8.1 Overview

Canterbury has rapidly grown in recent years, undergoing a significant change in scale and character. Large scale apartment development located to the south of the station and overlooking the Cooks River, has established a new urban precinct. The original Canterbury Road shopping strip now carries high volumes of traffic and no longer functions as a viable ‘Main Street’. Significant sections of the walking catchment are comprised of green space, including Canterbury Racecourse and the Tasker Park playing fields. The recent Aldi supermarket links through to strip shopping along Canterbury Road, north of the station.

8.2 Opportunities

Opportunities include allowing additional height along Canterbury Road, establishing a new ‘Main Street’ (Jeffrey Street), allowing some additional height on some sites close to the station and along Cooks River park frontages, refinements in built form transition to adjoining residential areas, and maintaining existing lower heights at the west, south and eastern periphery of the Centre.

A larger town centre with a wider range of a local shops and businesses and parklands connected to the Cooks River foreshore.

Built Form X Accommodate medium to medium-high rise housing throughout the precinct.

X Establish high rise, mixed use precinct immediately surrounding Canterbury Station.

X Allow medium rise housing to the south and west of Cooks River and low rise housing to the east of Melford Street and towards Princes Street.

Open Space and Movement X Improve access between Canterbury Station, Canterbury town centre and the Cooks River foreshore. Investigate the following opportunities:

- New and enhanced open space opportunities adjacent to Tasker Park, Berna Street and Heynes Reserve.

- New urban plaza near Broughton Street.

- Provide a new road or pedestrian link between John and Roberts Streets and between Jeffrey, Minter and Church Streets.

X Implement the public domain improvements in the Canterbury Town Centre Master Plan.

X Widen local roads within the town centre core, where required and as part of redevelopment activities.

Jobs X Establish new retail activities on local roads such as Jeffery Street, Broughton Street and Robert Street.

Improved transport and a growing housing market will bring new homes and jobs to a revitalised CBD.

Built Form X Retain the character of the lower scale Bankstown City Plaza shops with apartments above (up to 5 storeys) that are setback behind the building facades to maintain sunlight to the streets.

X Increase building heights on sites within 600m of Bankstown Station that have substantial potential to redevelop for mixed use and residential developments that can improve the public space at street level.

X Accommodate medium and medium-high rise housing to the west and south of the station, north of Macauley Avenue.

Open Space and Movement X Provide new laneways, through site links and open space as large blocks develop, such as between Stacey and Restwell Streets and Oxford and Greenwood Avenues.

9.0 Campsie9.1 Overview

Campsie is a large Centre with a robust urban structure - including a well-defined ‘Main Street’ and overall street ‘grid and block’ structure. It has a central meeting place - Anzac Mall, and has ornate parks and green links in the south, and rows of heritage palm trees in the north. Campsie is rapidly developing, with many new apartment buildings, recently completed, or under construction – the quality of development outcomes is mixed.

9.2 Opportunities

Opportunities include allowing controlled development above ‘Main Street’ buildings, and additional redevelopment at the east and west edges of the Centre, with appropriate scale transition. Allowing some additional height within proximity to the station, generally ‘fine tuning’ the built form, providing new pedestrian links as sites redevelop and a potential new ‘green link’ following the railway alignment.

10.0 Belmore10.1 Overview

Belmore is a medium size Centre with a well-formed and successful ‘Main Street’ and overall street ‘grid and block’ structure. The Canterbury League Club redevelopment is nearing completion in the southwest of the Centre and in the east is Belmore Sportsground, and associated parklands and recreational facilities.

10.2 Opportunities

Opportunities include allowing some additional height within proximity to the station and generally ‘fine tuning’ the built form, allowing controlled development above ‘Main Street’ buildings, providing new pedestrian links as sites redevelop and a potential new ‘green link’ following the railway alignment.

New medium to high rise housing around the station and a vibrant main street along Burwood Road.

Built Form X Retain the character of the low scale 2 and 3 storey buildings fronting Burwood Road with apartments above (up to 5 storeys) that are setback behind the building facades to maintain sunlight to the streets.

X Provide opportunities for taller buildings on key sites and gateway buildings on major intersections along Burwood Road at Lakemba Street, Chalmers Street/Reginald Ave and Canterbury Road.

X Accommodate a mix of medium and medium-high rise residential development (up to 8 storeys) within 400m of Belmore Station and south towards Canterbury Road.

Open Space and Movement X Investigate opportunities for new street parks and urban plazas in the precinct and improve access to and enhance existing public spaces: I

- Expand and enhance the Marie Street pocket park.

- Enhance the pocket park at Wortley Avenue and expand it to better connect to Belmore Road.

- New urban plaza at Collins Street near Burwood Road.

- Improve amenity and access to Belmore Sportsground.

Jobs X Reinforce Burwood Road as a vibrant retail and commercial street and encourage local services, retail and convenience shops in close proximity to the station.
