How student debt is hurting the housing market

Progress has been slow, but existing-home sales na-tionwide started to move upward in April, by 1.3 per-cent, according to figures released on May 22 by the National Association of Re-altors (NAR).

But first-time homebuy-ers haven’t been part of that good news.

According to an annual survey by the NAR, the per-centage of first-time home-buyers slipped to 38 percent of the market share — down from 39 percent in 2012. In 1981, four out of 10 purchas-es were first-time buyers.

Experts believe many factors are contributing to this decline — the high un-employment rate, young adults’ desire to live in a more urban setting and high loads of student debt. They have become, in effect, risk adverse.

Data from the Federal Reserve shows that in 2012, young people with student debt had lower homeowner-ship rates than people with-out student debt — which wasn’t the case in the nine years before.

Student debt nationwide has topped $1 trillion, while entry level wages have fall-en by 5.4 percent over the past decade, according to the Economic Policy Insti-tute, a Washington, D.C.-based think tank.

This has some fearing that young adults are having a hard time qualifying for mortgages and saving for down payments.

“Historically first-time buyers are instrumental in housing recoveries because they help existing home-owners sell and make a trade,” Lawrence Yun, chief economist for the NAR, said in November.

A compounding problemRandy Henkle, senior

vice president of loan pro-duction for Iowa Bankers Mortgage Corp., said that while student loans can help establish credit over the

long-run, they also can hurt graduates’ mortgage appli-cations in the short-term.

“It’s significantly differ-ent from five years ago — if you had deferment, it didn’t count as debt,” he said. “But that’s changed.”

Now if a graduate applies for a mortgage and has tak-en out student loans, a bank assumes that the applicant is making loan payments — even if he or she isn’t. And that can mean the applicant is a liability.

“A tighter credit box ex-ists today, too,” Henkle said.

Compounding this prob-lem is that graduates often don’t have much in savings, he said, because they are paying down students loans and not saving for a down payment.

“It slows down the housing market,” he said. “And when entry level buyers aren’t buy-ing, then there’s not as many repeat buyers. It’s a chain re-action.”

It’s not uncommon for stu-dents to graduate with $40,000 or $50,000 worth of debt, he said.

“I’ve seen people with as much as $250,000 in loans,” he said.

According to a December 2013 report by the Project on Student Debt, an initiative run by the Institute for Col-lege Access and Success not-for-profit, seven in 10 college seniors in who graduated in 2012 had student loan debt, with an average of $29,400 per borrower.

Iowa closely mirrors the nation’s percentages, with 71 percent of students graduat-ing with student loans that av-erage $29,456.

From 2008 to 2012, the combination of debt at gradu-ation, the amount of federal and private loans increased an average of six percent each year.

Tuesday, June 17, 2014ARIES (March 21 to April

19) You feel the effects of Mercury retrograde now, espe-cially in your communication with others, plus in transpor-tation issues. Missed buses, mechanical breakdowns and such might dog your footsteps.

TAURUS (April 20 to May 20) It is appropriate to address money issues from the past now. Fortunately, you also can wrap up old financial business. Use this energy to your advan-tage.

GEMINI (May 21 to June 20) Retrograde Mercury now slips back from Cancer into Gemini. This will

attract people from the past into your life, especially ex-partners and old friends.

CANCER (June 21 to July 22) Use the energy of the cur-rent Mercury retrograde to do research and seek solutions for old problems. You will be fortunate in coming up with answers.

LEO (July 23 to Aug. 22) Old friends from the past are back in your world again. It’s good to have history with others (for the most part).

VIRGO (Aug. 23 to Sept. 22) You might be in touch with a parent, boss or authority figure you have not seen for a while. This is a good time to discuss old business with anyone in a position of authority.

LIBRA (Sept. 23 to Oct. 22) This is an excellent time to fin-ish college papers or wrap up a thesis or deal with old business regarding the law, medicine, publishing and the media. Use Mercury retrograde to your advantage.

SCORPIO (Oct. 23 to Nov. 21) You might be surprised at how quickly you can wrap up red-tape details related to insurance, inheritances, taxes, debt and shared property. Just roll up your sleeves and dig in!

SAGITTARIUS (Nov. 22 to Dec. 21) Ex-partners and spouses might be back in your life again. Although Mercury was in Cancer, Mercury has now slipped back to Gemini, which is opposite your sign.

