This has stifled the business community’s ability to grow and also created a barrier to entry in the lower end of the business continuum in Broome. Without a change in approach we are concerned economic growth will not be delivered.

Bizspace has been developed to target:

• home-based businesses seeking temporary formal office-based services;

• start-up businesses unable to afford or access commercial office accommodation;

• designers, social entrepreneurs, IT and other workers seeking a modern collaborative work environment;

• visitor business people needing meeting room/presentation requirements or looking for an affordable way to establish an office presence in the Kimberley Region; and

• small businesses working seeking to work collaboratively or in consortiums on projects.

In addition to the conventional market, the North-West region has another unique market sector, the transient private and government sector worker. These people either occasionally or regularly travel to the region from their primary office location (typically Metropolitan Perth) for one or several days to conduct business. Presently, these people typically do not have professional working space which is readily accessible whilst in regional areas unless provided by clients or at satellite office locations. Often, these people end up working in less conducive work spaces, typically cafes, their hotel room or at the airport where productivity can be effected.

From 2013 – 2016 the Broome market has been softening, creating a highly challenging business environment. Over the same time, we have seen little to no movement on the cost of office space within the Town’s Central Business district of Chinatown and other commercial hubs in the area.

When run successfully, centres can foster innovation in communities and provide a network which links skilled expertise with small business, leading to game changing business partnerships.

Coworking Centres reflect a growing trend in the use and operation of professional working space across the world. The operating structure has been found to provide increased productivity amongst users and better workplace environment as well as cost savings for tenants

FLEXIBILITYFor businesses looking to rent desk space in a shared office, there are a wide range of options available. Desks can be leased on a short term or long term basis, and range from full time access to several days per week to single day leases. For many small businesses and start-ups who may not be in a position to commit to the requirements of a formal lease agreement, co-working spaces offer significantly greater flexibility.

NETWORKINGFor many businesses operating in co-working spaces, the primary appeal is the opportunity for collaboration and networking. Recognising this, along with like-minded tenants organic networking is often experienced, watercooler discussions, sharing of ideas and opportunities leads to more effective networks and therefore greater opportunities for businesses. The goal of co-working hubs is to provide an environment which fosters collaboration in the growth of improving business ideas.

While the co-working offering provides an attractive work space for start-ups and small businesses, it is not just these businesses driving demand for space. Increasingly, big corporates are leasing desk space in co-working hubs so as to expose their employees to new ideas and new entrepreneurial culture.

WHO IS BIZSPACEBizspace has been founded by Andre Veder of RFF and Peter Taylor. Both operate businesses within the North-West and have experienced first-hand how difficult the current market is. Being active within the business community and members of the Broome Chamber of Commerce and Industry Board, both felt that it was time for real initiatives to be rolled out that directly benefit the business community.

The short term aim is to bring foundation partners onto the initiative to support further growth in the concept and enhance the opportunities afforded to businesses.

BIZSPACE COMMITMENT TO CHINATOWNChinatown has been central to the development of Broome over the last 100 years. From the turn of the century the community and Government have been trying to reinvigorate Chinatown. Reports have been prepared and all have touched on the difficulty of reinvigorating the area due to the high percentage of private ownership.

In developing the Bizspace concept we saw the opportunity to secure sites through commercial leases negotiated at favourable terms and rates and work alongside interested parties to reinvigorate the area. These sites in many respects will become focal points of activity in which the community can become involved and business opportunities can grow.

The network of centres also adds value to government and other services providers who remotely provide services across northern Australia but have a cross section of employees regularly visiting these communities. Typically, these people have no professional working environment to operate from in the region; working from cafes or hotel rooms. A more professional working environment would increase productivity across the board and achieve greater collaboration amongst service providers which could lead to more efficient, cost effective service delivery in the region.

• Promote and encourage innovation and entrepreneurship by local businesses;

THE BIZSPACE MODEL Bizspace is a user friendly, fully customisable, decentralised, benefit packed co-working space concept focused on the Chinatown area in Broome.

FULLY CUSTOMISABLEFor Hub 1 and 2 we have a general layout for an open plan office environment. We remain flexible and interested in discussing specific users’ needs irrespective of what they are. In the current space we are able to offer dedicated desks and even private offices should the need arise.

DECENTRALISEDRather than secure one large site and risk underutilisation our model has commenced with two smaller sites (Hub 1 and Hub 2) on Carnarvon Street with 15 desks, 2 meeting rooms and a private phone call room fully serviced with internet and printing functionality.

As demand grows we will be able to bring on additional sites within Chinatown to add capacity.

BENEFIT PACKED Bizspace is part of a broader network of co-working spaces being developed across the North West. As space comes online members will benefit from access to similar spaces across Karratha, Port Hedland, Derby and Kununurra.

THE LOCK UP AFFILIATIONBizspace has a close affiliation to the Lockup site across the road. Member will benefit from discounted coffee and a delivery service directly to your desk. Outside of the café the Lockup site is open for all members to discuss with RFF on how they would like to use the site (at no additional cost).
