Bexar County's 11% increase in home sales in 2020 surpassed other major Texas counties Jan 20, 2021, 1:58pm CST
Bexar County saw the greatest percentage increase in home sales of the four largest Texas counties last year, according to the latest multiple listing system report from the San Antonio Board of Realtors.
Bexar County saw a 11.2% increase in home sales in 2020 — 27,855 homes last year compared to 24,936 in 2019. Travis County saw a 3.2% increase; Harris County saw a 6.7% increase; and Dallas County saw a 4% increase.
Across the San Antonio market, 38,448 homes were sold, up 11% from 2019. 44,376 new homes were listed last year. 3,519 homes were sold in December, up 24% from 2019 — representing a shift in the typical seasonality in the homebuying market.
“With all that 2020 brought us locally, regionally, nationwide, and worldwide, the end-of-year data certainly showed us continued growth of the housing market,” Cher Miculka, 2021 SABOR board chair, said in a news release. "Our city and surrounding areas are attractive places to own a home, both for locals and for transplants, and the numbers prove it."
The average price of homes sold in the San Antonio market rose 9% from 2019 to $294,106, with the median up 7% to $250,100. Homes took an average of 58 days on the market to sell, down one day from 2019.
The number of months of inventory available sits at 1.7 months as of December, a figure that continues to fall as demand soars and supply tightens.

Report Says San Antonio is Most Stable TX Rental Market

The San Antonio Apartment Association issued a state-of-the-industry report,
including insights into local economic data driving rental housing trends and
forecasts, construction and development activity, and pandemic impacts.
According to San Antonio-area economist Will McIntosh, USAA Real Estate head of
global research, San Antonio’s net increase in migration or newcomers in 2020 was
mainly from the West Coast but also other Texas cities.
Overall, the metropolitan area experienced a 20.3% population increase in the past
10 years, tying San Antonio with Dallas/Fort Worth as the fifth fastest-growing city
in the nation. Two other Texas cities also made the top five ranking: Austin tops the
list with 31.2% growth and Houston managed 20.9% growth in the past decade.
McIntosh cited numerous factors driving San Antonio’s popularity among interested
employers including affordability, livability and low cost of doing business; a large
bilingual population; the presence of fiber-optic infrastructure, the University of Texas
at San Antonio and its cybersecurity program; the joint military base San Antonio; and
the city’s location near Mexico.

[EXCERPT] In the last decade, millions of people moved from other states to make their home in Texas. More than 250,000 of them chose San Antonio, keeping apartment developers here busy.
A total of 2,000 new apartment buildings have gone up in the state between 2010 and 2020, according to a study by apartment search site RENTCafé, with the highest number of units, over 177,000, in the Dallas metropolitan area.
Those buildings increased the state’s inventory of apartment units by more than half a million. And they keep coming.
Even with apartment construction down by 12% in 2020 compared to the previous year, another 126,900 apartments are under construction across the state.
San Antonio has kept pace. Between 2010 and 2020, developers built 55,100 apartment units in the metropolitan area, a boom that has helped supply housing for the net migration of 259,857 people to the San Antonio- New Braunfels area between 2010 and 2019.
Most of the new units are located within the San Antonio city limits, and more are on the way. A total of 9,300 apartment buildings are now in various stages of development…

New data shows more people are moving to Texas during ‘Reverse Gold Rush’ Texas had the largest net gain of one-way U-Haul trucks for three consecutive years

More people are leaving California and moving to states like Texas.
Even one of the most wealthy celebrities, Elon Musk of SpaceX and Tesla fame, has recently moved here.
According to a recent story published in the San Francisco Chronicle, new data from moving equipment company U-Haul
shows far more trucks left California than entered in 2020.
The state ranks last on the company’s list of migration growth for 2020.
So who ranks first?
In this “Reverse Gold Rush,” the U-Haul survey showed most people are going to Tennessee.
Texas ranks second, followed by Florida, Ohio and Arizona.
U-Haul says this is the first time Tennessee has been number one, and the fifth time Texas has been number two. Texas had the largest net gain of one-way U-Haul trucks for three consecutive years, before Florida flipped the order and
became first last year.
U-Haul executives say Tennessee is similar to Texas in that it has no state income tax, is very business-friendly, and has
plenty of job options.
“Growth States” are calculated by the net gain of one-way U-Haul trucks entering a state versus leaving that state in a
calendar year.
The data is compiled using more than 2 million one-way U-Haul truck customer transactions.
States like Colorado, Missouri, and Nevada were also high on the list.
Joining California at the bottom are states that include Illinois, Massachusetts, Maryland and Louisiana.

Texas law requires all real estate licensees to give the following information about brokerage services to prospective buyers, tenants, sellers and landlords.
Information About Brokerage Services Before working with a real estate broker, you should know that the duties of a broker depend on whom the broker represents. If you are a prospective seller or landlord (owner) or a prospective buyer or the property for sale or lease is the owner’s agent. A broker who acts as a subagent represents the owner in cooperation with the listing broker. A broker who acts as a buyer’s agent represents the buyer. A broker may act as intermediary between the parties if the parties consent in writing. A broker can assist you in locating a property, preparing a contract or lease, or obtaining financing without representing you. A broker is obligated by law to treat you honestly. IF THE BROKER REPRESENTS THE OWNER: The broker becomes the owner’s agent by entering into an agreement with the owner, usually through a written listing agreement, or by agreeing to act as a subagent by accepting an offer of subagency from the listing broker. A subagent may work in a different real estate office. A listing broker or subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first. The buyer should not tell the owner’s agent anything the buyer would not want the owner to know because an owner’s agent must disclose to the owner any material information known to the agent. IF THE BROKER REPRESENTS THE BUYER: The broker becomes the buyers agent by entering into agreement to represent the buyer, usually through a written buyer representation agreement. A buyer’s agent can assist the owner buy does not represent the owner and must place the interests of the buyer first. The buyer should not tell the buyer’s agent anything the buyer would not want the owner to know because an buyer’s agent must disclose to the owner any material information known to the agent. IF THE BROKER ACTS AS AN INTERMEDIARY: A broker may act as an intermediary between the parties if the broker complies with The Texas Real Estate License Act. The broker must obtain the written consent of each party to the transaction to act as an intermediary. The written consent must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker’s obligations as an intermediary. The broker is required to treat each party honestly and fairly and to comply with The Texas Real Estate License Act. A broker who acts as an intermediary in a transaction:
(1) shall treat all parties honestly; (2) may not disclose that the owner will accept a price less than the asking price unless authorized in writing to do so by the owner; (3) may not disclose that the buyer will pay a price greater then the price submitted in a written offer unless authorized in writing to do so by the buyer; and (4) may not disclose any confidential information or any information that a party specifically instructs the broker in writing not to disclose unless authorized in writing to disclose the information or required to do so by the Texas Real Estate License Act or a court order or if the information materially relates to the condition of the property.
With the parties consent, a broker acting as an intermediary between the parties may appoint a person who is licensed under The Texas Real Estate License Act and associated with the broker to communicate with and carry out instructions of one party and another person who is licensed under that Act and associated with the broker to communicate with and carry out instructions of the other party. If you choose to have a broker represent you, You should enter into a written agreement with the broker that clearly establishes the broker’s obligations and your obligations. The agreement should state how and by whom the broker will be paid. You have the right to choose the type of representation, if any, you wish to receive. Your payment of a fee to a broker does not necessarily establish that the broker represents you. If you have any questions regarding the duties and responsibilities of the broker, you should resolve those questions before proceeding.