CAPRICORN (Dec. 22 to Jan. 19) Your job might be frus-trated because of silly errors, mixed-up communication and delays. Just grin and bear it, because it will be gone in a matter of weeks.

AQUARIUS (Jan. 20 to Feb.

18) Old flames are back in the picture now because of Mercury retrograde. This is also a good time to wrap up loose details regarding the care and education of children.

PISCES (Feb. 19 to March 20) Stock the fridge, because relatives you haven’t seen for ages will be camped on your doorstep and sleeping on your sofa. Might as well get ready.

YOU BORN TODAY You are dedicated, responsible and reli-able. Because you are success-oriented, you take what you

do seriously. You learn and do things quickly. You also are persuasive. You are an excel-lent planner, designer and trav-eler. This year is full of promis-ing choices. Save your money in the first half of the year, because you might be tested toward the end.

Dear Readers: Here is this week’s SOUND OFF, about trying to get through to busi-nesses on the phone:

“My Sound Off is when you finally get through to a business on the phone, only to be told ‘All operators are busy now; please hang up and call again later.’” — A Reader in Texas

That can be frustrating! Unfortunately, it is some-thing we all have to deal with at times. Try calling at non-peak hours, like after lunch, to see if that helps you get through a little more easily. — Heloise

plays football, and his clothes always have an odor from the sweat. No matter what I do, I

can’t seem to get them clean. Can you help? — Linda in Texas

Athletic clothing sure can get stinky! As soon as your son gets home, air out his clothes. Don’t stuff them in a hamper unless they are dry. Turn each piece inside-out before washing. For shirts, rub a little full-strength laun-dry detergent into the armpit area. Put the clothes into the washer, but don’t cram it full; the clothing won’t rinse clean if the washer is too full. Use a lot of water and rinse a sec-ond time, then air-dry. After washing, smell the clothes. If they still stink, pour vin-egar onto the smelly area. Let sit for a few minutes and then repeat. Vinegar will kill any bacteria. Then wash again. Have another tough stain you need help getting out? Order my Handy Stain Guide for Clothing pam-phlet. SOUND OFF FOLLOW-UP

Dear Readers: A Sound Off was written about bottles for medications being too large and only half-full. Here is what a couple of readers had to say about it:

Sue B. in Omaha, Neb., wrote: “I think the under-lying reason is marketing. If consumers see a bigger bottle with 100 capsules in it next to a smaller bottle with 100 capsules in it, they tend to choose the larger bottle because it looks like the bet-ter deal.”

S.G. in Santa Ana, Calif., wrote, “There are so many requirements made for prop-er labeling information that they need the larger bottles, just to have space.”

Thanks for the letters. They definitely make you think. — Heloise

The Numbers Game

Spurs winSAN ANTONIO

— Tim Duncan, Manu Ginobili and Tony Park-er, the winningest trio in NBA postseason history, shared hugs.

Players wrapped themselves in flags from around world, a remind-er that the San Antonio Spurs look far beyond the border to build champi-ons, as confetti fell from above.

Painfully denied 12 months ago by the Miami Heat, this victory party was worth the wait.

The Spurs finished off a dominant run to their fifth NBA championship Sunday night, ending the Heat’s two-year title reign with a 104-87 victory that wrapped up the series in five games.

San Antonio erased an early 16-point deficit and routed Miami for the fourth time in the series, denying the Heat’s quest for a third straight cham-pionship. A year after the Spurs suffered their only loss in six finals appear-ances — a heartbreaking seven-game defeat — they turned the rematch into no match at all.

Finals MVP Kawhi Leonard had 22 points and 10 rebounds for the Spurs, who added this title to the ones they won in 1999, 2003, ‘05 and ‘07. They nearly had another last year, but couldn’t hold off the Heat.Kaymer holds on

PINEHURST, N.C. — The U.S. Open tro-phy Martin Kaymer won Sunday was all he needed to prove he was anything but a one-hit wonder in the majors, and that the two years he spent trying to build a complete game were worth all the doubt that followed him.

Kaymer set the 36-hole scoring record by opening with a pair of 65s. He nev-er let anyone closer than four shots over the final 48 holes. Equipped with a five-shot lead, he was the only player from the last eight groups to break par.

