• Plan for specific redevelopment
• Tests market & development realities
• Provides community input
• Informs HRA process to attract appropriate development to the three opportunity sites
Key PointsWe know change is going to occur.
– How can we manage it in ways that are best for the community as a whole?
– Balance long term vitality with the stability of existing neighborhoods
The goal of redevelopment is to preserve what we have while making the community better.
– Protect single family neighborhoods by directing growth to declining
commercial areas.
Managing growth– Density is directed along 494 and Cedar Avenue, and 66th and Lyndale.
– Comprehensive plan will work to reverse the decision to increase density along the north/south corridors (e.g. Penn, Portland)
