Oh the joys of the open countryside on the beautiful Isle of Anglesey– residing in a particularly alluring corner of this

pleasant island, Creigle sits tucked away along a private track, one of just two exclusive properties formerly of Tyddyn

Grugor Farm. This immaculate and charming home stands within extensive garden grounds and adjoining paddock from

where there are exquisite views of the sea with just a hint of Ynys Seiriol (Puffin Island) off Penmon Point, providing a

haven from the stresses of modern life - enjoy the good life out in the countryside and immerse yourself in these green

and pleasant surroundings!

The gardens are exceptional, certainly displaying a determination and love on behalf of the present owners, providing an

undoubted haven for natural fauna and home to an eclectic variety of flora, of which we'll touch on later – one things for

sure, youngsters will be able to enjoy the outdoors as much as the grown-ups.

Creigle is essentially a three storey residence built into the side of a small limestone outcrop, having been enlarged in

recent years with the addition of a further two story extension, providing comfortable and highly practical family sized

accommodation. The newer section is clad in cedar with narrow windows to mimic its former barn origins. The property

offers a nice blend of original character and modernity, so you can go about daily life with minimal fuss whilst enjoying the

charm that only an older property can truly provide. Creigle is complemented by a private gated driveway and double

garage, straddled either side of which is a useful utility and general store, so if you need that little bit of extra storage space

or a work area to fettle your motoring pride and joy, Creigle has got it covered.

The impeccable interior has a slightly unconventional layout

with the principal lounge on the first floor – with it being

split-level, you can walk straight out onto the upper levelled

garden to the rear! Just off the hall, you'll find a

contemporary shower room and then you're greeted to a

marvellous kitchen that's ideal come mealtimes with a rather

grand yet modern four oven electric AGA range taking

centre stage. The snug provides a little quiet space for

reading or studying purposes. The lounge on the first floor

features a pitched ceiling and brick built fireplace housing a

large multi-fuel stove. The stove has a back-boiler which

complements the main oil fired central heating (effectively a

dual system).

In addition, is an extensive roof-top PV (photo voltaic)

installation which provide free electricity, keeping those

household bills to a minimum. There are two bedrooms on

the first floor, the master with dressing room and en-suite

with a further two bedrooms within the roof space. Of

course, the en-suite and main bathroom feature clean

modern suites.

The principal garden runs in line with the main

dwelling and is purposely formal in its

arrangement with a symmetry of a country estate

with box hedging and an array of trees, plants and

shrubs to provide texture and colour throughout

the seasons.

There's a 12' greenhouse, well stocked raised

vegetable plots, soft fruit trees and orchard.

Located to the rear of the property is a large

lawned garden (with separate vehicular access)

with a well shielded border of mature trees and

shrubs. There's also an additional store located

on this level – handy for gardening tools and

machinery.

From here you can access the spacious lawned

paddock which has recently been planted with

blossom trees.

The property is situated along a private track just off a country lane on the periphery of Llangoed (roughly ¾ mile), bordering

open countryside and within easy reach of local amenities (with Post Office) and primary school. Situated within an Area of

Outstanding Natural Beauty, there are fabulous walks to be enjoyed from the vicinity with Penmon lighthouse to the east and

National Trust coastline to the north. The picturesque coastline is just a short drive away and Llangoed is roughly 3 miles

distant from the centre of Beaumaris, its promenade, pier and castle. This picturesque and popular town is located on the

banks of the Menai Strait situated in the south easterly corner of the island and is home to the last Edwardian castle built in

Wales. The town is steeped in history and home to an interesting mixture of Medieval, Georgian, Victorian and Edwardian

architecture with quaint streets, independent shops, taverns and restaurants. The area provides a great spot for fishing and

sailing and there are also 2 golf courses on offer while breath-taking views of the dramatic mountains of Snowdonia can be

enjoyed from the promenade and Victorian pier. With plenty of fine beaches and coves in the vicinity together with excellent

road links and great places to shop (Menai Bridge is roughly 7 miles distant with the university city of Bangor just beyond over

the Thomas Telfod bridge), the area could be just what you are looking for.

From our Bangor office, proceed along the High Street (one way) bearing right at the traffic lights

towards the train station. Keeping left, follow Holyhead Road (A5) past Morrisons and onwards towards Menai Bridge. Proceed over the suspension bridge, taking the second exit at the

roundabout (A545) towards the centre of Menai Bridge and on towards to Beaumaris. Proceed through Beaumaris, passing the castle on your left (now the B5109) and with the sea on your

right, continue towards Llangoed. Continue all the way through the village over a small bridge and continue on this road until you reach a 'T' junction. Directly opposite the junction is a private

track. Follow this track - Creigle is the first property on your left hand side.