Kaymer returned to the elite in golf by turning the toughest test in golf into a runaway at Pinehurst No. 2, becoming only the seventh player to go wire-to-wire in the 114 years of the U.S. Open. Only three players finished the cham-pionship under par.First victory

BROOKLYN, Mich. — In the final seconds of his first victory at Michigan International Speedway, Jimmie John-son could finally relax a bit.

Johnson and his No. 48 Chevrolet made it through the last few laps with a comfortable lead, and the six-time series cham-pion won Sunday for the first time in 25 NASCAR Sprint Cup starts at MIS. Johnson outlasted pole winner Kevin Harvick by 1.214 seconds for his third victory in four races. He also won at Charlotte and Dover.

It was the fifth victory in a row for Chevy and Hen-drick Motorsports. Jeff Gordon and Dale Earn-hardt Jr. also have won during the streak that doesn’t count Jamie Mc-Murray’s win for Chevy and Chip Ganassi in the Sprint All-Star race last month.

Panthers finish 2-2 at John Stephens ClassicBy SCOTT VICKERCNA sports editor • [email protected]

The Creston softball team polished off the 2014 edition of the home John Stephens Softball Classic here Saturday with an 11-1 win over Treynor, pulling the Panthers to an even 2-2 for the weekend.

Creston split its games on both days of the two-day tournament, beating Gris-wold and losing to Ankeny on Friday, before losing to Bon-durant-Farrar and topping Treynor on Saturday.

The Panthers now stand 8-6 for the season with a confer-ence mark of 5-3, as they head into a busy week of Hawkeye 10 games.Power surge

The final game of the John Stephens Softball Classic was a game to remember for Cres-ton sophomore Jami Sickels.

Sickels won Player of the G a m e h o n o r s by going 2-for-2 at the plate with a double, a three-run home run to left field and five to-tal runs batted in.

In Creston’s four games over the weekend, Sickels fin-ished 6-11 with six runs scored

and five RBI.“A big ballgame from Jami

down there,” Creston head coach Mike McCabe said. “She’s hitting the heck out of

the ball, having a great sopho-more year for us. We were kind of kidding, I told her ‘Don’t get too excited, it was a 50 mile per hour wind!’ It was

a good way to end the night.”It punctuated a solid game

overall for the Panthers.Junior pitcher Haylee La-

Masters allowed just two hits

to the Cardinals while walk-ing three and striking out none.

Natalie Mostek, Shelby Palser and Alyssa Higgins all drove in one run in the win.Tough competition

The Panthers lost a pair of 6-2 games to strong teams from Ankeny and Bondu-rant-Farrar, which is ranked second in Class 3A.

Still, McCabe was proud of the way his team battled in those losses.

“Against Ankeny, I was pleased with the way we com-peted and played,” he said. “I think we had six hits, but also had five errors. A little disap-pointed in a couple of things we didn’t handle and react to. That’s why you play teams like that, so that you get in those situations.”

LaMasters walked one with no strikeouts in the Ankeny loss, giving up seven hits. Hig-gins drove in both runs for Creston, earning Player of the Game honors.

“All in all, I thought Hay-lee threw well against a good-hitting ballclub,” McCabe said. “Hopefully you get bet-ter by playing those types of people.”

Panthers jump back in H-10 raceDefense shines in 6-1 win over Atlantic

By LARRY PETERSONCNA sports writer • [email protected]

Freshman Chase Shiltz produced Creston’s third straight complete game on

the mound and a sharp de-fense played behind him in a 6-1 victory over Atlan-tic Friday night at Panther Field.

Following the complete games of Cole Crawford and

Brandon Phipps in a double-header split at Carroll Kue-mper Thursday, Shiltz held the 8-1 Trojans in check in an efficient 82-pitch outing. Atlantic managed one run on five hits. Shiltz struck out

six, walked just one and hit two batters.

He and freshman catcher Kadon Hulett kept a swift tempo going, which coach Steve Birchard said helped the defense stay on its toes.

“We talked about that after the game,” Birchard said. “Some of our other guys need to take note of the rhythm that Chase gets in. Kadon gets the ball right back to him, and he’s back up there and throwing. He controls the tempo, and he’s around the zone. The guys were on their toes and played great defense.”

Three plays in particular quelled any potential rallies by the Trojans, who came in with wins over Harlan and Glenwood, sitting in second place in the confer-ence at 6-1 behind Denison-Schleswig.

After a leadoff single in the Trojan third inning, Atlantic first baseman Seth Nelson sent a towering shot to left field that looked to have enough distance for a two-run homer, which would have made up most of a 3-0 deficit.

