Median PriceShort Term Fluctuations When the median price increases, it can be

reflective of the fact that more expensive than inexpensive homes sold during that period.

Similarly, a decrease in the median price can indicate that more inexpensive than expensive homes sold during that period.

For measuring changes in the housing price, Median Price has greater possibility for accuracy over a long period of time to balance the mix of expensive and inexpensive homes sold during that period.
