Donald Trump may be getting quite a bit of media coverage for his run for the presidency of the United States,

but it is his all-inclusive economics behind property development that inspires many developers to reach his level of celebrity. The true economics behind a Trump-named property often surprises many outside the industry when it is revealed just how little Trump is actually risking by being a part of developments with his name on them. Trump has mastered a fully integrated way to ensure he reaps maximum revenue and profi ts from developments without actually risking any of his own capital.

Brand LicensingThe Trump Organization rarely actually develops a property the way most other developers do, and it does not own as many buildings as the public may believe. Most of the buildings with the Trump name are actually leasing deals in which the Trump Organization reaps rewards through simple and effective brand licensing deals. Trump realized early that his fame, celebrity and name are worth more to his potential revenue streams than most other large real estate developers.

One of the Largest Licensors in the WorldIn fact, The Trump Foundation is the 106th-largest licensor in the world, with annual revenues estimated to be up to $28.2 million. As part of the Trump Organization, this venture licenses out the Trump brand to other developers. This is true of almost all of the Trump properties around the world, with his name on the building except for fi ve. From Trump International Hotel & Tower in Vancouver to Trump Tower Mumbai, properties are erected in his name with large licensing deals but without his organization actually having to outlay any funds to aid in the development. This revenue stream is also generally protected against failed developments, as evidenced by the bankruptcy of the Trump International Golf Club in Puerto Rico where he still made money and was not subject to creditors as a licensor in the project.

Property ManagementGenerally in these property development deals, brand licensing is not the only portion of the income provided to the Trump Organization. As part of these deals,

especially ones including hotels, resorts or golf clubs, the Trump Organization has made the property management company stand out. Trump provides property management services to most of these developments, further enabling a revenue stream that is protected against the bankruptcy of the venture, yet this property management revenue stream still supports the Trump brand as a global super-brand in relation to luxury hotels, condos and resorts.

Lastly, the Trump fame has provided another revenue stream for The Donald: product endorsement and branding deals. Trump is famous for the sheer volume of products that carry his name and brand, including steaks, ties, furniture, footwear, mattresses and fragrances. These brands not only provide a licensing component to his overall revenue stream, but used strategically within project developments, they provide an added source of revenue.

bearing his name for hotels, resorts and commercial properties. The product licensing deals ensure that the Trump Organization receives a portion of sales on these products. Marketability: The speed or ease with which a property can be sold

at or near its market value: its expected market appeal.

Example: A sigle family house in an active market typically provides a

greater marketability than a farm or ranch in a rural.

Joint Venture: an agreement between 2 or more parties who invest in

a single business or property.

Example: Abbass and Bakari form a joint venture to explore for

minerals on Chiku`s land, Abbass and Bakari use a tenancy in common

arrangement for ownership of the mineral rights.

Direct Reduction Mortgage. A loan that requires both interest and

principal with each payment such that the level payment will be

adequate for amortization over the loan`s term.

Example: Collins borrow $250,000 at 8.5% interest over a 30 year

term, using a direct reduction mortgage. Her monthly Principal and

interst payment of $1.834.41 will fully amortize (Pay off) the loan

over 30 years.

Caveat Emptor: “let the buyer beware.” The buyer must examine the

goods or property and buy at his own risk, except for latent defects.

In recent years the doctrine has been eroded, especially by the

disclosure requirement introduced in the many parts.

Example: Often a property is offered AS IS, with no expressed

or implied guarantee of quality or condition. When entering such

transactions, caveat emptor is a worthy admonishment.

Caveats. Warnings, often written to a potential buyer, to be careful;

often offered as a way for the seller or broker to minimize liability for

what otherwise might be a deceptive trade practice.

Example: The property condition ADDENDUM contained many caveats

concerning the physical condition of the building; a knowledgeable

prospective buyer hired a structural engineer to perform a complete

inspection.

Caveat subscriptor or Caveat Venditor “let the seller beware.”

Doctrine governing the sale of something for which the seller could be

liable if it is found to be defective.

Example: Carl sold a house with a used refrigerator, washer, and

dryer, none of which worked. Carl was liable for their repair under

the doctrine of caveat venditor. Had he sold these appliances in “as

is” condition, there would be no liability.

Master planning encompasses a range of work from visioning and strategic planning to design

development. It requires a multi-disciplinary approach which brings together land-use planners, urban designers, socio-economic or market analysts and transportation planners.The master plan takes into account the location and type of activities occurring on the land, the design, type of physical structures and facilities serving these activities. Long-range projections of population and employment trends are considered. The planning process is designed to enable a locality to plan for the construction of schools, streets, water and sewage facilities, fi re and police protection, and other public amenities.The private use of land is controlled by

zoning and subdivision ordinances enacted in compliance with the plan.In land-use planning, a government entity’s plan for the overall utilization of a particular area, including its allocation for residential or manufacturing uses and the corresponding environmental impacts.Since its establishment, Dar es Salaam has a series of planning schemes, starting with the fi rst planning scheme of 1891 drawn by German colonial followed by other planning in 1949, 1968 and 1979. Dar es Salaam is a planned city although in the modern sense is not a planned town. Due to the failing of 1976 planning scheme to meet the current needs of the city, the government of Tanzania through the ministry of lands and human settlement is in the

process of preparing a new master plan. In the new fi nancial year, government will deal with other 30 cities.Ministry plans to survey all the land in Tanzania within 10 years and government has begun to implement the plan. Government also wants to change management system, planning, ownership and handling of records through the papers and fi les and starting managing through electronic system, to reduce the land disputes.To control the business of real estate, government has begun the process of establishing the regulatory authority of real estate (RELA).

Nairobi — A lifestyle development project by Cyntonn Real Estate expected to have 408 modern

apartments has officially broken ground.Dubbed ‘The Alma’, the Sh3 billion worth project consists of 1, 2 and 3 bedroom apartment options set across a 4.18-acre parcel of land in Ruaka, Kiambu County.According to Cyntonn, the project also includes commercial facility and a lifestyle clubhouse for residents.“It also includes high levels of security, a borehole, an elevated playground for children and ample parking facility.”The development targets a capital appreciation of 23 percent per annum during development period, which is estimated to be two and a half years.

region in Kenya.
