Create a creative micro – campus that can house existing companies such as Google, advertising agencies, product and architectural design firms, think tanks and startups.
Provide small scale restaurants, bars and cafes and perpetuate existing businesses.
Create and provide creative, cutting edge, visionary, state of the art studio space for artists and musicians at an affordable rate.
Create art galleries.
Provide loft housing, live/work housing, studios and apartments for employees working at the creative campus so as to reduce commute time and increase productivity.
Provide ample parking in the form of both parking garages as well as subterranean parking.
Optimize site area potential by maximizing on building heights wherever possible.
Provide ample open space – both public as well as private, and partially covered as well as open to sky. Create a balance between the landscape and hardscape through use of features
that shall be low cost and high returns.
Improve the pavement conditions and beautify the sidewalks wherever possible so as to enhance curb appeal.
