchen is the final result.

DINING ROOMDesigned by Martha Mellon, Mellon InteriorsMellon’s goal was to reuse objects to make an informal set-ting for family and friends to have happy gatherings. Taking a bold risk, Mellon’s use of black and orange succeeded in creating a space that was a chic and sophisticated feast for the eyes. Stimulating patterns and interesting shapes worked well together, coaxing you to look around the room again and again.

THE NATURE PRESERVEDesigned by Randy Luken, Jon Blunt, Luken InteriorsA welcoming space for family use and casual entertaining was Luken’s plan for the conservatory. Luken capitalized on the windows to allow the outside environment to mesh with the interior environment. Live plants and natural elements in the decor, along with the color scheme of green and brown, pro-vided the connection to the exterior.

THE GARDEN
ROOMDesigned by Mary Jane Shinkle, M.J. DesignsA fun and eye-catching sanctuary was the picture M.J. Designs painted with this petite room. The space is almost just a walk-way but it was transformed into a lovely area to relax. The floral pattern with a black background used for the window treatments and pillows worked well with the texture of the brick walls and warm wood floor. Lanterns, bird prints and floral arrangements helped bring everything together and cre-ate visual interest.

The mix of tradi-tional elements with the clean lines of the contemporary art create an interesting juxtaposition. The window treatments had a strong geographic design with sheer segments mixed in to create a soft modern treatment.

MEDIA ROOMDesigned by Bret Baden, Design AgendaBaden set out to create a space where both modern and tradi-tional styles could merge to create a unique setting. An Audrey Hepburn print was the inspirational springboard Baden used to effectively give the space a vintage modern flair. Southern HospitalityCharleston-style garden comes to life in Beavercreek
By Julie Thompson | Photos by Jim Crotty
A home’s purpose And funCTion CAn ofTen ChAnge onCe The kids leAve The nesT. That’s what one Beavercreek resident found after her two girls grew up and
moved away. The home’s pool, which for years served a very good purpose,
suddenly became an unused spot for mom and dad. Without the kids and
their friends to fill the space, the homeowners suddenly realized things they
had never noticed before, such as how far out the pool seemed to be from
the house and how unusable the space around it had become. so, when they
transformed an upper level deck into a sunroom, they decided to extend
their redevelopment plans to the pool area and back yard.

Adding Southern flairThe couple hired The Site Group to assess their yard and develop a plan that would make it more appealing to entertain friends and family of all ages. The New Carlisle-based landscape architectural group drew up plans to make the pool area a multi-purpose outdoor living space for swimming, entertaining, lounging and cooking. “They had a Charleston garden look going on and we felt like there was a lot of potential with that,” says Dave Swearingen, landscape architect with The Site Group.
Charleston-style gardens traditionally include the use of brick and stone to cre-ate walls, walkways, pools, steps, terraces and patios. Such garden areas are often
easily accessible outdoor living spaces. Most designers that use a Charleston fla-vor rely on a strict palette of 25 different perennials such as wisteria and azalea.
The first thing Swearingen and his team changed was how the steps flowed from the back of the house. They removed a steep set of deck steps and replaced them with a new set which includes a landing halfway down. Steps going in two differ-ent directions branch out from the land-ing, one leading to the grilling area and the other leading to the patio.
The new outdoor cooking area features a wall niche comprised of stone, allowing the homeowner’s existing grill to be rolled into the opening. The walls are capped
with cultured stone that was sealed to protect it against any stains that might set in from grease or spilled drinks, such as wine. “I didn’t want an elaborate kitchen outside,” the homeowner says. “We want-ed the grill to be built in somewhat, but to still have the ability to roll it out and replace it if it broke.”
Creating outdoor roomsOn the other side of the home’s steps sits a patio created by a combination of stone pavers and brick. A pergola adorns the patio area to create the appearance of a living room, as well as to scale down the 30-foot wall from the back of the home.
OPPOSITE: Comfortable lounge chairs placed beneath the pergola create a relaxing atmosphere. TOP LEFT: A gazebo is hidden in the woods behind the pool. TOP MIDDLE: Planters filled with colorful flowers adorn each corner of the patio. TOP RIGHT: Perennials such as wisteria and
azaleas add to the Charleston-garden theme. ABOVE: A new staircase leads to the outdoor kitchen and patio.

