Reuben Beazley Builder and associated trades who help create your spaces have joined together to give you a gift ofprofessional advice, inspiration and a guide to the most reputablebusinesses involved in theconstruction of your new home,additions and DIY projects.

Keeping it in the family.Reuben Beazley Builder- Reuben’s dad Brent started his working life in 1960 as an apprentice carpenter on the north shore ofAuckland, New Zealand. When he had completed his 5 year apprenticeship as a carpenter and joiner, he and 3 other mates decided to travel to Australia for a 6 month working holiday. The friends returned to New Zealand, however Brent remained in Australia, working on the construction of the Sydney Opera House, and many of the newmansions on the canals ofSurfers Paradise.

After several years of travel, working as a carpenter Brent decided to settle in Victoria and became a registered builder who specialised in Designer Building for clients who wanted somethingdifferent in their homes.

Brent married Wendy Bertram in 1970 at St Matthews in Cheltenham, Melbourne. A few years later the deci-sion was made to settle in Bendigo, as both Brent and Wendy wanted to be closer to Wendy’sfamily, and also bring up theirchildren in a provincial city with easy access to Melbourne and the airport. Wendy has been always involved inoverseeing the management of the business, and continues to be the Office Manager for Reuben Beazley Builder.

It was clear from an early stage that Reuben wanted to follow his Dad into the building industry.

He used to trail after his Dad around the property with his wheelbarrow and tools when he was 3 year old, saying he was going to be a builder when he grew up. He became an apprentice for Brent as a carpenter and joiner, and was an awardwinning apprentice during his period of training.

He continued to work as acarpenter with Brent for 6 years, then commenced study to become a registered builder. Today Brent is still involved with checking on the sites, sharing his expertise, and organising deliveries of materials as required.

Reuben and Deb married in 2003. Deb is now the Sales and Marketing Manager for the business, andcontinues to strengthen thebusiness marketing strategies with further professional development.

Reuben’s brother Aaron who also did his carpentry and joineryapprenticeship with Brent, is now a registered builder, and has recently joined Reuben’s team as a Site Manager. He is now also liaising with clients and suppliers in order to achieve positive outcomes towards the completion of new homes.

Whilst too early to predict, it isinteresting to note that the nextgeneration of Beazleys’ are now following their dads’ around the building sites.

Reuben has now been a builder for 8 years and has made a name for himself as a builder of individually designed homes, for clients who want to have homes of a highstandard and innovative design. Reuben has a team of specialisedprofessionals who can, together, deliver a package which not only represents individuality in the design with a high quality, but also value for money when comparing to what is available in the market place.

Kitchen matters.- When clients begin to design their new home there is often a large amount of focus placed on kitchen design. For many people the kitchen is a gathering centre where food brings family and friends together and many happy hours are spent. A kitchen needs to reflect your own individual needs incorporating a good functional flow with strong durable surfaces. When creating your kitchen “wish list” think about the practicalaspects and how you work within your kitchen, the other detaileddesign elements will then follow.

There is an endless selection ofproducts, appliances, surfaces and colour to help you achieve a kitchen design that suits you and your home. All plans are displayed in a 3d view on a large TV screen as part of our process, this allows clients to literally see their design come to life.

Top 5 land buying tips.

Cameron Tweed- 1.First of all approach a bank to get an idea on how much you can borrow for purchasing your land and your house, remember to leave some money aside for landscaping and window furnishing’s I’m sure ReubenBeazley Builders will include these in his quotes if asked.

2.Get on the phone and contact an established real estate agent such as myself to book an appointment and sit down to go through your criteria either at your place, on site or at our office.

3.Choosing the right area that fits your budget is key, price points differ greatly from suburb to suburb there are some great opportunities if you look outside the square, remember Bendigo CBD is only a 10-20 minute drive from all suburbs.

4.Leave your details with us, we can place you on an automatic email alert so it takes the hassle out of the search, we don’t like to hassle you with phone calls every day.

5.Take your time and make sure the block is right don’t be pushed into anything, consult your builder and agent whenever you have a question it is our jobs to provide you with the correct advice.

It’s all in the Attic.-

Reuben Beazley Builder has found a smart way to use space in your home that you haveprobably never consideredusing. Attic conversions in the roof have become increasingly popular and an affordable way to create ad-ditional room. It allows you to use the area in your roof space that would have otherwise been wasted. With some land being smaller this is a great way tocreate extra space withoutintruding on your block, allowing for larger outdoor living or yard areas.

Many of our clients are using this option and have been greatly pleased with the outcome.Decorative custom madestaircases enable easy entry and create interest. Also the area is fitted with plaster, flooring and any other

finish you desire tocompliment the rest of the home; it can also add value for resale. The process is a simple truss adjustment and because it is in the truss configu-ration there is no need to think about double story elements.

Building Process.- Congratulations you have decided to build a new home!!

This guide will let you know what steps are involved in getting your new Reuben Beazley Builder home started.

Firstly, your builder likes to meet you. At this initial consultation Reuben Beazley Builder can determine what you would like in your new home and discuss your options.

Our creative building designer is engaged and a list of your dreams are made. The shape and size of your block is taken into account and a design will be made to compliment the surroundings. We custom design our homestherefore the service of the building designer is offered toeveryone. A $1000 deposit is all you need to get started.

After the plans are drawn and you are ecstatic with them, the next step is quoting. An energy rating is carried out. This will determine what products are needed to reach the required 6 stars. The usual products used are waffle pod concrete slabs, wool insulation and window design.This is all taken into account when conducting the quote.Reuben Beazley Builder contacts all trades and within two to three weeks we have a completed home price for

you.This price includes:

- Site costs- Gas ducted heating and- Evaporative cooling- Carpet and tiles - Haymes 3 coat paint systemusing low odour mixtures- ARDA Cook wear from Reilleys - Home Appliances, including a dish-washer- Colour Consultant - Earth Wool Insulation and more.... (see rbb for full list of inclusions)

When you are satisfied with the price we then move onto the HIA approved contract. Reuben explains the HIA contract to you so you are aware of the content of the contract. Homes will usually take between 6 to 8 months to build depending on the size of the dwelling. Once the contract is signed, the application of insurance and building permits are submitted. When these items are approved we can start to build your home.

Our talented colour consultant will conduct a selection session,giving you advice on products such as carpet, tiles, finishes and most importantly Colour!! She prepares a detailed selection report that issupplied to the relevant trades people and suppliers.You will also visit Bourkes Kitchens to decide the configuration of your cabinetry. A three dimensional view is shown to you so you know what your new cabinetry will look like.

By now your build is under way. You can now sit back and beexcited about your new life.
