After receiving increas- ing complaints concerning the previous management company, the developer asked the voting representatives to review the situation and interview for a replacement company. Goodwin Management has been in business since 1978 and manages over 150 associations with more than 40,000 units. They also manage office buildings, shopping centers and residential investment properties. Randy Vogel is our new property manager at Goodwin Management. His office is located in Austin just north of Seton Hospital Northwest at the intersection of US Hwy 183 and Balcones Woods Drive. Randy’s full contact information is listed at right, and available online at http://crf.goodwintx.com. According to Randy, a management firm should deliver excellent customer service in three primary areas to communities like Crystal Falls: common area manage- ment, accounting and deed restriction enforcement. When the developer completes the construction of a common area, he deeds it over to the association whereupon the association is responsible for future repairs and maintenance. Accounting requirements include the billing and collection of assessments, the payment of the association’s bills, the rendering of a monthly financial statement, and the filing of all governmental tax and informational reports. Lastly, on behalf of the association, the management company strives to enforce deed restrictions in a fair and reasonable manner. New Community Park Borders Crystal FallsThe City of Cedar Park recently announced development plans for a new 46.7 acre regional park, the Northwest Community Park. Located west of Lakeline Blvd. (between New Hope Rd. and FM 1431), the park will consist of eight master plan elements: Hilltop Green area, Water Play area, Practice Fields area, Pond area, Sport Court area, Natural area, Pedestian Park Entry, and a Trail System. Sports and party facilities are strongly emphasized.

The new park borders Crystal Falls along the south and southeast perimeter. Bill Hinckley, developer of Crystal Falls (The Lookout Group, Inc.), is discussing plans with Cedar Park to provide residents of Crystal Falls direct access to the park.

The Boulders / The Highlands

Parking and Child SafetySafety of our homeowners, their families and guests is an ongoing priority at Crystal Falls. All residents in The Boulders and The Highlands are reminded to park their cars in the driveway or garage, not the street. Cars parked on the streets pose a serious danger to the community’s children. As the weather warms and days grow longer more children will be playing outdoors. Drivers cannot always see children playing or riding their bikes. Your cooperation to park responsibly and be aware of children playing outdoors in the coming months is greatly appreciated.

First of “Gateway” RetailServices Open March 25Lowe’s home improvement store is now open for business. This is the first wave of new retail services to be completed at the Gateway to Leander center. Spanning 41 acres in all, the 400,000 square foot Gateway development will add retail, dining, banking and other commercial services. IBC Bank, retail giant Kohl’s, and two fast food favorites, Taco Bell and McDonald’s, will join Lowe’s at the Gateway development. Additional retail services may include an electronics store, pet store and restaurant with outdoor seating.

Solving Community Issues Together

Q. Do assessment rates vary between communities? If so, why?

A. This question is asked frequently. To clarify, all communities within Crystal Falls are assessed the same basic rate of $36.67 per month.

What homeowners may be referring to when asking this question is the roadway assessment that homeowners pay in the communities with private roads. All homeowners living in gated communities with private roadways, such as The Fairways and Grand Mesa, pay a roadway assessment fee of $18.33 per month in addition to the basic rate above. This Roadway Fund covers all future costs of gate and roadway maintenance in these communities.

Windshield DecalAll Crystal Falls residents are to display the official Crystal Falls vehicle identification decal on all of their vehicles. This decal offers residents, Crystal Falls HOA staff, security personnel and local police the ability to identify vehicles that belong in the community as well as those that do not belong. The decal is also required in amenity parking lots. Call Goodwin Management at 502-7506 to obtain the decal. Decals are to be placed on the lower left side of the back windshield.