Instead, left fielder Gar-ret Taylor quickly retreated, jumped to reach high for the catch as he fell into the left field fence.

“I knew it was deep, the

wind was blowing back, so I just found the fence,” Tay-lor said. “I saw the ball was c o m i n g and kind of gave it a leap. I came d o w n and hit the fence. I think it (the ball) was going to clear the fence.”

The Trojans managed one run that inning as catcher Brenden Holmes got hit by a pitch with the bases load-ed. The damage was mini-mized by the catch.Double play

Creston was leading 6-1 in the top of the fifth when Travis Petersen drew a walk and eighth-grader Gratt Reed came in as a pinch runner. Leadoff batter Zack Nelson then lofted a flyball to Trevor Luther in right field.

Reed was unable to scramble back to first base before Luther made the catch and threw a strike to first baseman Nathan Haley for a double play.

“Luther has an unreal

Steady progress. With more to come. That was the message at the

Creston boys soccer banquet Saturday afternoon in the Creston High School com-mons.

The 2014 Panthers were 12-5 overall, and their third-place finish in the Hawkeye 10 Conference was the team’s best since a three-way tie for second in 2010.

In three seasons under coach Jesus Rodriguez, the Panthers have followed a 0-13 preceding season with cam-paigns of 3-11, 9-7 and now 12-5. The Panthers lose four seniors, but six junior letter-men will return as senior lead-

ers in 2015.“I really enjoyed the sea-

son,” Rodriguez said. “Next year the tables will turn a little bit, I believe, because now we’re going to be the team with seniors. It will be a great season. I know it.”

The Panthers lost 2-1 in the substate semifinals to a senior-dominated Glenwood team that captured the Hawk-eye 10 championship. Creston was ranked No. 15 in Class 2A at the end of the season. Glenwood, a state qualifier, was ranked No. 5.

The Panthers had their first all-stater under Rodriguez and the program’s first since Kevin Irr in 2010 when Con-ner Pals was named to the

champion Bondurant-Farrar.Josie Sickels drove in both

runs for the Panthers, fin-ishing 2-4 for the game and winning Player of the Game honors.

LaMasters took the loss in the circle, pitching four in-nings and giving up four runs on seven hits with two walks and one strikeout. Taylor Briley pitched two innings of relief, allowing two runs on three hits.

“I thought we battled pret-ty good against a good team,” McCabe said. “Right now, our problem is we give teams too many outs. Too many outs and too many free bas-es, whether it’s on balls that get by us behind the plate or walks. We give up too many free bases. We’ve got to clean that up and that would make a big difference for us, espe-

cially against good teams.”Opener

The Panthers opened their home tournament Friday morning against Griswold, and came out sluggish after a long roadtrip the night before.

Griswold took a 1-0 lead in the bottom of the first inning, and after the Panthers knot-ted the score, made it 2-1 in the bottom of the fifth inning.

“I worried a little bit com-ing off, we get back late last night playing a doublehead-er,” McCabe said. “I thought we were a little flat. Learned a good lesson. It just shows you you’re only as good as your next game.”

But, Natalie Mostek kick-started Panther rallies in the top of the sixth and seventh innings.

Mostek led off both innings with a single. Creston scored five runs in the top of the sixth to take a 6-2 lead and added three more in the top of the seventh to go ahead 9-2. Gris-

wold added two more in the bottom of the seventh inning.

Higgins and Briley each drove in one run in the sixth in-ning, while Alli Thom-sen plated two in the s e v e n t h . LaMasters also had an RBI in the game.

Mostek earned Player of the Game honors for starting the rallies. LaMasters struck out five and walked two, giv-ing up eight hits in the win.

“We couldn’t get anything going for a good portion of the game,” McCabe said. “But give the kids credit, they stuck with it and got that big sixth inning there. Found a way to get it done.”

The Panthers now start a week that includes four con-ference games and a trip to Oskaloosa for tournament

play on the weekend.Creston hosts Red Oak

arm,” said an appreciative Shiltz, who got out of the in-ning unscathed.

“Before I caught the ball, I could see that the kid was kind of hanging out by sec-ond base,” Luther said. “I went to my right and back a little to get it, and tried to get behind the ball so I could get a couple of steps (moving forward) to throw it in. I heard their coach yell ‘back, back, back!’ and Nate was there with his hands up ready to go.”

