Chief Operating Officer of Core Construction Services Ltd., which operates as a Construction Management and Design Build company in the High-end Residential and Small to Mid-Size Commercial markets.

Projects 2015 - 2016:

Brown Residence – Clifton Bay Lyford Cay – Breaking ground September 1 2015 on a 4,500sf single family home and 2 – 1,100sf book matched guest cottages.

Gold Blossom Condominium – Cable Beach – Mixed use 5 Star Hotel Suites, Condotels and High-End Condominiums with Fitness Centre, Spa, Restaurant and Art Gallery. Final Stages of Governmental Approval pending.

The Rose Club – Major Development of a boutique 5 Star hotel and resort community with 28 villas breaking ground in 1st Quarter of 2016.

Completed Works:

Family Medicine Centre (Blake Road) – First phase completed of a two phase project which includes 2 buildings at 5,600sf each. This will be the new corporate facility for a local Doctor well established in the Western end of the island. Schedule completion of Phase 1 is July 2014 and Phase 2 by January 2015. Uniquely Bahamian – Boutique retail in the Exclusive Baha Mar Resort. Completed April 2015. (Reference Available)

Robertson Residence (Eastern Road) – Extensive remodeling of the Eastern Road lighthouse as well as significant seawall and Infinity Edge pool redevelopment to ensure continuity between the two projects.

Hudson Residence (Ocean Dr. in Old Fort Bay) – Breaking ground on March 15 2014 on a 14,000sf 3 story high end residential property as a Negotiated Contract under an AIA contract. This will be a turnkey scenario inclusive of all shoreline revetment, hardscape and landscape. (Reference Available)

Segger Residence – (Beach Island, Islands at Old Fort Bay) Extensive renovations to an existing 5,300sf house and the addition of a 770sf cottage/garage to a house I originally constructed in 2001 and remodeled for the new owner who purchased in 2012. Work completed to Occupancy in May 2013. Our performance in completing the Campbell Residence below won us the negotiated award for this home. (Reference Available)

Campbell Residence – (Beach Island, Islands at Old Fort Bay) Extensive renovations to an existing 4,730sf house and the addition of a 694sf cottage/garage to a house I originally constructed in 2001 and remodeled for the new owner who purchased in 2011. Work completed to Occupancy in December 2014.

Milestone Residence – Completion of a 16,459sf, Colonial influenced, 7 bedroom home in Ocean Club Estates on Paradise Island in The Bahamas. Construction Cost: $5.6 Million (Reference Available)

Reichenberger Residence – Approaching Completion of a 5,238sf, 4 bedroom home in Old Fort Bay, The Bahamas. Construction Cost: $2.4 Million (Reference Available)

Doyle Residence – Approaching completion of third phase of on-going project in Lyford Cay, The Bahamas. The latest work included the addition of a single bedroom to their previously constructed two bedroom pool house, a new one bedroom guest cottage and fully enclosed generator and service building all completed in indigenous natural stone veneer. Yoga Ashram – Completed 3 Story yoga retreat multi-unit residence with guidelines as directed by The Bahamas Hotel Authority, and 3 small service structures as an upgrade to existing facilities with Scheduled Completion in December 2012. Construction Budget: $1.3 Million

May 2011 to Present:

Chief Operating Officer of Core Property Management Ltd. operating as a Property Management company exclusively for the homes we build. Presently managing 13 homes for all aspects of offshore Property Management including, regular systems maintenance, client bill paying, hurricane preparedness and general house repair and maintenance.

September 2001 to April 2011:

Executive Manager and Chief Operating Officer for Caribbean Construction and Management Services Ltd. (CCMS) from inception until status granted by the Bahamian Government to acquire ownership in my own business in February 2011. Left CCMS in April 2011 to pursue ultimate goal of owning and operating my own business and established Core Construction Services Ltd in May 2011. CCMS completed 17 homes, a 3 story high-end condominium and small commercial projects during its existence. Total Gross Construction Value for All Projects: +/- $76 Million

Project Highlights:

Bluewood International – 18,722sf canal front, Spanish Revival themed, 9 bedroom highly custom single family residence in Lyford Cay, The Bahamas from design inception to completion and subsequent property management. The most elaborate home ever constructed in this very exclusive gated community with a 30 month schedule for completion. Construction Cost: $16.73 Million ($893/sf) Occupancy: August 2010 (Reference Available but due to Non-Disclosure Agreement viewing by appointment only)

