DescriptionCulver House is a character property forming part of an elegantGrade II listed country house dating from 1848 with laterextensions. The property offers elegant and well proportionedaccommodation with the benefit of a two bedroom annexe.Features include high coffered ceilings, stone and oak mullionwindows, high skirting boards and panelled doors, fireplaces andoak and tiled flooring. Of particular note are the delightful andestablished landscaped gardens, which compliment the architectureof the house and, in total, amount to about half an acre.

Historical NoteDating from the mid C19 when it was called Culver Hill, it wasthen extended in 1859 by the famous architect, George Devey, forSir James Nasmyth, the astronomer, engineer and inventor of thesteam hammer and became known as Hammerfield. It was dividedinto 4 residences in the 1950s and the vendors bought CulverHouse, as the central portion was renamed, in 1993 since whenthey have carried out a sympathetic programme of renovation andmodernisation. Features of the house and its neighbours includewalls constructed in a mixture of diapered brickwork, stone andhalf timbering, an octagonal tower with ogee leaded roof, multiplegables with ball finials and carved barge boards, mullioned andtransomed windows, some of wood and some of stone, and aterrace with low stone balustrade.

• The principal reception rooms comprise a generous andelegant drawing room with a delightful outlook over the southfacing garden, and an attractive stone fireplace featuring aGodin cast iron stove. The dining room has direct access to theterrace via double oak doors and is open to thekitchen/breakfast room. The sitting room provides cosy,informal living and has a fireplace with wood burning stove.

• The well proportioned kitchen/breakfast room has a largewindow overlooking the front with vertical shutters. DIRECTIONS

From the A21 southbound take the A225/B245 exit towards Sevenoaks/Weald/Hildenborough. At theroundabout take the second exit onto the B245, signposted towards Hildenborough and Tonbridge.Continue along this road and turn right at the Mill garage, signposted to Leigh and Penshurst. Proceedthrough the village of Leigh bearing left on leaving the village, signposted towards Penshurst. Proceed forabout 1.7 miles turning right onto a shared drive with a lodge house at its entrance, where Culver House issign posted. Continue along this drive and Culver House will be found along on the left.