A second pergola sits on the other side of the home, by the pool. Wisteria vines slowly creep up the sides of the pergola, which was also created to complement the fire pit that was designed right beside it. The brick fire pit offers another entertaining option for the homeowners and is often used on cool summer nights.
A brick wall with an 18-inch seat on top was constructed along part of the pool. Not only does the wall prevent mulch in the surrounding landscaping from encroaching into the pool area, it offers a nice seating area for entertaining. It’s an element of the new design that the homeowners really enjoy and say they use often with family and friends.
Perhaps the most drastic change to the pool area is the new patio surface. The former pool area consisted of a 3-foot concrete band that led right into the backyard grass area. The Site Group worked endless hours during the winter—sometimes creating a warm tent around workers—to build a wider floor around the pool. A clay coping was placed around the pool while the area beyond was built with stone and brick. Craftsmen created two separate brick rectangles—one 3x3 feet and another 4x6 feet—to resemble rugs for added character.
Adding colorful lifeLandscaping was then worked in around the new structures. The yard had three different elevations and The Site Group worked

to bring it to one level. Plants were put into the landscape to soften the hardscape that was created around the pool. Boxwood, hydrangea, irises and hostas help pull all the elements together.
The homeowner also enjoys adding her own potted plants to color the area. Blue, aqua and white flowers helped complement the blue-ish gray stone laid around the pool. Some of the flowers chosen even invite hummingbirds on a daily basis.
The homeowners say they have gotten more use out of their pool area since the project was finished in early 2009 than over the past 18 years of living in their home. While the area served its purpose for their two daughters, it has now become a better entertaining option for them as a couple. It’s a place they hope will only continue to prove its usefulness as the years go on.

This model showcases striking innovation with a European flair that inspires every square foot of this stunning custom home. Custom Home Builder, Douglas A. Pund, is the inspiration behind Millennium’s unique and cutting edge design. The new model is a sight to be seen and is currently under construction in the elite community of Scarborough at River West in Beavercreek. The model is situated on 1.3 acres of nature’s scenic woods with walking access to the Little Miami River. Come sit on the screened-in patio and watch nature unfold as the fire from the built-in fireplace highlights each magical moment.
Deciding to build your dream home is a huge undertaking and should be made with high expectations. Imagine walking into your brand new custom home where its fine quality is expressed throughout. Although Doug’s taste includes a modern contemporary European flair, we have built many traditional and transitional homes. Our architect will work directly with us until your home ideas are captured and developed. Remember, we design for YOU!
Deciding what flooring, appliances, fixtures and all other options to have installed and built into your new home can be a daunting task. At Millennium Fine Homes, Doug or one of his employees will personally take you to meet the suppliers who will be working on your new home.
The greatest reward for Millennium Fine Homes is the sense of accomplishment shared by all when we hand over the keys to your brand new custom home. Your smile will say it all!

When Greg Thompson founded Greater Dayton Building and Remodeling in 1987, he did so knowing there was more to the construction industry than innovative design and quality craftsmanship. Now more than ever, considerations like organizational and financial stability, sole-source liability, and return on investment are at the top of most customers’ priority chart when teaming up with a building/remodeling firm. And rightfully so. With the amount of information necessary to successfully complete any building or renovation project, it is important to trust that the design team you’ve selected will work for you from creating a budget to project design and completion.
At Greater Dayton Building and Remodeling, we encourage customers to engage our local, experienced design team in open conversation about the most important investment most customers ever make—their home. Ask to review GDBR’s project portfolio to see first-hand some of the original, award winning designs GDBR has already completed around the community. Talk to any number of the satisfied customers on our referral list about their experience not only during the initial design and construction processes, but also through the project’s warranty phase. Listen to what local and national industry agencies and publications like the Better Business Bureau, Dayton Business Journal, and Qualified Remodeler Magazine have to say about the work Greater Dayton Building and Remodeling has completed for nearly 25 years. After this information gathering process, most customers come to the same conclusion: Greater Dayton Building and Remodeling is a company dedicated to delivering projects on-time and at budget for their neighbors throughout the Miami Valley region.

Let stand at room temperature for at least 30 minutes and up to 1 hour, stirring occasionally. Place 1 Burrata cheese round in center of each plate. Fan tomatoes around cheese, divid-ing equally. Whisk together the ginger, honey, Vermouth, salt and pepper. Divide fish into four equal portions, scoring the skin several times (leaving the skin on will help hold the fish together when grilling). Place the fish into a large Ziploc bag. Pour marinade over fish and let stand for 12 hours, turning several times.
Preheat grill to high temperature with lid closed. Just before placing fish onto grill, lower heat or raise grilling surface. Cook the fish on low heat until it turns golden brown and the marinade is caramelized.
For extra flavor, brush your favorite barbecue sauce over the fish just before removing it from the grill. If desired, serve the fish on a bed of grilled vegetables.