Asher Ltd. – 18,244sf beach front, Modern architecturally themed, 8 bedroom highly custom single family residence in Old Fort Bay, The Bahamas. The most elaborate home ever constructed in this high-end gated community with a 26 month schedule for completion. Construction Cost: $14.48 Million ($794/sf) Occupancy: November 2010 (Due to Non-Disclosure Agreement no interior viewing available)

Albany Development Gate Houses and Harbour Master Building – two custom entry gate houses and a Harbour Master building unique in that it was created as an island in the middle of the new multi-million dollar harbour facility. Total Square Footage: 3,489sf. Construction Cost: $2 Million

Doyle Residence – 9,854sf (to date), beach front Colonial architecturally themed, 6 bedroom family compound in Lyford Cay, The Bahamas. Project was designed for phase work over the next several years and has continued with Core Construction for work completed this year. Construction Cost: 2.87 Million. Original Phase 2 Occupancy: December 2008 (Reference Available)

Lehmkuhl Residence – 6,588sf, ocean front Colonial architecturally themed, 5 bedroom residence in Lyford Cay. Project was in house design build which included road and utility relocation work and thus quite complex in nature. Construction Cost: $5.3 million Occupancy: December 2007 (Reference Available)

Head Residence – 11,566sf of New Construction and 5,013sf Renovation and Upgrade for a beach front Colonial inspired home, for one of the Founding Members of Lyford Cay. House was severely damaged due to a fire in August of 2005 and after the Insurance claim was finalized it was the client’s desire to reinstate the exact appearance of the original home (built in 1972) with the new construction. Very tedious and painstaking material matches across the board for all new construction. Construction Cost: $4.35 Million. Occupancy: October 2006 (Reference Available)

Lourdin Residence – Conversion of a canal front 2,734sf bungalow into a 9,668sf Colonial inspired two story 7 bedroom residence. Presently negotiating a retirement home for the same client in Lyford Cay. Construction Cost: $2.38 Million. Occupancy: September 2006 (Reference Available)

July 1997 to August 2001:

Construction Manager for the 45 home, Islands at Old Fort Bay development in Old Fort Bay, The Bahamas. Initially the position was awarded through a placement agency and subsequent face to face interview with the Developers. This project was the reason for our relocation to The Bahamas. Development included 2.5 miles of road work and infrastructure, the creation of individual islands all with canal access, 4 bridges and 45 homes (completed 37 of 45) in the flagship development in Old Fort. Personally responsible for all aspects of construction management from inception to completion of the 37 home sites that were sold. The worked was performed for two Canadian developers (one who was born in The Bahamas) to very exacting standards in keeping with all the traditions of Bahamian homebuilding style and as a very eco-sensitive development.

August 1988 to June 1997:

Toddglen Construction Ltd. (Toronto). Left Toddglen as their Senior Project Manager both in tenure and experience. Projects generally were either high-rise residential or commercial and in the $20-$40 Million range per project. Reported directly to the owner on all aspects of the work and received numerous performance bonuses during my almost 10 years under their employ.

Education:

1981 – 1986: Ryerson University, Toronto Canada. Bachelor of Technology Degree in Architectural Science1978 – 1979: University of Toronto. One year in under graduate studies - Economics.1973 – 1978: R.H. King Academy, Scarborough, Ontario, Canada. Completed requisite 5 year High School Diploma.

Honors, Awards and Certifications:

Member of the Bahamian Contractors Association (since 2005) Member of the Canadian Contractors Association (since 1990) Gold Seal Certification Member – Canadian Construction Association (Honorary

Grandfathered since 1993) represented the Province of Ontario in a National Forum to create a Certification Program for all Canadian Contractors known as the CCA Gold Seal Certification Program which is now the Benchmark for the industry.

Member of the National Association of Home Builders (US since 2001)

Skills and Interests:

Fully proficient in Microsoft 2014 for Excel, Word, Outlook and Microsoft Project. Proficient in Quickbooks Accounting software. Attend National Association of Homebuilder’s Show yearly to ensure all aspects of Building

Science, Material Selection, Interior Design and latest Industry Technologies are all integrated into design and construction on the projects we assume.

Developed the Costing System previously used by CCMS and now used by Core Construction in Excel format.
