Crib Property Management offers a unique approach in providing, flexible, cost-effective property protection by occupation. We specialise in managing vacant commercial properties, residential properties and redevelopment projects.

Our portfolio of reliable, professional, creative guardians are carefully selected to protect your property - their presence acts as a deterrent to the negative consequences of leaving a property empty, such as damage caused by squatters, vandals and trespassers. By providing live-in occupation, empty buildings avoid dilapidation - resulting in clients avoiding costly repair and maintenance bills. We manage the guardians’ residence to ensure maximum security and allow access to the property for clients and their contractors.

ɎThe vacant property also provides a social benefit to the creative community by offering a resourceful hub of studios and living spaces. The creative guardians occupying the building pay a licence fee to us each month, which allows us to implement our service completely free-of-cost to our clients. It also offers our clients an opportunity to directly contribute to the creative community.

Owners are issued with an Authorisation Agreement, which permits us to provide our service to secure the vacant property.ɎWe then grant a Temporary Occupation Licence Agreement to a vetted guardian from our portfolio. The licence agreement between us and the guardian, outlines what is expected of both parties and clearly sets down the key rules and responsibilities of becoming a guardian and inhabiting a particular space. This is very different from a Tenancy Agreement and ensures that they reside purely on a temporary basis, with no rights to retain occupancy when the Licence Agreement is terminated.

Our legal structure was designed by one of Europe’s major law firms with considerable experience in a wide range of Real Estate transactions, advising investors, developers and occupiers, extensive experience of property related joint ventures, trust arrangements and collaboration agreements for both investment and development projects.

Depending on the reason for using our service, buildings can be managed immediately, for as short or long a period as you require. Our service works by offering a live-in protection and us such, is most beneficial when a property is anticipated to be empty for longer than 6 months - although we have no minimum contract period to our service (depending on the property).

Upon termination of our Authorisation Agreement to manage your property, Crib will hand back vacant possession after 28 days.

flexibility

We work with guardians in keeping the building clean, presentable and habit-able. Depending on your needs we can also give permission for guardians to decorate their space.

We provide a key management service and can provide access to your build-ing at any time. When you no longer require our services, we ensure the building is returned in the same condi-tion, or sometimes even in a better condition, than originally received.Ɏ

As the primary use of the building remains the same, the planning regula-tions remain unchanged.

Our live-in guardian management service is offered free of charge. In return, creative individuals benefit by living in central London at a fraction of the cost of renting, whilst providing them with space to learn and train.ɎBefore supplying guardians to the property we will assess the building for fire, health, safety and living practicalities. The report will outline the costs involved to bring the building up to standard. Any initial preparation cost is the only fee you'll incur from using our service, alternatively we offer the possibility to absorb this cost, by agreeing a minimum contract period.

We grant permission for selected individuals to live in a designated living space in the property. Guardians do not get a right to exclusive occupation of any part of the living space. The space is shared with other individuals who Crib permits to share the space. Space is offered to creative professionals - providing them with a creative community to share their talents and learn new skills.ɎWe provide an appropriate number of guardians to protect your space. The size, layout and utilities in the building will determine how many people inhabit the property (in regulation with Housing Act 2004 - Licensing of Houses in Multiple Occupation).ɎGuardians occupy under a strict licence agreement which ensure that fire, health and safety regulations are enforced. This includes prohibition of: parties, smoking, cooking outside of the kitchen area, use of naked flames/candles or under 18's and key duplication. ɎIn each building, one guardian will be assigned to ensure all rules set out in the Licence Agreement/guardian handbook are adhered to. We make weekly inspections of the property which are recorded and can be downloaded by the owner.

The commercial property sector faced a rude awakening in April 2008, when new empty property rates legislation came into effect in England and Wales, to be followed in Scotland in April 2013. Coupled with the downturn in the economy, owners, occupiers, developers and landlords now face additional property costs for property interests that are wholly or part vacant. Rating law is complex and the rules for empty property rates have created some previously untested opportunities.

Above and beyond the obvious security benefits, Crib makes a significant contribution in terms of social responsibility and also presents opportunities in terms of business rates mitigation.

We work with property consultancy Gerald Eve, who have successfully challenged the Valuation Office Agency and local authorities, achieving substantial rate savings for property owners.

BUSINESS RATEMITIGATION

The thing that first attracted me to the project is that it wasn’t designed as a way of avoiding empty rates taxes. In fact, if anything, it actually complements the Governments thinking because it offers a way of putting buildings to good use, rather than lying empty.