There isn’t a shortage of wildlife scam-pering around Fox Hill. In fact, the name Fox Hill stems from a chance encounter Bob Mills had during one of his many adventures touring his Beavercreek estate. “I like to go into the woods,” he says. “Shortly after I bought the property, I was in the woods and came across a red fox, and the name Fox Hill was born. It fits with the surroundings perfectly.”
For those lucky enough to wander around the estate, it’s easy to understand why Bob loves spending his free time here. Fox Hill consists of 50 pristine acres com-plete with a number of amenities, includ-ing a roughly 12,000-square-foot house, a pond, and a swimming pool.
A private getawayBob was looking for property for two years before he purchased this lot in 2003.
“When I found out this place might be for sale I jumped at the opportunity,” he says.
At the time, Bob and his late wife, Marcy, lived in the Country Club of the North. He loved it there, but wanted more privacy for his family. “The only things I wanted to see in my back yard were ani-mals,” he says with a laugh.
His first order of business was to con-struct the three-acre pond. Bob carved out the specific spot, keeping in mind that his home would one day overlook the pond. Today, irrigation and pump systems keep the water crystal clear, while ducks have managed to make the pond their home. The pond is fully stocked with an assortment of fish, from largemouth bass and bluegill to trout and black crappie. A small tackle shed holds fishing gear for Bob and his five grandchildren, 8-year-old Ally, 5-year-old Evan, 4-year-old Owen,
and Carly and Mason, both two years old. “They love to climb on board the electric pontoon boat and drop their lines,” he says. “You never know what you are going to catch so they always have a good time.”
A comfortable homeBob, chairman of Synergy Building Systems and The Mills Development Companies, has been in the real estate development and commercial construction industry for many years. His experience helped him when it came to the design of the house. Bob made sure to position the house in a way that would take advantage of the scenic views of the pond, as well as the spectacular sunsets.
Bob has an affinity for Arts and Crafts architecture, so he modeled the house around that style. He enlisted the help of Bob and Steve Rhoads, brothers and

housetrends greater miami valley 51
owners of R.A. Rhoads, a Dayton-based custom homebuilder, to bring his vision to life. “He had the basic design laid out,” says Bob Rhoads. “He looked at my house, which has a Craftsman design, and pulled some additional ideas from it.”
The exterior of the house incorporates large banks of windows and broad eaves and dormers, all reminiscent of the Arts and Crafts era. The theme is also carried into the house’s interior design. The large family room is filled with natural light thanks to an abundance of windows. Rich wood built-ins flank the stone fireplace, while the wood ceiling includes accent lighting. “It is designed so that any time you are in the living room you have the appearance of natural sunlight,” Bob says.
The traditional Arts and Crafts kitchen is also a favorite spot. Bob says he and his grandchildren often gather in the kitchen

to bake cookies or work on crafts around the center island. Bob worked with Paul Kemna at Supply One to design the user-friendly kitchen. The cherry cabinets fea-ture an autumn stain, which blends nicely with the wood detailing in the nearby family room. The centerpiece of the kitch-en is the large lantern in the center of the vaulted ceiling, allowing natural light to flood the space. “We worked the kitchen design around that architectural element,” says Kemna. “We wanted everything to line up with the lantern.”
Two farmhouse sinks and embellish-ments Kemna says Bob hand-sketched to highlight the range hood and four cor-ners of the island, finish off the kitchen design. “This house is made for my family,

there are always kids running through here, and I want them to feel at home,” Bob explains.
Fun for all agesOn a typical summer weekend, you’ll find Bob fishing with his grandchildren and then heading up to the pool, concession stand, playhouse and playground he had installed last year on the opposite hill fac-ing the house.
The idea for the pool design came after the grandchildren went on vacation to Florida. “They stayed in a private home that had a mini slide from the hot tub to the pool and they loved it,” Bob says.
The small slide led to the creation of the stone mountain with waterfalls and the
large slide. “I probably got a little carried away with the big slide at the top of the mountain, but it happens to be one of the best features,” he adds.
The nearby concession area features bar and table seating, a wood fired oven and a grill. Inside the concession stand is a full kitchen and washer and dryer, making entertaining friends and family a breeze.
Community advocateIn addition to his family, Bob is also dedi-cated to the surrounding community. This year he set up a community garden for those who love to plant and grow veg-etables. “We used to grow pumpkins in the garden, and then give them away. But last year we had more than we could handle,”
Ally’s ArmyBob was recently named the 2010 National Man of the Year by the Leukemia & Lymphoma Society. His granddaughter, 8-year-old Ally, asked him to participate after she was diag-nosed with leukemia last summer.
“I battled cancer several years ago and my wife died of cancer last year,” Bob says. “But when Ally was diag-nosed it was devastating. So when she asked me to run I couldn’t say no.”
Raising money and awareness for the Leukemia & Lymphoma Society is just one of many charities Bob has participated in over the years. “I’m a fix-it type of guy. When she was diag-nosed I thought, ‘What can I do to fix leukemia?’” he explains. “I really can’t do anything with regards to research, but with my skill set I can go out and raise money so they can maybe find a cure or at least make Ally’s care, and other children battling the same dis-ease, a little more comfortable.”
Bob’s team, Ally’s Army Battles Cancer, raised more than $430,000 for research and patient care. For more information go to www.leuke-mia-lymphoma.org.