Moments later, Haley ranged far to his left to catch a foul popup along the fence and retire the Trojans.

Atlantic put two runners on in the sixth, but Hulett

threw out a steal attempt at third and shortstop Con-ner Pals ended the threat by catching a liner.

Shiltz hit a batter in the seventh, but gained two of his three outs on strikeouts as he looked as strong as early in the game.

“Chase is a smart pitcher and he was getting ahead of guys tonight,” Birchard said.

“I just tried getting ahead as much as I could, getting that first strike,” Shiltz said, “then I could start throwing my curveball and changeup more. The defense played really well tonight.”

Creston finished a 3-1 week in Hawkeye 10 play, starting with a 6-1 victory at Shenandoah before the split at Kuemper and win over Atlantic. That leaves the Panthers 4-3 in the league and 5-5 overall heading into an important week, while the Trojans fell to 6-2 and 9-3 after splitting a pair of games Saturday in their own

tournament.Current standings —

Denison-Schleswig 5-0 (8-1 overall), St. Albert Catholic 6-1 (8-1), Atlantic 6-2 (9-3), Harlan 5-2 (6-3), Creston 4-3 (5-5), Glenwood 4-4 (6-6), Lewis Central 3-3 (7-5), Kuemper Catholic 4-6 (6-10), Shenandoah 2-7 (4-9), Clarinda 1-7 (1-8) and Red Oak 0-5 (1-6).

The Panthers host Red Oak and Glenwood Mon-day and Tuesday before a key doubleheader Thursday at Denison.

Tuesday’s game is the team’s annual “Battle Against Cancer” leading up to Friday’s Relay for Life at the Panther Field track. Players will wear camou-flage uniforms and Relay for Life honorary cancer survivor Emily Clayton will throw out the first pitch. Re-lay for Life luminaries will be sold at the game.Junior varsity

Cody Crawford hit a walk-

off double to score Brenden McDowell with the winning run in the bottom of the fifth inning for an 8-7 Creston JV victory.

McDowell was on base three times with hits, in-cluding a double, and drove in two runs. Crawford and Brody Frain each doubled with an RBI. Will Gordon also had an RBI for Creston (4-2).

Starting pitcher Trey Ben-son had four strikeouts in 2 1/3 innings, but was ham-pered by five walks and was relieved by Jaden Driskell after yielding five runs total, two earned.

Driskell picked up the win with two runs allowed in 2 2/3 innings with four strike-outs and only one walk.

“We had some good time-ly hitting and other than the walks, our pitching was pretty solid,” said Creston JV coach Ben Landers.

second all-state team in 2A. Pals set a school sin-gle-season scoring record with 25 goals, and is the ca-reer leader already with 47 goals.

“It boils down to what other coaches see as well, and I congratulate Conner Pals for earning that respect and making second team all-state,” Rodriguez said.

The Panthers lose three senior starters in Trevor Frain, Gavin Leith and Levi Eblen, a midfielder who plans to continue playing at Simpson College. Other seniors on the postseason roster were Caleb Cramer and Zack Peppmeier.

Eblen got the Coach’s Award for his leader-ship and a c t i o n s as a role model for y o u n g e r p l a y e r s . He also had the “Goal of

the Year” for his Olympic goal — scoring directly off a corner kick — against Lewis Central.

“Levi was our engine in the midfield,” Rodriguez said. “He was a great leader for us, on the field and in our discussions at halftime. He kept the group very united, always being a mo-tivator.”

Peppmeier received the “Iron Man” award for his dedication despite not hav-ing a regular varsity posi-tion.

“He was in practice every single day, giving all he’s got,” Rodriguez said. “He knew his role on the team and never complained. No matter what, he was going to challenge players in prac-tice and give his best when he got an opportunity.”

“Newcomer of the Year” was freshman midfielder Ben Irr, who had eight goals, seven assists and 34 shots on goal, which was second only to Pals on the team. Irr was instrumental in Creston’s improved pos-session game this season.

“Ben was a big part of our success this year,” Ro-driguez said.

“Even though we came up short both games, we had several positives,” Cres-ton coach Rich Gander said. “We were able to put the ball in p;lay and score runs. Cayla Maitlen had a nice first game at shortstop.”

A return doubleheader matchup with Kuemper Catholic is next for the Pan-thers at home Friday starting at 11 a.m.
