Design Response

South Burnaby Arena will be a welcoming and functional facility which supports the evolving needs for community level based recreation, in a manner which elevates the experience of all users and makes a positive contribution to the surrounding neighbourhood.

A few key design strategies were used to help meet the project objectives of the facility being a good neighbour and connecting existing and emerging South Burnaby communities. One of the key design features was the creation of an articulated roof form using two diagonal roof trusses above each ice sheet.

North facing natural light is Introduced into the arena by lifting roof peaks. Natural light enhances user experience.

SIDE BY SIDE DIAGONAL

The resulting form provides an interesting visual outlook at street level and a dynamic roofscape for residents in the neighbouring future Southgate development.

END TO END

This L-shaped layout allows for the location of lobby and social spaces along 18th Street to create an active, transparent and welcoming street elevation. It allows for high visual connectivity between the arenas and support spaces for spectators and facility staff.

PROS• Compact envelope• Good functionality

CONS• Large blank elevations and massing• Inactive frontage on 18th Street• Limited visibility into arenas from lobby

PROS• Good active street frontage to 18th Street

CONS• Difficulty in achieving efficient facility operations by both staff

and users• Significant grade differential across site creates long,

large streetwall facing school• Additional cost from the need for two separate ice resurfacing

and mechanical spaces• Challenges in achieving vehicular circulation

and parking provision

PROS• Good active street frontage to 18th Street

CONS• Insufficient space for a circulation route between lobby/

front of house and change rooms/second ice sheet• Unable to achieve vehicular access and parking provision• Does not meet zoning setbacks – too close to property lines

PROS• Active elevation and presence on 18th Street• Good functionality• Strong visual connections between arenas, lobby and street

CONS• Slight increase in building envelope area

L-SHAPED

South Burnaby Arena

Good roof drainage is achieved by lowering the corners, which further reduces the building height at the edges. This is possible due to the shorter diagonal spans resulting in shallower beam depths.

PROJECT PRINCIPLE

“The South Burnaby Arena will be a good neighbour.”

HOW?

By sensitively integrating the large building volume into the site in a way which respects the Byrne Creek Secondary School and future Southgate Neighbourhood using urban design strategies.

c Examples of connections between spectators and participants at West Vancouver Community Centre, BC (top), and Legends Centre Oshawa, ON (bottom)

c Example of light and bright lobby and social spaces at Timms Community Centre in Langley, BC

South Burnaby Arena

The proposed concept has been developed to offer the following advantages:

Strong visual connection between the lobby social space and street that addresses the urban design objectives by providing an active animated street frontage to the surrounding neighbourhood.

Functional layout with good operational flow based on arena design best practice, for both technical operations and users, while also meeting a variety of different programming needs.

Good visual connection between arenas and lobby social space. This creates a variety of warm viewing areas for spectators and encourages participation in the sports programs.
