The Story of the

Kembricks Mini-Storage Facility

With Habersham County growing at a rate of 21.5% from 2000 to 2009, Kembricks was constructed

to provide a full-time, dedicated storage facility. After purchasing two adjacent five-acre tracts, the

owners hired a professional engineering and survey company out of Atlanta in 1995, and grading and

site work was completed. The first 6,000 s.f. building was constructed on the property in 1997 to

house a wholesale distribution company.

A 5,400 s.f. building was erected in 2000 as a standard storage facility. When that building was full,

another one of the same size was built. Construction of a 16,000 s.f. fourth building was completed in

2003. This building consists of climate-controlled units in the center, with standard units occupying

the perimeter, and boasts multiple cameras, individual door alarms, and automatic controlled lighting.

In addition to the buildings, a full-property security system was installed, and the facility was

completed paved.

When the distribution company closed its doors in 2003, the building it formerly occupied was

converted into offices, which are used to manage the facility. This same building was divided into five

commercial units in 2006, and a loading dock and 14’ roll-up door were added. In conjunction with

this project and to meet the growing need, a 7,000 s.f. expansion was added, with large commercial

climate-controlled units and a 10’-wide central hallway. A modern wireless door alarm system was

installed, along with additional cameras and keypads to control access the applicable area. The entire

developed acreage was also fully fenced and gated.

Twenty four digital cameras monitor the property which provides remote access from a home office

comes and goes.

An SMD Software’s Site Link Stand-Alone Edition, Version 4.16, is used for the present accounting

system. This system prints contracts and paperwork, and updates the security system automatically to

reduce any redundant data entry. Sitelink offers auto billing for monthly credit card payments and can

e-mail receipts to Tenants. As of 1-20-11, 25% of Tenants are auto billed. The network computers

have been recently upgraded with hardware that would accommodate SiteLink Web Addition, a

program that offers fully-integrated web access. Full and detailed financial records have been kept and

are available.