Bob says. “This year, we thought a community garden and small pumpkin patch would work out better.”
Thirteen families have vegetable gardens this summer. They take home what they can eat and the rest is donated to the Foodbank. “It’s a great way for families to come together and do something nice for the community.”
In addition to the community garden, Bob is cultivating a corn field, has a small Christmas tree farm and grows all his own trees for transplantation on his commercial properties. His philosophy is simple, but often overlooked. “Life is really short and you have to take the time, to find some time, to enjoy life. That is what I do here, and I love every minute of it.”

HOUSETRENDS LIVING WELL GUIDE
If you feel like you are getting old—don’t worry—you’re in good company. | There are more Americans at or nearing retirement age than ever before. We’re living longer; we account for a larger portion of the general population; and millions of baby boomers are now millions of babies’ grandparents. | So chances are, if you aren’t plan-ning for your own retirement, you have an aging parent who needs some level of care and could use your help. In either case, you have more options today than ever before. Industries such as housing, healthcare, travel, financial and more, are gearing up to serve this swelling segment of seniors.

HOUSETRENDS LIVING WELL GUIDE
Living la vida locaNo, most Baby Boomers probably aren’t dancing to that 1999 tune by Ricky Martin (well…is anyone anymore?), but mamboing the night away may not be that far away from the realm of possibilities. Active adult communities are a hot trend where adults in good health, usually between the ages of 55 and 75, can lead a life full of energy with-out the headache of home maintenance. These communities offer amenities such as state-of-the-art clubhouses, fitness centers and spa/beauty salons while keeping in mind that most retirees are on a fixed income, and that price and budget are big factors when they choose a new place to lay their heads. These communities don’t include medical or support services, like assisted living facilities do (see “When help is needed”), but do offer the option of buying a property or leasing the land where the condominium is located.
Living in grand styleThere are some grandparents who actually buy or build bigger houses than where they raised their children in order to accommodate their growing brood of grandchil-dren. For those, things like first-floor living, elevators and location are absolute musts on the list of requirements. That way, climbing stairs won’t be a problem, but keeping an active lifestyle will still be a

living out their remaining years in an active adult community, those grandparents are looking to small houses or condos with low maintenance property in great school districts.
Downsizing to new digsAfter finding the right type of home and community, re locating decades worth of memories that were created
from that family home to their current living arrange-ment will be tricky. Hiring a professional organizer to help weed through all that stuff will be a huge load off their shoulders. Calling on an interior designer to create a warm, comfortable atmosphere in the new digs will also
help. A skilled designer will help pick and choose pieces from the old home that would work well in the new one, and will encourage the retirees to sell or give away what is unnecessary in the smaller space.
Traveler’s choiceSome empty nesters and retirees have the financial and personal freedom to travel. That weekend jaunt to Paris is
viable solution. Also, interest-ingly enough, in the U.S. we are in the midst of a strange phenomenon: Close to six mil-lion grandparents are raising their grandchildren. Instead of
now within reach! The Grand Canyon never seemed so close! With the downsizing of homes comes the real decision: buy a landlocked home or look to living life on the sea or road. Houseboats and RVs are

be difficult, but knowing the options before that time can lessen the burden on the retir-ees and/or their loved ones.
Whatever your financial or personal situation, retirement is something we all have to think about. Facing head on and with honesty the ques-tions of what will you do at retirement age, where will you live and how can you afford the lifestyle in which you have envisioned yourself is your best bet to living a stress-free retirement.
another rage that is fueling those who no longer have the weight of family or job holding them down.
When help is neededWhen health is a concern, it may be tough to grasp that living on one’s own is not the wisest decision. For those
looking down the long tun-nel of Alzheimer’s, diabe-tes, heart conditions or the myriad of other diseases
that can plague the older gen-eration, there are wonderful assisted living facilities. These places offer a range of ameni-ties from part-time medical assistance to full-time care. Making these decisions can
